If a potential landlord is smart, they'll do a quick search of potential tenants and see they had an eviction for non-payment. Just because the previous landlord made an agreement in the end, you can still see the case was initially brought to court for non-payment. It's on the NTQ and therefore inescapable.

What I find absolutely galling is how so many tenants feel that they are entitled to live rent-free while they spend their money on other things. The taxpayers don’t owe you free housing. The landlord doesn’t owe you free housing. If you can’t afford to pay rent, get a second job or move. I understand that people have emergencies - and there are charities that will assist them; but most tenants I’ve seen in court are able-bodied people who CHOOSE not to work (especially during the period of time when almost every retail store and restaurant were desperately seeking employees).

I absolutely understand people fall on hard times, can't count the number of times I've been there, but it's not the landlord's issue. $4000+ behind and $1,600 a month isn't doable when you've only got $600

@@desibabi2057 A lot of landlords depend on that rent to cover the mortgage on that house. They can't afford to let someone stay for free. So, they should lose their investment because someone won't hold up their agreement and pay? So many of these cases aren't one or two months, they're several months behind. Then they think their financial hardship is a valid excuse to stay. We rent too and have had to move when we couldn't afford a place anymore. @@siiiiiuu7 What that means is if they move out properly at the time they say, turn in the keys, and make sure they turn the place over in a clean decent condition, the plaintiff will simply file for a satisfaction and take the monetary hit so they don't have to pay what they owe. Sometimes landlords will do that just to stop the loss and get the place back, especially if dealing with people who even if you get a judgement against them, you will not be able to collect.

I'm 60 years old, now on disability due to 2 severe back injuries. The first one, I went back to work after surgery, and was in some pain for 14 years, then the disc above that one blew, spent 4 months in a wheelchair and came out of it, not able t work anymore...just too much pain and loss of strength in my right leg due to nerve damage.
Anyway, I worked from the time I was 9 years old, was paying taxes by the time I was 16. My dad taught me and my 3 siblings financial responsibility. I learned first thing, to save 10 percent and act like I never had that money to begin with...it was tucked away for Real Emergencies...and not to be applied towards something like... I like this more expensive car with payments over a gently used car I could buy outright or make 2 to 4 payments on.
I've never been late on a rental payment either...that and later on the mortgage is the 1st nut to crack every month! Then any insurance, such as auto, or renters insurance, then utility bills, food, other house hold things, and if anything left over, luxury items, such as cable/DISH type bills, eating out, new clothes, etc.
I would be a lot of those renters who are in trouble, are also making huge payments on a car they didn't actually Need, but wanted. Or, they bought the $2,000 dollar cellphone, rather than $200 dollar one, and they probably have every cable channel they can subscribe to, and are paying $2.00 for a small can of chili, when they could made a gallon of it, freeze it for about 40 cents a serving.
Too many people just won't put their priorities straight, give up the luxuries, and work on a realistic budget, or go get another job. Many too, are probably wanting that 'nicer' apartment...over one more basic, small, or even ugly looking, but is still in perfect livable conditions.

15years ago I lived in a shitty apartment complex and was 3 days late on rent because of a holiday and office was closed. By the time I got off work and before I could go pay rent that day I found an eviction notice on my door.. 3rd day late = eviction notice.. only notice I’ve ever had..

I understand that the attorney is a dumb ass, but yet again the deadbeat tenants are rewarded and the landlord is shafted. If the house is in such disrepair that you feel you don't want to pay rent, then move to a place that meets your standards. So sad that so many people feel entitled to take advantage of others, This is a good example of why rent is sky rocketing. Landlord that continue to take the risks need to pass those risks on to everyone else. Because, like in Judge Simpsons court, the deadbeat tenants are rewarded I am surprised anyone wants to rent out their property. Until the courts stop punishing landlords, the landlords should find alternatives to getting people out of the house. I am sure there are some questionable means of getting people out of your house.

I never let dead-beat tenants get away with it. I'd evict, get a judgement, file it with the court, turn it over to collections. Collection would hound them for years. I usually got paid. Sometimes people looking for certain kinds of work need a clean credit record and all of a sudden, the debt is paid. 🤣
