    Great content. As someone in the audio business. Can I suggest not always dipping the music but keep a couple of db lower throughout. The dips happen way more than they need to. The content and delivery is enough to not need to emphasise a point by ducking the music. Just saying from a massive fan of the podcast which has helped me build my portfolio.

      this is what i was about to comment. the background doesn't even fit with the mood of the video. and the guy narration is not clear because of high volume

    Ok, stamp duties, corporation tax, accountants, maintenance, void periids non paying tenants, interest rates, capital gains tax, insurance, mortgage fees. So many things not considered.

    No consideration of the tax that has to be paid on the houses

      If you remortgage to pull the money out then there's no tax liability as long as that money stays within the business. It's only when you sell that CGT is paid, or corporation tax.

    What about getting a mortgage, will that not be easy, especially if your wage income gross income is less than £25k

    You mentioned pulling out equity from the property after year 5 but not how you go about doing this. Can you elaborate further?

    • @IVGENESISIV
      @IVGENESISIV 2 หลายเดือนก่อน +1

      You remortgage once the property value has gone up and take out the equity that way

    Thanks for the video, I’m on the cusp of buying my first non-residential property, I have some concerns about tax on my profits given my jobs income…is it worth when considering a portfolio of houses to consider a limited company?

    How many times does a house need refurbing in 18 years? Twice? That's a lot of money to subtract from the 1 million

    How does a property increase by 200000 in 5 years? That number is lavish

    •  2 หลายเดือนก่อน +2

      Maybe watch the video again, the example uses 2 properties with a 5% annual growth assumption

    • @user-wj7cv9hb5j
      @user-wj7cv9hb5j 10 วันที่ผ่านมา

      5% a year doesn't = 100% in 5 years 😂 back of packet math.. 105 111 117 125 135 max in 5 years not 100% your math skills indicate you are a labour supporter?

      Strange comment. I do understand leverage and why people are going bankrupt due to over leverage on financial products. Not sure why you thunk labour policy of allowing people to get away with no paying is embarrassing. Probably a labour voter hence why you didn't understand Jack of this video and your comment shows your ignorance and why you will forever be poor.

    All you have to do is buy a couple of properties and not spend any of the rental income!! Unbelievably oversimplified and not practical. Most people want to go into property and benefit from the income it makes but in your scenario you don’t touch it? Therefore you still have to work your plums off in another job to pay the bills. Some of these training videos are really good but this one is a bit cringey.

    • @ChrisLee-yr7tz
      @ChrisLee-yr7tz 2 หลายเดือนก่อน +2

      If people want to buy just to pull out the income every year then property probably isn't for them. It's a very long term investment and leverage was always one of the big attractions. Growing a portfolio is exactly the right thing to do.
