    Well, Being a mother of 5 and I homeschool. I have always wanted to sell homes. So your saying I should go full-time after 6months? Part time for me would be best. Your going start at the bottom anyways. The video was very helpful.

    I am a single mother of two working full-time as a librarian. I have no choice but to start as part-time if I want to feed my children and keep a roof over our head. I work hard - period. No matter what I do. It is my goal to be able to move out of the depressed county I'm in and to a nicer area (Rochester NY) in a year. I'm taking online courses now. Wish me luck!

    10 years as a par time agent with a full time career. I’ve been successful by not following a lot of this advice, especially item #2. The rest of these things can be done WITHOUT doing this full time. When you are doing this well enough its going to be extremely difficult to tell who does this part or full time. I know other part time agents who are more proficient and knowledgeable then a lot of full time agents I come across.

      @@natashaabadie1225 what I can say is that it comes down to relationships and time management. When you are doing it well enough as a part timer, nobody will know the difference. My advice is keep yourself educated, especially on changes in your states forms and practices as well as current trends. Set a routine around your schedule and not the other way around

    I'm 24yrs young, new grad Nurse in the ICU and it's alot to stay on top of. But thankfully, we work three 12hr shifts and the rest of the week is mine to play. Really want to become a pro at least part time in real estate for those 4 free days I have. Going to grind hard!

    Hi Kevin, Thanks for this excellent video. I was able to change my schedule at work to 6AM to 2:30PM, leaving the rest of the day to work my Real Estate business. What I didn't think about was partnering with another experienced agent. This is a great idea that I will implement. I truly appreciate your advice and dedication to putting out such rich content.       My current schedule is 7:30am to 3pm. I'm not sure if i'd be able to switch mine so I think I'll try and make it work with my current schedule. Also, partnering with another experienced agent is an amazing idea.

      I can shift my schedule around even starting at 6:30 AM and clocking out at 2:30 PM as long as I do my 8hrs I'm good. Still debating on whether to get my license though...I own two properties and would like to buy more but act as the buyer and real estate agent in the transaction and get some part of the commission. I have friends in their late 20s who are also looking into buying houses so I might as well get some business there.

      Do what makes you happy. There is no rule about how this real estate game should be played. I had a career of 9 years, was a part-time agent, quit my job, became a full-time agent for a year, and then went back to my career and being a part-time agent because that's what makes me happy.
      What I like about having a career and being part-time is that when real estate gets slow.. my bank account doesn't get low. ;)

      Agreed. I am a Teacher and that is my passion, but I love Real Estate. I plan to work Real Estate full-time during the summer and part-time during the year.

    I have been an agent going on my second year and still work a full time job, married, with 2 kids who are heavily into sports. I am also active at our church a lot. I had 14 transactions my first full year in the business. I am able to be on my phone and have computer access at work so it makes doing both possible. I worked 7am-3pm Monday-Friday but have decided to change to 11pm-7am Monday-Friday so I can be more available during the daytime hours. Most agents I deal with don't even know I have another job until we are at the closing table making small talk. I am not going to lie, working both ends of the candle is very stressful and you have to have systems in place to remind you of the hundreds of things you have going on through the week. It can be done, but be ready to work your ass off!

      What are some systems you use to stay ahead? I use my Google Calendar and my CRM but not as well as i should i think. A lot of follow up calls call through. But that's mostly my fault for ignoring reminders

      @@BenBarredo I mainly use Google Calendar. It's free and really everything you need. You have to be dedicated to spend 30 minutes in the evening to update it and spend 30 minutes in the morning checking it. I usually keep a small notepad in my pocket that I write reminders and notes on, then use it at night to update my calendar. I've bought LionDesk CRM but honestly haven't spent enough time learning how to properly use it.

    He’s a dude and doesn’t have to think about anything but himself. Some of his advise makes sense. But he’s comes across as bit judgemental.
    I was a single mom and raised my twin daughters on my own. They are grown now thankfully.
    This dude needs to be a single dad before he starts giving this advice and stop assuming a part-time real estate agent/single person isn’t responsible and/or isn’t taking this seriously.
    Damn, props to anyone who studied, passed the exam and had to raise kids on their own. You already are a hard worker and don’t need this to succeed.

    Thank you for these videos!!! I'm new to R.E. and I am doing exactly what you said, even going as far as writing down a plan for once I bite the bullet and go full time into R.E. in 3 months. Bryan Casella and Loida, have been a huge help with their TH-cam videos as well! Wake up at 4 a.m. everyday, prospect at least 2 hours on weekday evenings, and 4 to 8 hours on weekends... Speed, persistence, and consistency, keep my nose down and the results will come! My friends and family think I'm crazy... I'm simply passionate about doing my best to make up for what this industry lacks.. professionalism and high quality customer service.

Maybe a break down of things to do before work then break down after work?

    Taking my classes January 2019 and April 2019. I plan to take the test shortly after my classes in May 2019. IF i pass and find a broker I want to work with...I'm assuming I'll actually be ready to go by June?? This is a career change for me and I'm hesitant to go full time too quick. I'm thinking from June - December/January 2020 would be part time and switch to full time in February 2020? Thoughts??

      kaylak0618 similar to my situation. I can’t really quit my full time job at the moment due to health insurance costs from my wife’s employer but I plan to go full time by next April/May. I just took my test and I’m currently waiting on processing of the the paperwork. KY real estate commission is running a little behind right now on processing times.
      Make sure to get a good mentor (broker/full time agent) that you can follow and learn from. This is a great career path that you can get paid while you learn!
      I wish you the best of luck in your classes and with your test! Once that’s passed you you will have an amazing journey ahead of you.

    In my case I'm an X-ray tech and in my full-time job is not with a regular schedule so it gives me time on the week and on the weekend to engage in the real estate business. Beside I'll have benefits on my full-time one. I'm planning later to change but I think that the best thing to do ( for me ) is start this way.

    The whole mentor thing makes so much sense to me. Imo it makes more sense to find someone to train you and in return you split your commission instead of going to these expensive do it yourself seminar that won't get you anywhere.

    Kevin, even though this was recorded 7 years ago it still rings true today. Thank you for sharing this. I was originally licensed back in 1996 and I was definitely a “some time” real estate agent. Had someone showed me what I needed to do on a daily basis and the mindset I needed to have to be successful my life would’ve been different. I reinstated my license a couple of years ago but I’m just getting to the point of this mindset and action you mentioned in this video within the past month or so…especially with prospecting and follow up and its no surprise I’m seeing a difference. Thank you again!

    I really enjoyed your video. You make excellent points. It's hard to break into Real Estate when you 1. Have little to no income and 2. Have a job PT or Full. Then you have an real issue. Meanwhile, you still have to hang your license with a Broker,more than likely have to join local and national boards. So that cost alone is disheartening to the Agent that really needs that 6-12 months to have a chance in gaining competency.

    I'm a full time high school teacher. I teach Marketing. I love my schedule as a teacher and I don't plan on leaving teaching for another 3-5 years. I would like to become a broker in five years or so. In the meantime I have to get strict about setting a schedule around teaching, family, lesson planning, and traveling.

      Hello Vicente Domingo, I started real estate 2 weeks ago, after a 20 years break at 62 and this time with Multiple Sclerosis and a walking stick for my balance! I was a principal, had my own agency, I stopped to become a developer and manufacturer. I have to do my internship again (12 months) I am loving it!! Start and enjoy. Houses and people, what an occupation. Hurry!

    Exploratory plan stage one:
    1. Watch 10 videos a day for the first 5 days.
    2. Read three Articles a day for first five days
    3. Compile and notate each Video/article with personal commentary.
    4. Soundboard with wife.
    Stage 2: Consult with trusted successful agent.
    Stage 3. Evaluate and decide if I'm going down this path.
    Give me your thoughts on this plan to explore whether I want this career?

    I’m working a great union job building airplane engines, but they threatens layoffs frequently because lack of defense contracts.. I really want to do part time in the goals that it creates enough income that going full time exceeds my job. It’s a scary feeling and thought all together, but I’m going to follow through with it.

    Start a referral business. You can easily work it part-time. Just keeping your ears open for business during the day...

    Hi Kevin. The advice that you offered is helpful. The issue that I have is that my 9-5 work schedule is not flexible. I still have to pay the bills and I generally work in real estate after work and on weekends. I have a question though. Do you think that a more experienced agent would be greedy and ask for a higher percentage of the commission because they are helping out a part timer? I wouldn't want to feel like I work for them versus being equal partners.

    Hi Kevin, thank you for the advise. I have a full time career, but will retire in a year and a half. i just got my license so for this time I am doing this part time. I have a full time agent mentor that I will be working with. I know its going to be challenging doing this part time, but cannot quit due to having a pension. I will keep looking for your videos.     I would rather be a full time RE investor/house flipper and sell the homes myself than to have to deal with brokerage fees and buyers/sellers emotions. In my opinion it’s less of a headache.

    This is really great advice. I have just passed my exam and I'm looking for a Broker to represent me and I definitely would like to make the move to full time. I have a full time job, but I have complete free reign at my desk. I can work on real estate 7-8 hours a day if I want to. My current job is also pretty flexible meaning if I need to leave for a couple of hours one day, I can do that. Do you think it is possible for me to get into real estate part time with my other job?

    Well it's 2023 trying to transition but how bad the market is right now. I'm doing open houses every weekend and I get no deals. Potential buyers ghost you and everyone says the interest rates are to high but I'll stay at it till things change and I find success

    What is your opinion of practicing Real Estate as a part-time professional when transitioning careers is not the motivation, but maintaining flexibility for other priorities in life is while adding some active income to the equation?
    I’ve built a substantial portfolio of rentals and commercial property which puts off enough passive income to exceed my family’s needs and future growth, but I figured my skill sets could naturally flow into practicing Real Estate, though with additional disclosures and a need to be very intentional about how I prospect for clients vs prospect for additions to the personal portfolio, it could very well complicate matters in a way as to make it not worthwhile.

      I love it, Mike. Owning cashflow real estate is the path financial freedom so you have flexibility. Also, when you are actively owning that much real estate, you have a level of knowledge about real estate that it takes to be proficient and professional. Congrats on your success.
