    maa friend OTP scheme lo Jun-2021 lo kokapet lo 4300/sq.ft ki teesukunnaadu, no approvals at that time, whole land is full of plants and rocks, he did not even got UDS registration, today project construction is in full swing with all approvals, about to handover in Q2-2024 & Q3-2024. most importantly, sq.ft cost is now ~8000/sq.ft

    Same thing is happened with CNN Dhana Mall at Bowenpally.
    How to handle such Developers is very important.
    On UDS of land huge collection is made by CNN Ventures and simply enjoying minimum bank interest on approx Rs 200 Crs.

      Soft launches are practically launches at buddding stages post permissions, these can be trusted .

      Thank you , but understand why is he giving collateral if he is confident of competing the project , usually the collateral is also old/ outdated and unsold inventory.

    Sir can you confirm, i am getting one villa project with good price deal on pre launch offer, they shared sale deed copy and remaining approval etc are still pending.
    Offer is only valid for 50-50 or 100 percentage payment... For 100 percentage they are ready to give 2 villa plot registry but for 50 percentage payment they will just give cheque... Can we trust , what else we should ask and check? I know telagu little bit but its very informative video.. Thanks for sharing...

      OTP is also risky , but only if you are confident about builders profile.

      What is OTP? One time payment? I took up such an offer in May. The project is RERA approved and the marketing in charge is my friend. The builder is his cousin and has completed a gated apartment venture in the same neighborhood recently. I took a chance as plots are looking overpriced and hopeless in terms of appreciation potential as well as resale potential. The need for gated housing is steadily increasing and I hope to cash in on that. I plan to exit by May next year and will deploy the sale proceeds into the next project promoted by my friend.
