    PART 1 Holiday accommodation fire report/Electrical breakdown
    At the start of the video, we talk about "A guide to making your small paying-guest-accommodation safe from fire". (please note these are regulations for England). Guidance is updated regularly, so you need to keep an eye out for the most current editions.
    We have attached a downloadable link above.
    This is a great guide on the standard of fire safety required in your property and you can use this as preparation before your fire inspectors visit.
    We then concentrate on the fire risk assessment we received for this particular job.
    This is a long document and we are not covering all of it. We are mainly covering the electrical part which is relevant to the work we need to do plus a few other bits.
    We mentions some things that our customer requires e.g.-
    Fire blankets
    Fire extinguishers
    Emergency lighting
    Smoke/heat/CO detection
    Maintenance documents
    EICRs (Electrical installation condition reports)
    Our main focus on this job is -
    EICR
    Smoke/heat/CO detection (fire alarm system)
    Emergency lighting
    EICR -
    The fire inspector noted the electrical condition report is upto date (confirmed by our customer). When we asked our customer for his test certificates, he didn't have them.
    It's very important that you have the EICR documents because if one of your Holliday customers receives an injury due to your electrical installation e.g burns from fire, electrocution, etc and is suing you for their injuries/fatality, your insurances may be void if you cannot produce all relevant documents.
    Emergency lighting -
    In this case, this is an easy one.
    The inspector only requires our customer to have rechargeable torches around the house for an emergency situation.
    You can buy these cheap online and require no professional installation.
    The only thing you will have to do is create a logbook with regular maintenance checks and tests.
    If you cannot provide this proof of maintenance when required, your insurances may be void.
    Smoke/heat/CO detection (fire alarm system) -
    This is the most substantial alteration that is required and potentially will be in most properties.
    You have a few installation options -
    Mains powered, mains link with battery back up
    Mains powered, RF link with battery back up
    Battery powered RF link
    All these come with self test and manual test options.
    Installing new cables throughout your building and self testing detectors is definitely the most expensive option but the best option which I would recommend. This requires no testing of the detectors, as they do it for you and record all the data on the app. (other checks/maintenance still has to be done)
    If you cant afford the above, battery RF detectors and manual testing is the cheapest option.
    This requires no specialist installation and you will have to keep a logbook of all your maintenance/checks which includes -
    Operating each detector manually, weekly or monthly
    Cleaning the detectors weekly or monthly
    Checking for tampering or damage weekly or monthly
    Checking the status lights on each detector, indicating a faulty device. weekly or monthly
    As mentioned in the video, this is only classed as a temporary option for 2-3 years, then you will have to pay for the full system to be installed anyway. (This is why I would just go with the best installation in the first place).
    Again, there is a fatality/injury to a customer staying in your property due to fire or carbon monoxide and the relevant maintenance documents cannot be provided, your insurances may be void.
