      The only con I see is the higher property tax, which is offset with no sales tax. Olympia is absolutely stunningly beautiful, I hope to move there soon!

    I-5 is often a parking lot, the more so in summer.

      I don’t see that changing anytime soon. Seems like when one project finishes another starts. But all in all it has to be done to help alleviate the traffic at some point!!

    We used to have perfect summers. But the last several have been too hot and too smoky. I don't think that is going to improve seeing as it was a La Nina and still hot and smoky. I suspect this summer is going to be really bad.

    Does anyone else love the weather here? I guess I grew up here so it doesn’t bother me. Whenever I have been gone for 3 months or more I miss the forests and cloudy days more than anything else.

      I think the PNW has the best weather. All four seasons and none of them extreme. Also love the landscape the most. Beautiful in every season.

    I’ve dreamt of that weather my whole life. Any good resources on the area approximately a 1-2hr drive radius around Olympia? I would likely work in Olympia/telework, but would like to live more rurally.

    It's sad to see so many homes are bought by investors and become rental properties! I live out here in Lacey next to Salish middle school. Love the Area for sure!

      It is sad. It’s actually more so Many hedge funds, and companies with big budgets, have been buying up homes as well. Oftentimes, the hedge fund can pay all cash to the sellers and quickly turn the property into a rental, leaving families out of luck. The new goal is to own all the real estate and make everyone a renter!

    The city council is WOKE and the city has gone down hill in the decades I’ve lived here. It used to be charming and lawful. Homelessness is high. Rents are off the charts.

    I'm moving to olympia for a gov job and am having a heck of a time finding a reasonably priced apartment. I am making a fairly good income, but I also have terrible credit thanks to covid and college. Half of the apartments rejected me because my credit is low, but the other half rejected me because my income is too high(which is really strange to me)?!

      I’d recommend looking into a credit repair specialist and contesting items on your credit report. There are a lot of TH-cam videos on it. You will likely be able to get a lot of it removed from your report.

    You said theres a lack of housing, but there are still new home construction all over olympia, why dont more home builders come, and build faster? Theres still alot of buildable land in olympia area.

      It’s true there are homes being built all over Olympia, but unfortunately there isn’t enough new housing supply to keep up with demand. In the last 30 years we’ve only built an average of 8-900 homes per year, but to have kept up with demand we would need to have built around 1600 homes a year to match demand over the last decade. Last year alone we only built around 383 homes in Thurston County. Essentially we’d need to drop around 1000 homes on the market today to make a balanced market. As far as builders coming… seems several factors and most obvious is the cost of materials and the cost to borrow money. But also, the other problem is the new homes needed most are “affordable” homes and builders are focusing more on higher end, because hose are the buyers that have more ability to buy right now.

      Was it 55+ community? Usually it is at that price. Then lot rent is usually an extra fee.

    This ain’t a sellers market. Not at 7.5% interest rates. I’ve been seeing houses on the market for MONTHS

      I understand where you’re coming from with that. But interest rates have mainly affected buyers purchasing power not home prices and also created even more of a shortage.

      @@BrandonStephens-PremierHomesNW I don’t think you understand economics. Housing prices are driven by wages and affordability. If people can’t afford the price or the interest rate or a combo of both, the property won’t sell. This creates a surplus or it forces sellers to chop prices. You don’t deal with investors that buy to get into the rental market I can tell. They have to buy low enough to make rent affordable and cut a profit.

      @@ryandixon1102 I can see you have some economic basics down. I can assure you at the heart of our market is supply and demand and no matter how you paint a picture of interest rates we have a supply issue which is at the heart of a sellers market.
