Never hurts to just touch base with your lender and see if there’s anything they need. Generally the lender would reach out to you if they need something I would make sure you’re checking your email, but always good to have open communication with your lender or Lending team.

I have no idea if you will qualify without looking at your entire file. We start with a soft credit check, but if you’re doing a government loan, we really should do a hard check as the soft checks throw false negatives. If you’re doing a conventional loan generally a soft check fine to get a general idea, but to be fully underwritten we need to do a hard check. If you’re serious about getting a house, I always recommend getting a fully underwritten preapproval.
I explained what my preapproval processes with my team it varies based on Lender. All lenders preapprove differently so to pretend there was one way everyone does would be a lie.

I would wonder if the 150 is legit. Lenders don’t do manual underwrites for fun.look at the reviews of both loan officers and ask them about it

We generally beat them since they have a 1 pt origination fee and we don’t.
Can you offer a full underwrite if buyer is relying on seller to pay for closing costs?
