Before buying any house, check to see what their HOA rules, regulations and fees are, to make sure you can afford them and are willing to put up with all their laws.
I prayed also for decent neighbors. I've been fortunate to overall I have had that. I hear nightmares about some of the things one of my friends is going thru with her neighbors allowing their dog to come under her car porch using the bathroom and in her yard. She has spoken with them, but they don't care. You don't have control over who your neighbors are going to be, but don't underestimate the value of having good ones.

Get a home inspected before buying but find inspectors with excellent credentials since they are not all the same. Be careful of "as-is" homes and know what risks they are to avoid MAJOR issues later on after you buy the house. And think twice of buying a home from a relative like I did and really have regretted for so many reasons. Finally, if a seller knew about problems with a home and did NOT disclose them, then they can be SUED! That is why sellers are always advised to "Disclose, disclose and disclose!" any defects with a home. (I am 71 and have bought and sold real estate since the late 70's and have learned a lot from my mistakes and want to advise others not to make the same mistakes I did.)
I bought one 5 years ago with the inspection being OK. My realtor caught something in some paperwork causing him to suggest a hydrostatic sewer line test that failed when performed. Seller paid for $12,000 under slab repair and I bought the house. About a year after purchase, I had to spend another $13,000 to revisit that job. Had I been more educated, I’d have paid that plumbing contractor to do a lot more under slab work while his crew was already under there as a lot of my $13,000 bill was excavating the exact same dirt as in the first job. I came out OK bc I bought the house right and just before the post pandemic price escalation. Home inspections are ok I guess but in my opinion, they just hit the obvious high spots and can miss a lot of other things. Foundation and under slab probably requires an engineer and even then, I’m not sure that’s worth it. All that stuff is subjective in many ways. One guy catching something that another guy would miss. One guy thinks something is major and another guy might not think so but find another issue. I know that in my area, one slab leveling expert can deem things level and within specs but another guy can find need for a few more piers in different places. I’ve been through that process a few times. A lot of it is just subjective in my opinion.

@ I later kept that house as a rental and a good thing as it was a roof over my head again when I went broke in my mid 40’s. That house was about only asset that I ended up with and I later sold it FSBO and used the equity for a second start. Going broke was definitely a learning experience and changed my entire wealth building paradigm to low/no leverage, live well below means and save/invest every dime. I’ll retire in 2 more years and I’ll be in good shape.

I had a house built in 2021. We paid $209,000 for 4bd/2ba on a half acre of land. That same house today is being built and sold for $289,000.😳 Thank god that we didn’t wait!

If I'd known my agent was goimg to cost me $10k in seller concessions, I would've bought solo. Standard forms and contingencies are easy to get. Hire the inspector agents don't like. Call the city and utilities about any pending actions. These won't show in the title search.
