PCS flat out told me that they do NOT issue lines of credit. They merely help you become creditworthy to obtain it on your own. Big surprise to me.

Nobody ever said that they issued credit lines. You misunderstood.
I got nothing out of PCS. A year later I have one business card with 3k credit (0% interest for 9 months). Thats it. I have excellent personal credit but still no success getting approved from the list of banks PCS will give you. BTW, you can find that list anywhere. Don’t need PCS. So after a year, they said they are done working with me. I asked them what I really got out of it for the 2k I paid. They said they gave me what they promised - help with DUNS number and list of banks. Thats it. They are not responsible for anything else. Last year while pitching PCS (Pace made a ton from the affiliation) we were told that after working with PCS, we will end up with 10s of 1000s of $ in credit line with 0% interest rate that we can start using for this gator thing. None of it is true. I really wish Pace would take a break from these titles, gimmicks, making ton of money with affiliations and be honest. Lot of his students have daddy issues. They want to impress him and want his approval so they will do anything to elevate all this. Don’t waste your money. You can do everything PCS claimed to offer all on your own.
just getting into this subto stuff, what is PCS? Is this course or something pace is selling?

@@rp-wb6xn Pace Morby will start advertising several adjunct real estate related services/software/apps etc. and he will advertise them like crazy to his students and many of them will get all excited and buy these programs. Pace will end up making a lot of money in affiliation money. You will end up with several services, crap software etc etc that you might or might not use, are or are not good. So essentially you will get sucked into a lot of nonsense, wasting more money.

2: Will we get the mortgage on our name? If yes, then are we essentially paying two interests 8% to PML and then to the bank,correct?

Why would the buyer (pace) in this transaction not just get the EMD directly from the Private Money Lender? instead of using the gators? Is the gator EMD funding or turn around far quicker than getting the 40k+ from the PML?
You need EMD in order to get the property under contract in the first place. PML will only lend on property if you have it under contract otherwise they have no recourse if you take their money and walk away

Don’t show them this video, show them one of the other videos that Pace has that actually breaks down Subto in detail and explains how it works and why it’s legal. The part that scares most people about Subto and why several say Subto is illegal is because of the Due On Sale Clause that contracts can have. But if everything paperwork wise is filed correctly you won’t have this issue and if you still happen to there are still things that can be done to keep the deal intact and not lose a property. Pace goes into much further details about it in other videos.
