Mutual funds don't have tax rebate anymore, you can get 50% tax rebate on pension funds on maturity. Even though mutual funds returns are high because of high interest rates.

Those are actual real estate with SPV number which can be validated on DIFC public register.
The returns are not that high in absolute term, but if the property price increases, the eventual appreciation will have another component of ROI.

Don't you thing it should be specialization first then generalization? because once you understand one tool very well you can translate that information later to more tools because fundamentals remains the same.
I am trying to learn financial literacy (your channel is part of it) but one thing I found, I FEEL LIKE IT IS DISTRACTING ME FROM MY CORE PROFESSION. e.g During last few months I understand mutual funds now trying to learn about to stocks, but the energy and time and attention I am giving to this knowledge can be spent on building or perfecting my core professional skills.
Meanwhile my colleagues are into the profession only for most of the part & upgrading themselves professionally may be not fiancially.
Your investment journey should not at all impact your day job. Make sure you are not confusing investments with trading.
