The second biggest issue is there is no NFL, MLB, or NHL. Single use is a revenue killer. As a potential developer why am I sinking billions into that situation? Why am I going to tolerate the inept political climate? Why put a gem in the middle of what could be considered a third world situation where the wrong element really runs the area? That is an awfully big risk.

There are alot of minor league and other major teams in the area that could play there, slam in a big underground garage and a half dozen high rises, you got a helluva place!
The A's should lose their ownership portion in court due to not actually using the site as a backup plan or a source or revenue that was supposed to fund development at Howard Terminal. The major oversight (*understatement) that could've saved the team was not including a non-relocation stipulation in the sale.

If I bought the land, I'd tear down the stadium completely and build a shopping/housing complex. I'd also redo the arena but making it smaller and more intimate. Heck, maybe even incorporating a rotating stage a la the Circle Star Theater.
I'm shocked other sporting organizations like Nascar didn't pursue the stadium to have a short track race in California. At this point there's 1 nascar race in California and nascar missed the chance. that site is probably going to be used for nothing and the stadium probably be torn down and sold off for more money once the new owners find out no one wants to go there. Oakland not a priced location like San Francisco and Los Angles are.

Unfortunately, I think the major sports leagues are history in Oakland. I don't think anyone is willing to work with the city and county again. There are far too many hoops to jump through and require too hard of work to even try to get anything off the ground.
I think there's also, sadly, a potential very little ROI. That's what the leagues ultimately want. Places like Orlando, Austin/San Antonio, Portland, and San Diego have safe areas and pristine locations to work with, even if they might have issues (like Oakland) downtown with homelessness and crime (like Portland and San Diego). San Francisco is right there, along with the rest of Silicon Valley, so if a league wants to have presence in the bay, they'll go to the west part of it. And, of course central Texas with Austin, San Diego, and Portland are tech hubs. Orlando and San Diego have beautiful weather. Portland has got Nike near by, and while politics is still difficult in some of these areas, several up and coming politicians are game in basically all of them (haven't heard about anyone in Portland, but wouldn't be surprised if they jumped at the chance).

I think that new property the 'African American' sports group will purchase will just be a gated community. They have access to BART and from there even direct access to the Oakland airport by tram. And then right next to the freeway off to San Francisco. Could be valuable property if they fortify it from the rest of crap hole Oakland.
