If one of your new resolutions involves investing more but don't where.

First, Invest in yourself
learn skills that will either help you towards promotions or a side-hustle
When you have the extra cash flow it is easier to invest in other assets that will help you earn passive income in the future
Second, Real estate is a safe bet, always…why?
Because home values will go up, even if the market is going down.
You can also use your real estate properties as leverage to buy more investment properties
Next, Stocks!
Now, this a long-term investment play - at least 5-10 years so you can mitigate the fluctuating nature of stocks.
Or better yet, stocks with dividend payments then hold it long term.

there is a time when the real estate price drop like a rock. the best thing about real estate is you can use the cash flow from it to invest in another thing like stock or just buying gold.
@@intelligent_77 the easiest one you can do is just to buy stock, the safest way is just to follow warren buffet advice to invest consistently with the same amount of money every month (dca strategy) and hold it for 5 to 10 years or more in s&p500 index fund like VOO or SPY. The riskier choice is just to buy apple stock since warren buffet like them a lot and hold it for long term.

I read all of Robert Kiosaki's books back to back when I was in my early 20's. Now I'm 40 and still can't figure out how to get into real estate with what little money I have. How do I get started?
What if you partnered up with someone? or do you have some equity in a primary residence you could tap into?

I have to do something smart with this, or I'll regret it for the rest of my life. I have no assets to speak of, bad credit and I don't know where to go from here. It's looking pretty grim.

I’ve put over 3-35k in stocks from 2016 to now so it’s been 7 years and barely maybe broke even with inflation, but yeah for it long long term
Thanks for the comment. Sounds like risky stocks that failed or you didn’t leave it in. Your money should have at least doubled during that time.
If you invested $100 in the S&P 500 at the beginning of 2016, you would have $264 by the end of 2023, assuming you reinvested all dividends.
That return would be 164.41% or 13.85% annualized. Adjusted for inflation, it would be 106.18% or 10.13% per year.

Hey! Yeah so I was 16 then so only had put 4k in then. I had about 30k into it by 2020, 3 deprecate mid risk mutual funds that were historically at about 9-10 return so yeah there’s a lot going on but I’m at about 48k atm. Looking forward to getting into rental properties now idk man the whole thing just bummed me out. Inflation never helped lol

1- Real Estate currently a good investment opportunity? 😂😂😂😂 have you seen where rates are at right now? Locking yourself into that rn for a few years would be financial suicide.
2- Stocks multi-decade holds, I wouldn’t be so precise, not all sectors are good long term holds, but it’s true that there are plenty which would be good for the long term and maybe even in perpetuity, I think it’s important to highlight that.
1. I go LIVE and discuss rates every week. So, yes I know exactly where rates are and discuss each week what the MBS and bond markets are doing, and what economic reports are coming out, as well as the most recent Fed comments. Wonder why so many ppl are still winning in this market? (check out Warren Buffet, Bill Gates, Dave Ramsey, Grant Cardone, Jay Z, Magic Johnson, Trump, the Clintons, Obamas, basically all wealthy people, and you will find their real estate portfolio is vast, and that they are buying NOW).
2. Stocks do not provide near the benefits of real estate. Over 90% of millionaires got there through real estate. For example: if you want to own $500,000 of your favorite stock or fund, you need $500,000. However, if you want to own $500,000 of real estate, you can do so with as little as 3% down, $15,000, but you get to keep the entire appreciation even though the bank is putting up 97% of the risk.
Wealthy people and wealth funds invest are investing in real estate every day because you get these four benefits:
1. massive tax deductions through accelerated depreciation done through cost segregation.
2. principal pay down on the debt by the tenant.
3. cash flow
4. appreciation
With stocks, you only get number three and four, which is why the vast majority of wealthy people, both millionaires, like myself, and billionaires, on much more real estate in their portfolio then they do stocks.
Housing has record of 74-7-1 since 1941.
If you think real estate investors and smart savvy home buyers are not winning in this market, I would invite you reconsider who you are following and from where you are getting your financial advice and direction.
First time buyers, specifically are winning in many markets by getting a home for less than could a year ago, with the seller paying for a 2/1 interest rate buydown into the mid 5% range, all while looking at the data that prices are going back up because there is too little inventory which is making demand far outweigh the available supply, which will make their investment a sound one for years to come.

My argument would be that to learn skills for the most part you don’t need to pay for that you can study on TH-cam.
Totally agree. It doesn't have to be either/or, it's both.
For real estate, is it difficult to get into or is it just making sure you pay your bills on time and having an emergency fund.
That is a question though I’m just wondering. Next summer I want to get into real estate.
@@daveclaude1412 I think it’s as easy as it’s ever been to get started. Start with a primary residence with a low down payment, live in it for one year, then convert it to a rental by moving into the next primary residence, also with a low down payment.

If you invest 200 a month in a fund like sp500 from when you are 16 to 70 it will on average be 3.2 to 4.2 million, that's with 7-10% growth/year

Great question. I would look into wholesaling. I would go to groups and meet ups with investors. Also look online. You need a mentor, copy what they do.
