Practically listened to every episode, keep it going for 2025. One slight correction is land transfer tax in Ontario for a 1.5M house is 26k and in Toronto 52k. The province and Toronto need to do something with that if they want to see people moving otherwise it just makes sense to renovate with the money. Merry Christmas!
Sad story but if you are not paying your bills and know that you are heading in that direction, why wouldn't you take action right away to avoid foreclosure? I know someone who retired and cannot afford home and proactively seeing that they will be in trouble once their savings are gone in a year are selling their home now to make sure they are going to be ok. Things happen, think ahead if you can.
1:01:31 I don’t know the full extent of the Ontario rent control….but in Manitoba, buildings are exempt from rent control for a number of years after their initial occupancy. Currently, it is around 20 years from that date. The idea seems to be to encourage the building of new units by the end of the exemption period, knowing that they will become rent controlled by a certain date.
If we lived in your areas we’d definitely use either of you for an agent to sell or buy so kudos to you both for being informed and professional agents. I can see how you’d make lemonade out of lemons. Happy Holidays!

I don't understand why someone would live in a house, knowing they can't pay it, only to lose it in court. Why not sell it beforehand and eat the loss? I'm confused. Humans are attached to the most stupid objects. It's a home, move on.
Let’s hope all the investors who made incredibly bad decisions, stop bragging about their acquisitions so as to stop the fomo that such conversations create. As for the dumb investors themselves , may their credit ratings be suitably shredded - for a long period of time - so as to ensure they are not active in the RE market for a long…long time.

Because I’m fully diversified, my portfolio of investments is up 30% not only in 2024 but almost 25% in 2023…. and that’s without playing the cryptocurrency game …. I own investment real estate, but I certainly don’t put all my eggs in one basket and I certainly don’t over leverage …. Unlike many many of your clients and a lot of RE agents.. We will see the slow blowing up of many real estate investment schemes in 2025…. I sincerely hope that makes people more thoughtful ( not fomo) investors, investing in more productive assets to grow our economy.
@@rdefacendis slow and steady does perform quite well. Congrats. However, there are opportunities for younger people to scale a 100k or less portfolio quickly in the options market.
