Hi,
The major expense is the house rent which depends on the state, city you are going to stay, But on an average for a medium city, the total expense may come around $4000. Check our video at 11:30 time to see the comparison chart for 3 cities with the expense details.
To answer your next question : Houses in most of the USA's states have air conditioning already. But there are exceptions too like when we were staying around Seattle area, there was no AC in our apartment but now we are in a colder state still we have ACs here in apartments for Summer months.
