Plots of land were developed for them on the barren hillsides where they could grow fruits and vegetables as a hobby. Most people built some kind of small house there without permits or plans, doing it by hand. The quality of these houses is as it is. Check if the foundation is sufficiently waterproof by measuring the moisture in the walls. Also, check if the ceiling is insulated. In most cases, only plastered reeds are used, leading to significant heat loss. This can be easily and cheaply fixed by laying down 35-40 cm of mineral wool. This is important not only for the winter but also to keep out the summer heat of 40°C. If the walls are not damp, it’s worth adding 15-20 cm of foam insulation. And also, replace the gas convector because it’s terribly inefficient. You would probably be best off with a few split air conditioners, which can be connected to a service called the “H-tariff” for cheaper electricity.

This called weekend house. People were building them on weekends in their free time. Using materials collected free from the neighbourhood. Usually without professional help, so the quality is.... First thing should be checked is electric system!
It is called holiday cottage, vacation home, etc. in english and called weekend house in hungarian. People buy them (or maybe build them) for spending their weekends, holidays there, not because they build them on weekends from materials "collected free from the neighbourhood" 🤔🤨... The quality only depends on what you buy (or build). A house that is a "weekend house" doesn't mean it is a mangy shack, it can be palatial too. Obviously a holiday cottage never meant to be your home where you live your everyday life. Because of this they almost never insulated! The thing you should check first that the house even has any insulation at all or not. Electicity usually fine, unless you bought a shabby hovel.
It was a hobby house or weekend house, and the size and height of the rooms are quite small. As I see it, there is still a lot of work to be done. What is important is water, sewage, electricity and, optionally gas. The house must have a residence permit, i.e. they certify that it is possible to live there in winter and summer (permanently). If it was possible to register, then I assume that it is issued, because you can only move into the house that has a permit. In the office where the residential address card is issued, they look at the computer and check whether it is habitable.
Cherry trees will be the highlight of your year. I have a really amazing cherry tree and every year I can't wait for it to fruit, lol, so I can graze it down.

Hi Welcome to Hungary! Come to Szigetvár thats 39km away from Pécs and had a beautiful vár, had a gyógyfürdő , in the Tesco Paprika Étterem and there the gyros pita is so good, back the Vár is a park with a big lake "Csónakázó tó" but there no more boating but a beautiful park.

The land represents the greatest value, and the infrastructure, water, sewage, electricity. The rest is negligible. Hope he had a decent solicitor otherwise he might have had a dodgy deal. Has this building any foundation at all or ground insulation? Otherwise with the cold and wet weather coming, everything will be damp. I am surprised it was passed at all by Pécs' Town Planning' department. I remember when I had built mine near Hévíz, I had a very thorough inspection. I strongly recommend, you learn a few skills, because labour costs have gone up high sky. My neighbour had to have a small roof replaced and the estimate was 15 million forint. Good luck, anyhow.
They became the victims of the Hungarian house-buying scam. Just like everywhere in the world, Hungary's houses/apartmentsa are seriously overpriced. There is no apartment/house you can look and accept the price it was taged on.

For the Baranya series, when you do a video about Komló: 1) be careful 2) be ready that it is a completely different vibe to Pécs 3) if you can find someone local who knows about the history of the town (and speaks English), ask them 4) maybe a brief history of coal mining in Hungary would also be interesting 5) don't forget to check out the "piramisház" or pyramid building, from both sides Good luck with the house and keep up the good work! :D

Also your momentary address defines which voting-point you have to go to make your votes in times of elections, public votes, etc. And of course when you move, a new card is printed and laminated at the Kormányablak (roughly translates to govermental window, as a window of booth through which you talk and place your case to be advanced, executed).

that's how loads of young people are buying houses these days , something that is classifed as "szőlőterület" or "vikendház" , so there will not be canalisation or postal address so it is a bit cheaper, I would say 20M with another 20 to be spend on it

If you paid more than 25-30mFt(60-80k EUR), you overpaid. Could be even less depending on location.

Parapetes gázkonvektor. Kintről kap az égéshez levegőt. Nem hal meg tőle senki. Akkor is működik ha nincs a környéken áram. A használata ma már nem gazdaságos, de az új rendszer kiépítése sem olcsó.
