- OOD House is now available in 48 states! There are a lot of new prefab home companies popping up all over the world but some have been in the industry for years. OOD has a line of unique homes with a glass exterior that don't look much like any other homes in the space but will definitely turn a few heads. What sets the houses from OOD apart is their mirrored glass exterior that allows them to almost blend right into whatever environment they're placed. What baffles me about all these options is that they are far more expensive than an onsite stick-built unit of similar size. $127k for 200sq ft? That's $600/sq.ft. which is double what normal construction costs... I thought the point of factory built homes was to reduce the cost, not double it....
It's finished with appliances
It's high end
It's small and go places a home reg home can't
It can be moved
Even though it's a lot per foot it's less total cost
Many of us want small
I have to agree with you. The reason many people are looking for a prefab home is to keep construction time and cost low. Until they align with those needs I am not interested in the least.
There are so many places where concrete is not available, normal construction is not possible and a path to the site is less than 9 feet.
Hell, I work in a mobile home factory and we produce high-end customizable mobile homes that you could house a family in starting at prices slightly more than these. We have a tiny home manufacturer adjacent to us and they sell what are essentially sheds for 60+k. This entire movement was ruined when these became vacation rentals, "spaces" and other commodities other than easily maintained dwellings that were intended to be far cheaper than a standard home. Granted in some markets these prices are cheap but in everyday America these prices are ludacris and are intended for hipsters and trendsters with far too much money.
Yeah, I'm with you. What I basically want is a single-wide, except 1) it has high-quality materials, 2) has at least *some* exterior style, and 3) is built to a non-HUD standard.

Love the entire concept, especially that they put an active consideration to how it would work as an office and the option for the shell (something the industry would do better if they considered). I also love how they are thinking beyond the traditional pricing models (same industry comment as before applies here, too).
OOD has really got something special here, and I hope they find success. I would totally jump on this, if I were in the position, but will actively recommend them.

I have a deposit on a couple of these units, from last year! Just waiting on permits from my end. Martii from sales is super good to work with! Produced currently south of the border in Mexico, but moving production to Texas. 100+ units scheduled production in 2023
Question, what are you using your units for and how much are you paying for permits in Texas? I am living in California and so far the concept of affordable homes is a horrible joke on developers, contractors and manufacturers as well as home buyers! Permits cost north of $100k ! Greedy states, city and county governments representatives! They want $5000 just to look at your “affordable modular homes plans” please don’t call California a liberal state because it’s not, it’s a greedy, self- centered state!

The Ood House exterior has that wow factor going for it. Having said that, the interior of their signature is not too shabby. I’d want to improve the kitchen but overall it’s solid. 👨🍳
New York City pigeons are pretty stupid so I don’t think the birds here would fair well with avoiding the Ood House.🐦⬛🪶

Our glass is really high-quality, provided by St. Gobain. The glass walls in our signature Houses are made with two layers and are built to handle any weather. They reflect 93% of the sun's heat, so even in hot climates, like Ghana or Three Rivers, California, where we have four units in a desert landscape, excessive heat isn't a problem if you use air conditioning.
I think the real question is whether the mirrors make these houses invisible to the tax accessors.

I built an addition to my house without a permit because I didn't want the already high property tax to go up.
Up to 125 sq ft can be done with no permit. But mine is way bigger.
So I used three different colors of shingles (black, tan, and green) to make it look like an untaxed detached structure from Ariel photography.
Over ten years now and they never caught on. :)
Oooh those are nice!!! Price point is doable as well. Ordering a shell or two would make a decent dwelling if someone can do the interior handiwork....that way you can make it your own. Awesome vid.

I’m naturally in one of the two states they aren’t selling in. When someone says 48 I assume they exclude the two states that aren’t attached, but Washington and Nebraska is a head scratcher.
I was looking at a parcel with a good amount of river frontage with mountains nearby and thought if I got two I could angle them away from each other and towards the river, then rent one and stay in the other.
I’ll tow my trailer there at first before buying or building to see the best spots, but it has tiny windows
Purchase them in an adjacent state nearest you and truck them in to your place!

We use 16mm of Argon to keep the heat between the glass. Walls have 200mm of insulation, floor has fiber insulation and roof has fiber insulation

Hi, love this video. Do you know what town/ city they have these in in New Jersey? I live here and I'm having a really hard time finding tiny house friendly towns in North New Jersey

The buildings are stunning and in the right location would look amazing. I am not sure about a space in which one cannot open a window for ventilation, though. That seems like a big oversight.

Seriously, I saw the address of their US contact, including their office address and phone number. But do you think they can and will build a larger unit? Say 750 sqft 2&1 for $160k to $180k? For my company even $200,000 is NOT bad in terms of cost to the public consumers.

Interesting concept - minimizing the crowded look of small cabins surrounding a busy vacation lake, but I would still be concerned about the birds flying into the glass.

Sorry! I’m still on the, wha? re: price! I *feel* like either I live in a part of the USA that is still “affordable” and/or this price point is just unaffordable to me. Either way, I have a prefab modular that I’ve researched “in my back pocket” that IS affordable or, at some point, Kerry, you point me towards another one that is better. Until I put down the $’s on a unit I’m open to continuing to consider options; I thank you for that!

Watched a YT couple recently that found out the hard way, in regards to a stipulation in Tenn., only that they don't allow 'importing' units from outside the state, which they did...and in which they did extensive researching on permits prior, and much more, but then the 'very fine print' was so hidden, after they had the unit all set up, it even took a lawyer some time to uncover!

Sadly, any carpenter could put one of these together with a Home delivery from a lumber store in two days. Compare that to a trip across the ocean, a semi truck bringing it to your job site and then getting a crane to set it.

My concern with these homes and bears, would be if bear sees it's reflection, thinks it's a rival, and charges. But I don't like the mirrored look, but that's my personal taste.

It would be very helpful to know appropriate shipping costs to the states. Also, set up costs can be high. Very cool product, but I suspect the “all in” cost is going to be very high. Bottom line, modular homes are not cost effective unless they are built within a reasonable distance from the site and set up costs can be very high.
