Best advice i heard from this vlog: “Huwag nyong tipirin ang professionals” That’s true, huwag nating sabihing drawing or design lang yan. Every execution on site are depending on the designs, if mediocre ang designs mo, expect na mediocre or less ang execution sa site nyan. Para naman sa mga professionals, if hindi kayo masatisfy sa ibabayad sa inyo ng clients huwag nyo nalang tanggapin ung project kesa mediocre lang ang ibibigay nyong effort. Tandaan nyo, mandated tayong mga designer to give our best sa lahat ng projects natin dahil 15yrs ang guarantee natin sa mga design and supervisory natin sa mga projects na yan. And learn how to coordinate, compromise and be transparent sa owners, suppliers, contractors and other professionals for smooth process in building the project.
Being an architect myself, It's so nice to watch a content channel being fair and unified to both the architects, engineers and other allied professionals. We should be really helping each other for the client and our projects. Kudos to the awesome videos btw. Thank you and God bless!

I totally agree with you Sir Slater, also a tip for everyone, is that there’s no harm in asking everything to your suppliers, even if you don’t buy from them atleast you got to compare them with others. Yung iba kasi once na makakita ng isang supplier, they settle na and don’t look for other kasi nahihiya sila sa natanungan na nilang supplier. the pakyawan tho i relate HAHAHAA, when we renovate yung alululod, then it's rainy season na, lmao ayun nag tulo tulo sa kusina ang sa sides, and our problem then kase my dad decided to cheap materials kaya the performance is weak, so learn a lesson from us, na dapat mag hire kayo ng professionals and makakapagtiwalaan, ang nakakatawa lang hindi na dumadaan dito yung gumawa dati palaging dumadaan kase kilala sya dito, as an child of my dad naiinis ako sakanila kase mahal pa ang binayad ng parents ko and yung mga pagkain then ang tagal matapos like 1 week pero i said na baka di nila minamadali para maayos well it turns out mas naging malala lang yung sira HAHAHAAH, we have both faults naman so yea i just want to share thank sir slater for advices!!!

The last tip was hit me. Our house was full of break walls, damage kitchen and also the bathroom. We can't contact the people who were involved with our house because didn't find or choose some professionals. It was a lesson learned for me, that's why i want to build a house someday that has a great function. Thank you for this.

Skypod is definitely my favorite celebrity home. Every house element has a purpose or two. Especially the pool, not only for leisure but for aesthetics as well. I wonder if the Skypod has solar panels as well. A contemporary-minimalist house is perfect for solar panels. I only know about the garden lamps which they bought from Amazon.

Construct now pay later, is okay - materials a bit cheaper.. but what is the catch? Higher Higher interest? higher PF ? or higher rate per sq.m.? Go go go if you think the contract is favorable to you, take advantage of the construct now pay later.. do the computation, even you have the money or job to pay for it..ask how much, if you will not avail the contract now pay later. Then compute. Would like to share this example Credit card promo is buy now pay later & for 6mos zero interest, but it you will ask the sales man how much if i pay it straight or cash ? To my surprise you will only pay 20k instead of 24k if its straight. compare to zero interest buy now pay later promo..different of 4k - decided NOT to avail the promo .. Thus you need to ask ask ask & see if there is a catch..MARKETING STRATEGY 😊 Goodluck
For me 50-50. If may budget ka naman let us say, 1.5m to 2m (depende sa lot area mo), kaya nang mapagawa ang bahay mo. And tsaka mo nlng sya pagandahin onti onti on the long run. By that, debt0free ka pa and control mo yung paglabas ng pera mo. On the other hand, If less than that talaga ang money mo, it will be partly advantage for you to apply for "construct now pay later." However, always look on the details na pinoprovide nila like how much yung interest, yung materials na gagamitin sa bahay, etc . Also also also, Wag kang magpadala sa exterior look na mukang maganda. Dyan madalas nadadale eh. Baka isang lindol lang ng magnitude 6.0, giba agad yan. Give more attention sa quality ng materials na ginagamit nila, dyan ka kasi nila titipirin kaya minsan ang baba ng interes rate nila.
Jhonalyn “construct now pay later” in my opinion is ok if you have the job to pay for your project in the long run. I would pay 50% building a 3unit townhouse.....for rent. Not all debt is bad specially if you’re dealing with a property. I bought a house $375.000 now its more than a million..... I live in Canada though not Philippines. Make your project become your inspiration and if you have a steady job go for it!!!!

Very helpful tip Engr! Recently, I had our bathroom renovated, and somebody referred somebody who can make our bathroom daw which I later found out na di naman skilled sa paggawa ng bathroom, and sadly we didn’t put our agreement in writing. And I ended up having all his works redone by another contractor (legit contractor this time). It’s embarrassing for me as I am working in the construction industry (though im an electrical engr), that I relied on hearsay without checking his previous works and that’s my mistake. Instead of saving, i spent way more than the budget I set for this mini project.
Hi sir slater, agree po ako sa sinabi nyo pagdating sa pagkuha ng mga professional contractors, ung para Hindi maloko at hindi po mag suffer ang project (including budget, workmanship and design) tama din po i-check ng maigi ang quotation. May mga contractors po kc n bigla na lang lumalabas ang presyo at hindi malaman kung paanong estimate ang gnawa. Mainam po Kung detailed estimate ang isubmit ni contractor at nakalagay kung ano ang inclusions at exclusion sa contract. Transparency ang importante. Samahan po ang need I-build Hindi po yung mag-aaway sa dulo. Contractor din po pala ako ng swimming pool.. Kaya nagulat po ako sa na encounter nyo. Be safe sir and regards kay madam.

What's your opinion for "Construct Now, Pay Later"? Is that a wise decision for someone doesn't have a budget to construct the house right away?
No. As much as possible be debt-free.
Construct now pay later, is okay - materials a bit cheaper.. but what is the catch? Higher
Higher interest? higher PF ? or higher rate per sq.m.?
Go go go if you think the contract is favorable to you, take advantage of the construct now pay later.. do the computation, even you have the money or job to pay for it..ask how much, if you will not avail the contract now pay later. Then compute.
Would like to share this example Credit card promo is buy now pay later & for 6mos zero interest, but it you will ask the sales man how much if i pay it straight or cash ? To my surprise you will only pay 20k instead of 24k if its straight. compare to zero interest buy now pay later promo..different of 4k - decided NOT to avail the promo ..
Thus you need to ask ask ask & see if there is a catch..MARKETING STRATEGY 😊

For me 50-50. If may budget ka naman let us say, 1.5m to 2m (depende sa lot area mo), kaya nang mapagawa ang bahay mo. And tsaka mo nlng sya pagandahin onti onti on the long run. By that, debt0free ka pa and control mo yung paglabas ng pera mo. On the other hand, If less than that talaga ang money mo, it will be partly advantage for you to apply for "construct now pay later." However, always look on the details na pinoprovide nila like how much yung interest, yung materials na gagamitin sa bahay, etc . Also also also, Wag kang magpadala sa exterior look na mukang maganda. Dyan madalas nadadale eh. Baka isang lindol lang ng magnitude 6.0, giba agad yan. Give more attention sa quality ng materials na ginagamit nila, dyan ka kasi nila titipirin kaya minsan ang baba ng interes rate nila.
Jhonalyn “construct now pay later” in my opinion is ok if you have the job to pay for your project in the long run. I would pay 50% building a 3unit townhouse.....for rent. Not all debt is bad specially if you’re dealing with a property. I bought a house $375.000 now its more than a million..... I live in Canada though not Philippines. Make your project become your inspiration and if you have a steady job go for it!!!!
Time is money.. “Pay Later” is the same with % interest when borrowing money from the bank.

Very helpful tip Engr! Recently, I had our bathroom renovated, and somebody referred somebody who can make our bathroom daw which I later found out na di naman skilled sa paggawa ng bathroom, and sadly we didn’t put our agreement in writing. And I ended up having all his works redone by another contractor (legit contractor this time). It’s embarrassing for me as I am working in the construction industry (though im an electrical engr), that I relied on hearsay without checking his previous works and that’s my mistake. Instead of saving, i spent way more than the budget I set for this mini project.
What are red flags to look out for hiring people who are doing renovations.

Hi sir slater, agree po ako sa sinabi nyo pagdating sa pagkuha ng mga professional contractors, ung para Hindi maloko at hindi po mag suffer ang project (including budget, workmanship and design) tama din po i-check ng maigi ang quotation. May mga contractors po kc n bigla na lang lumalabas ang presyo at hindi malaman kung paanong estimate ang gnawa. Mainam po Kung detailed estimate ang isubmit ni contractor at nakalagay kung ano ang inclusions at exclusion sa contract. Transparency ang importante. Samahan po ang need I-build Hindi po yung mag-aaway sa dulo.
Contractor din po pala ako ng swimming pool.. Kaya nagulat po ako sa na encounter nyo.
