  • Hey Guys, check out my new event space located in Atlanta, GA. The event space is located walking distance from the Battery, where the World Series champions, Atlanta Braves, play.
    It took me 8 months to find this gem and was completely unexpected, but in all was a blessing! Unlike last time where it took me 90 days to complete the buildout and construction, I completed the renovations in just 30 days.
    This event venue is called White Label Creative Space. A 3000 SQ FT event space that is truly an event planner's dream with a welcoming all-white interior and large open floor that is a blank canvas to create any event you have in mind. The event space features a large floor plan for multi-purpose gatherings.

    I am currently on the hunt for a venue. I found one in a shopping center. It is 7000 sq ft. Part of it is space for a venue and the other part is warehouse. The price tags scares me, I am going to continue to document my journey on TH-cam and if you watch and have any advice, please don't hesitate to give it. I need it!

      @@TunedinTony I haven't seen what the warehouse looks like, but the leasing agent sent me pictures of the venue space. I am guessing the venue is 2000 sq ft. I want to use the warehouse to store my rental items, but I need to figure out how to utilize the rest of the warehouse. I saw it had 2 loading docks. Do you have any suggestions?

      @@TheLifeofJenelle seems a bit large. Unless you can make sufficient and equitable use of the warehouse area… should be a good idea. Basically think of how you can monetize the extra 4000-5000 sq ft. Maybe to store your inventory of tables, chairs, etc. this could be another area of business…. Renting out these items to your and other event spaces

      @@bigntallvlogs3976 thank you. I passed on the space. There were a few red flags for me. One of the things I didn't like is that the leasing agent was storing his boat and trailer in the warehouse. He told me that if I rented the warehouse, I'd have to agree to let it stay. One other issue was that he was trying to take advantage of me by raising the price of the monthly lease. He told me over the phone that the warehouse including the office was $5500. When I got there he told me that he could just rent me the office. When I asked how much without the warehouse, he said $5100. When I looked on the floor of the office space, there were dead cockroaches everywhere. Smh. I am still on the hunt. I pray that I find the right space for me, and not have a shady landlord.

      My first space was $30K investment (1200 SQ ft)
      My second space was $40K investment (1500 SQ FT)
      This space was a little under $100K investment. (3000 SQ FT)

      Thanks for watching, I would say no it’s not hard but several factors matter. Mainly your location and does the space serve universal events.

    when sourcing locations what do you tell realtors the space is going to be used for ?

      Yes, if not it will bite you once you get going. Just make sure to specific it’s not a club and it’s for private functions.

    Hi Tony, I have a question.
    When finding a space, and initially speaking with the broker/owner, what exactly do you say the space is being used for.
    I've been made aware NOT to lead with event space, but should I not be afraid of being shut down if it's actual use doesn't match the intended use.
    When speaking with landlords, once you say events....it's an automatic No!
    Any advice, suggestions?

      The best option is to get your event space license for general recreation / assembly space and get your certificate of occupancy. After that you are good to be an official event space.

    I found a space that’s 5,000 sq it’s a full investment just like this one the landlord said it could cost up to 100k for the full buildout. I’m just having doubts/fear. Did you experience anything like this?

      Yes, most landlords , especially in major cities will not help with build out because they have the leverage. They will give you "free" rent up front usually according to the amount of years leased. Make sure your plan/strategy makes since for the investment amount.

    I got a spot 3000 square feet but how do u know if price is good they asked 5k a month is that good price for event space business

      Noise complaint, my first event space was in a mixed used space and we had apartments above us which was an issue.

    How do you determine how much to spend on reno of your venue?

      It’s really a creative process it just depends on looking at your competition understanding what value that you can offer to a customer that’s not offered by the competition and seeing how you could do that for the most feasible rate. The goal is never to spend more than you need ✊🏾
