What is this under some sinks in the home? Air Admittance Valves

    My vent stacks was plugged up in the master bedroom bathroom. When I would do laundry the toilet would bubble loudly when the washer would drain and empty out. Then sewer gas would permeate the room.

    We are in Washington state under UPC so can we use this in new construction kitchen sink/dishwasher?

      Air admittance valves in kitchens are allowed in Washington state. But, as always best practice in new construction should be a proper air vent to outside.

    From Canada code the house Reno said it can burried thru the drywall what if the valve malfunction ???it is not accesible to change

    How is this high enough to prevent sewer back-up from coming up through the valve instead of into the sink?

      Hi, what prevents sewer gases from exiting the valve is air pressure. It only opens when there is a difference in pressure that only allows air into the pipe. In the device is a sealing mechanism that opens to let air into the drain when there is negative pressure. Positive pressure seals. Remember that it is the water in the trap the prevents sewer gases from entering the home. The device prevents a vacuum that will siphon water out of the trap, and letting air into the drain prevents that. It's only installed when you have no actual air vent to the roof for that fixture.

      @@HomeInspectorMD Thank you for the response. I was referring to water backing up from the sewer or septic tank. Wouldn't the back-up exit the drainage system at the lowest point at which water could escape? If the AAV is lower than the sink, wouldn't it would exit through the AAV rather than backing up into the sink? The AAV seals positive air pressure; I'm assuming it is not designed to seal positive water pressure.

      @@sierragreen If you had sewer waste backing up into the house, nothing prevents that from happening and exiting without a check valve. A check valve allows water to flow in only one direction. It will still come out of the sinks. Remember that the AAV is a single-purpose device, only used if you don't have proper venting for that sink, so it's not like all the sinks have them. If you have a septic tank, it's up to the homeowner to ensure it does not happen. System monitoring, backflow valve, proper size tank and annual maintenance are needed.

      It's not! This is a great device, but it should always be installed as high as possible to avoid it being contaminated with waste. The designer will say that it only allows air in and therefore water cannot escape, but that relies on that valve never failing. They will eventually fail.
      Install it high with a plastic threaded connection that can be removed to access the vent.

      @@simonpaine2347 you're correct. The majority of these are shown incorrectly installed. They should be as high as possible above the flood level of the fixture being vented i.e. above the overflow.

      Air admittance devices are allowed in general in North America, good for the various plumbing codes used here, but as always there are many individual State, Provincial and local codes that will give their variation of the same code. Thus, you need to check on your local code and where it's going to be installed, as that can also effect approval.
