    I love the fact that you really revealed how much the breakdown of the cost of this garage apartment conversion cost you. There are so many youtubers who are so shy about talking about finances and their expenses, budgets, etc... It seems o be such and no no to discuss your finances on youtube. So I love that you actually showed us the spreadsheet with all the costs in categories with the columns, etc... You rocked that part of the video! Thanks so much for being open and honest about the money aspect of this project.

      I know like wtf, why don’t nobody want to tell others the truth, why is everybody so stingy with te info.
      I recently purchased a home , I looked everywhere for info , I watched numerous videos on TH-cam and nobody ever discussed prices so I decided to fuk it and go ask myself and so I did and bought my first home. And now I’m in the process of converting the garage but perhaps I should do the same thing and call a few places and get a few real quotes instead of watching videos on TH-cam

    Just wanted to stop by and say what y'all did is INSPIRING! My husband and I have come back to your videos so many times since back in May we decided to begin renovating our 2-car garage into an Airbnb. We're still in the thick of it at all (and it's NOT easy) but we can envision the finished product and we're SO excited. Thanks for sharing!

    My now ex-husband and I are planning on doing this to our garage. We bought our home together but he pays most of the mortgage so he will have the main house and we're converting the garage into a studio or one bedroom for myself. Thank you for the inspiration!

    This is great! It takes courage to pull the trigger on a deal like this, I know you guys will definitely see the fruit of your labor! I am currently working on my three car garage. It already came with electricity, concrete floors, and insulation. So really I’m just starting with plumbing etc. but I am excited after watching this video and encouraged!

    I bought a 10 acre piece of land in Northwest Arizona earlier this year with a 24x20 2 car garage on it and i'm in the middle of building it into a tiny home for when I retire at the end of the year. My floor plan is flipped from yours and the reason for it simple, more floor space. I built a 2 foot bump out where the garage door was so I could put my Kitchen cabinets inside the bump out so I now have the full floor space of the house. which in turn gives me more space for my living space and a little bit bigger bedroom and coming from the midwest most older houses you enter into the kitchen anyway, it's the gathering place of the house and by entering into the kitchen it keeps people from trapesing through your house. I haven't built a loft yet and probally won't. I'm single and my kids are grown and married, when they visit they will just bring thier RV's.

    This is so perfect, I would have added laundry to the linen closet and moved in there and then rented the full house out. Just do that until I had a kid or something.

    Wow! We will be tackling a storage room over a double garage, 10x60’ into a tiny apartment to live in on our mountain property. We have to add insulation, walls, a bathroom and a kitchen, as well as changing the power and water supplies that were to the former home. It was beyond renovation.

    Great job man! I have a duplex on a corner lot with a huge side yard so I'm planning to build a 2 car garage with loft apartment above. I also plan to put a wall down the middle of the garage and rent each garage space separately back to the tenants. Your video gave me some good ideas. Appreciate it. You got yourself a sub.

      Before i bought my 10 acres with the 2 car garage already on it I was looking at duplex so I could redo it and live in one side and use the 2nd side for my kids when they came to visit, but I got a smoking deal on my land and couldn't pass it up and i'm just building my tiny house out of the garage.

    Gorgeous conversion. Just reverse your refrigerator and freezer doors to open into the room rather than into the wall. Almost all refrigerator doors are easy to switch.

    I do not live in an area that has a lot of demand for AirBnB. My garage is super close to what your before looked like, except that it does have a concrete floor.
    My house is already split into an upstairs unit (4 bedrooms) and basement unit (3 bedrooms). My plan was kind of the reverse of yours. I was going to convert my garage, live in it when I retired and rent out the two units of the main house, so that I had additional money coming in.

    Your video is awesome….I can’t believe that I am just waking up to the idea of building an adu, 10 years ago I came up with the idea of turning detached garages into one or two bedroom units….in fact my friend did that but when I told him that we can turn the 3 bedroom house into two units of 1 and 2 bedrooms each…he was not sure because everything had to be done without permits…even the unit that was done in the in the back of the house was done without permits…what I didn’t realize was that the governor in California made it legal to turn garages into an adu 6 years ago….as far as your adu using it as an Airbnb I don’t think that is allowed in California, it has to be a long term rental….not only that but property in California is very expensive now…I am glad you are doing so well with your adu and thank you for sharing your experiences with it….I have a question how do you deal with the idea of having so many different people in your adu as opposed to having the same tenants all the time…I am sure there is a big difference in the money you make…

    Due to the economy, and if it doesn't work out a money generating idea, since it's your property, you can basically do almost anything to it. With that said, you can buy a shipping container, clean it up nicely, painted inside out and store all of your belongings. You can live in the garage and rent the main house just until either you have acquired enough assets to either move back into the house or buy another property where you can do the same. Just a thought.

      As long as you are zoned to be able to build something like this on your property getting permits is pretty straight forward and under $250.

    Hi Alex, how did you plumb the kitchen and bathroom? Connect to home existing plumbing system or you had to build a septic tank for them? $5000 for plumbing projects of this kind sounds unrealistic where I live. Even the kitchen cabinet alone would cost somewhere around 5k.

    Wait doesn’t this require u to go to the state and get approval first and change your taxes because it’s a extra living space.

    I noticed the original garage has no toilet or sewer line drain. How did you handle that issue? Did the construction company dig an 8ft deep trench and TAP into the sewer line or did you put in a septic tank? How long was that trench as well. How much did that part cost as well.

    About $100 per square foot. Very expensive. For comparison what is the median sales price of a house in your neighborhood of Nashville?

    Strange the floor was dirt..
    Say a normal double garage already with cement floor,using repurposed timber & repurposed furnishings plus doing alot of labour youself & afew builder mates around for help & a bbq ...you could do this type of conversion for about $5000 aust $$$
    I notice your labour costs was way more than anything else put together...looks good, cheers
