    Hello po attorney,,,tanong lang po may kaso po ba na pwede i file against sa anak na nangingialam o nanghihimasok sa ari arian ng kanyang magulang?..ganito po ang nangyari attorney,nakabili po ako ng lupa 4 yrs. ago at meron na po akong deed of absolute sale notaryado na po...ngayon po itong anak nagclaiclaim na may parte daw ng lupa kong nabili eh pag mamay ari ng kanyang magulang..tinanong ko po siya kung nasaan ang magulang niya sabi niya nasa bahay..at sabi din niya legal matter siya daw ang humahawak sa lupa na yon at may sinabi po siya attorney deed of sale is ebought..salamat po..God bless::::

    gud afternoon ser,my binibenta po skin na property at ito ay my abang na para gawin bhay,totally po wla pang bhay ciang nka tyo..second owner po cia nkatitulo pa po dun sa first owner,,binenta po sa kanya,ang hawak nia lang ay deed of sale,,,ngayon po binibenta skin ok lang po ba bilhin.hawak nia po ung titulo dun sa first owner dipa nka salin sa knya ung titulo.. deed of sale lang ang hawak nia..kng sakali po na mbili ko pang 3rd owner na po ako ok lang po ba yun

    Atty. Magandang araw po sa inyo, merong agricultural land ang magulang ko ng 12 hectares, ngayon ko lang po nalaman 2020 na naibenta na pala, at nakita mo sa lumang document, na pinaghati nila sa tatlo ang lupang iyon,,, 4ha.sa tatay ko, tig 4ha.naman sa dalawa kong kapatid total of 12ha.
    Nagtaka po ako bakit napa titulohan nila at naibenta na di namin alam ng ibang mga kapatid, nabenta siguro mga yr. 1989 siguro, hingi po ako kung ano magandang gawin, God bless po atty.

      Sir ask kulang po about sa land title..kong panu makuha yung title ng lupa na punta sa ibang tao..alam ko kasi may share c mama dun sa lupa kasi binigay ito sa kanya..kaso ngyari di agad na asekaso ni mama yung lupa para maitransfer sa kanya..hangang sa namatay na yung lolo q yung owner ng lupa..nangyari yung anak ng lolo isinangla ang title of land sa kamag anak namin sa manila..yung kamag anak namin yung apo..napa barkada sa anak ng binintahan nila ng lupa..binigay daw dum yung title ng lupa..ang tanung kulang panu kaya babawi ulit ang title dun sa ibang tao..until now naka pangalan parin ang title sa lolo q

It is suggested that if the services of a lawyer is required in connection with land issues, it is best that you secure the services of lawyer where the property(ies) is or are mostly situated.This could save you traveling and time costs spent by lawyers in making the required representation with the concerned agencies that have something to do with the issues. Moreover, a local lawyer based in that area of jurisdiction is presumed more knowledgeable in the area and the community as well.

      Maaring mabawi pa ninyo ang mana ng inyong nanay sa mga anak ng kapatid niya sa pamamagitan ng Pag file ng Petition sa korte for Partition. Kung pagbibigyan man ito ng korte dahil sa masyadong matagal ng panahon, ay depended yan sa mga ebidensiya ninyo at ng appreciation ng korte hinggil sa inyong usapin.

    Thanks po atty sa mga magagandang impormasyon na natutunan ko sa inyo. May isa pa po akong tanong,may property po ksi ang mga magulang ko,kasal po sila.then nauna pong namatay ang nanay nmin. Tapos po nagasawa ulit si tatay at kasal po sila. Nagpagawa na rin po ng extra judicial settlement of estate ang tatay nmin na nkapangalan lng sa aming magkakapatid, valid po ba ito kahit buhay pa si tatay. May share po ba ang second wife nya.       Mayroon na tayong video sa paksang ito. Please view na lang mga kaakibat na videos. As a starter, if you have already a property , a piece of land which is classified as alienable and disposable land; and you have a tax declaration certificate issued by the Assessor's office and you keep paying the property tax religiously. Then this is the step in the right direction. Have the property surveyed by a licensed surveyor to come out with a subdivision and lot plan, WITH APPROVED TECHNICAL descriptions from the LMB-DENR, this is now the second bold step. If you have to decide which titling methods you will prefer. If you prefer the a) administrative method through the LMB-DENR, you can apply for a free patent certificate, this is less expensive as there is no need for you to go court and engage the services of a lawyer; and b) Judicial method, by asking your lawyer to file a Petition in court for Judicial titling or confirmation of title. xxx

    New subscriber po attorney...may problema po kami ng kapatid ko at nanay kopo tungkul sa lupa na nakapangalan po sa tatay namin pero hindi man lng po namin napapakinabangan ever..ngayon namatay na po tatay namin at gustu n din sana naming mapakinabangan kahit papaano kc never ever po namin napakinabangan..ung naghahawak po ng mga titulo pinsan ko na ewan kung bakit ayaw ibigay sa amin..may karapatan po ba kami na kunin ung mga nakapangalan sa tatay namin?..kailangan ko po advice nyo attorney..maraming salamat po..     Good morning atty tenant yung magulang ko. At mga kapatid niya nakatira sa isang lupain sila nagtanim at kung maybprodukto binigyan may ari ng lupa pagkatapos ng ilang dekada pagtira sa lupain naisipan ng may ari ibenta ang lupain niya. Mayron makukuhang tulong ang mga nakatira sa lupain ng may ari. Dahil pinapaalis na. Sila ng nakabili at develop na ang area.. Salamat god bless.

    Very informative atty mga blogs mo. Ask ko lang po kung anong maganda sa pamana ng magulang sa anak para ma-transfer, Deed of Absolute Sale o Deed of Donation? Salamat po.

      Kung buhay pa ang magulang ninyo, maaring mailipat na mga properties nila sa pamamagitan ng Deed of Donation Mortis Causa, kung saan ang donation na ito ay mag take effect upon the death of the parents. However, upang maiwasan ang away ng magkakapatid pag nawala ng ang magulang, ay dapat sa WRITTEN ACCEPTANCE ng mga donation ng bawat mgakakapatid, ay mayroon DECLARATION doon na di na maghahabol ang bawat isa sa kanila, sa ano mang parte na na naibigay at ipinagkaloob ng kanilang magulang magpakailaman man at hindi na sila maghahabol sa mga ari-arian na napunta sa kanilang magkakapatid.
