It is expensive to elevate a house on pilings/stilts but if had been done to begin with there wouldn't nearly the problems left by hurricanes. To keep rebuilding ground level homes in the bad zones is also "expensive". How many of these homes were built/sold by developers with realtors involved KNOWING they were in flood/surge zones? If the subdivision you are contemplating buying a home in, has established cypress trees, move on. Cypress trees only live in swamps.

She said “I live on Longboat Key”, he looked at her and said oh that’s a barrier island. She looked confused so he explained what a barrier island is. As the color drained from her face she said “they didn’t tell me that when I bought the house”. It was a priceless moment.

As a Florida native who has only had jobs in the construction industry I can say that there are way too many homes in Florida that are built in places they shouldn't be built Not to mention that houses in most subdivisions are way too close to even think about allowing water to drain anywhere but your neighbors house

Buyers need to beware. I love in Tallahassee, not too prone to flooding. My house is 70 years old and never flooded and in a higher elevation. It’s also sturdy as heck, it’s solid concrete block. But I agree, my property taxes we up bigly last year.
In South Florida there are many entire cities built on swamp islands, (f/k/a "hammocks") the surrounding swamps were drained and paved over, and successive generations of residents are not aware.... Meanwhile regular thunderstorms causing widespread flooding in ft Lauderdale and other areas is blamed on sea level rise instead of the truth that the land was originally underwater as none of the floods were salt water from surge or even king tides (BTW you home owners insurance contains exclusions for damage due to faulty zoning or building codes!!!!! Tricky insurance lobby!!!!
My homeowners insurance company has informed me that I have to replace the roof on my home 🏡 or they are going to drop my coverage and good luck 🍀 finding it. But there is nothing wrong with my roof. The roofing company I call for an inspection 🧐 estimate said there really isn’t any issues with your roof but if you want us to replace it we will. The house has gone through several tropical storms and hurricanes 🌀 but the roof has always held fast. I am afraid the roof I put on won’t be as strong as the one that is on it now!

I could see the insurance company saying something like the roof has to be inspected every 20 years which mine has (and there’s nothing wrong with it) but to require the roof to be replaced every 20 years is beyond ridiculous! Right. But most people didn’t LIVE there. The local economies stink, always have. And that was why housing used to be cheap. Now that housing is expensive, there is no economy to support that.

Im so blessed I lived in Florida since the 70s. In 2011 after a divorce where I gave up 2 beach side houses. Started over with zero at 54. Went back overseas, came back in 2013 bought an old house at the bottom of the market for 40K sold it in 2021 during the covid BS for 180K to some friends could have gotten way more. Bought 45 acres in the Ozarks for $84K, 2 houses , 3 barns several outbuildings, creeks, ponds, trees, deer and pigs etc... property tax is 124 a year. I dont miss the mass influx of people after the mid 90s, I do miss surfing and spearfishing but like it here way better.

Darn. When I was younger, dry wall was $3 a sheet. We didn't have dry wall screws, used nails. Replace all the dry wall in a room in 4 hours. No inspections, no permits. No delays. Two times I had hurricane damage, insurance company didn't even answer the phone for 2 months. Fixed it myself. Zero cost, cause, I bought roofing material next morning, before they were bought out. Sold the leftovers to my buddy, who paid my total cost, just be able to get repair material.
Thanks for all the great information. Why cant the Governor come up with a plan for some stardard for theese older homes (30yrs and older) so your insurance is not $10,000 a year. Even if you replaced roof, plumbing electrical garage door, impact windows eetc etc you still cant .ower your insurance. Most people can not afford self insurance bcuz still havee over $150k owed on mortgage Plus issue e with condo association fee increase over 40%, llts of people gonna lose homes. Truly sad

I'm in N. FL but at least 25 miles from the coast. No issues with flooding. Don't build on low swampland or on the coasts and forget about building basements or underground garages, and FL would have much less "flooding" risk.
The real question is, "How stupid do you have to be to build or buy in Hurricane Alley"? Over the years, I have moved my house to Florida for the winter. And my house could leave with me if a storm was coming. RV is the only way to live nowadays.

Well, they did that here in Meyerland, Texas. There’s a conspiracy one of the Bayou floodgates were opened for possibly the wrong reason and they retired all the 75 and 80 year-old. They didn’t get them the first time but the third time they didn’t have a choice you can build back, you have to raise the house you cannot get permits to remodel it. Imagine that 250 to 300,000 to lift a house. Most of them sold the house for pennies on a dollar and now there are mansions and the tax base, somebody singing, hallelujah, and all those hard-working seniors that just wanted to kick back and relax, well you know that ending of the story
Loophole to the flood disclosure requirement: Most people don’t have flood insurance; therefore, when asked if you had any flood CLAIMS, you can say NO. Because, no flood insurance - no claims. The disclosure does not ask you if you have ever been flooded; it only asks if you have ever filed a CLAIM. So, a Seller can say they have filed no claims even though they have been flooded.
We had to sell our home as is after Hurricane Sally. Universal Property and Casualty Insurance Company still hasn't paid us. Public adjusters were unqualified joke. And apparently attorney is as well. And we are in N.W. Florida.
Move to Arizona. We don't have Bugs, we don't flood. We are sunny all year long. Everything is air-conditioned. No Earthquake's, no valcano's, no hurricane's. Insurance is cheap.

Well insurance companies are leaving people hanging. That family with the drop off into their living room is classified as a basement. I'm from Ohio fl dosant have basement. They had flood insurance. Fl people should look at their insurance policy. I had to and I found out I wasn't covered. The game has changed.

Do your research. The flood zone data is readily available online. Dont build in the flood zone or make sure it is built to the current code. If you own the home outright then tell the insurance companies to pound sand

If you build a ground level home in a flood zone, you are asking for it. I wouldn't insure them either. Build them on stilts or don't build them at all.
Florida is slowly submerging and they know it so all the investors developing are taking maximum profits as prime real estate. Absolutely, insurance and taxes will rise until the federal government deems the land uninhabitable. Meanwhile all the victims that bought and loss get replaced by large investors getting payouts from claims and rental driving the prices up astronomically. Many will forfeit from pulling equity and being optimistic.

Typically it has to do with age of the roof. Insurance companies don't want to insure homes where the roof is more than 20 years.
Get multiple roof inspections then call local tv and expose

Bought 45 acres in the Ozarks for $84K, 2 houses , 3 barns several outbuildings, creeks, ponds, trees, deer and pigs etc... property tax is 124 a year. I dont miss the mass influx of people after the mid 90s, I do miss surfing and spearfishing but like it here way better.

Darn. When I was younger, dry wall was $3 a sheet. We didn't have dry wall screws, used nails. Replace all the dry wall in a room in 4 hours. No inspections, no permits. No delays.
Two times I had hurricane damage, insurance company didn't even answer the phone for 2 months. Fixed it myself. Zero cost, cause, I bought roofing material next morning, before they were bought out. Sold the leftovers to my buddy, who paid my total cost, just be able to get repair material.
Thanks for all the great information. Why cant the Governor come up with a plan for some stardard for theese older homes (30yrs and older) so your insurance is not $10,000 a year. Even if you replaced roof, plumbing electrical garage door, impact windows eetc etc you still cant .ower your insurance. Most people can not afford self insurance bcuz still havee over $150k owed on mortgage Plus issue e with condo association fee increase over 40%, llts of people gonna lose homes. Truly sad

Don't buy in a flood zone, on the west coast or panhandle. Zoning in Florida has failed the residents. Any home on water is at risk in a bad storm.
Buying property isn't the problem. Ridiculous cost of homeowners insurance is. If you can even find a company to insure a property.

Attorneys and scammer roofing companies screwed up the insurance. Home owners that bought into the free roof also helped screw up the insurance.

I'm in N. FL but at least 25 miles from the coast. No issues with flooding. Don't build on low swampland or on the coasts and forget about building basements or underground garages, and FL would have much less "flooding" risk.
The real question is, "How stupid do you have to be to build or buy in Hurricane Alley"? Over the years, I have moved my house to Florida for the winter. And my house could leave with me if a storm was coming. RV is the only way to live nowadays.

Well, they did that here in Meyerland, Texas. There’s a conspiracy one of the Bayou floodgates were opened for possibly the wrong reason and they retired all the 75 and 80 year-old. They didn’t get them the first time but the third time they didn’t have a choice you can build back, you have to raise the house you cannot get permits to remodel it. Imagine that 250 to 300,000 to lift a house. Most of them sold the house for pennies on a dollar and now there are mansions and the tax base, somebody singing, hallelujah, and all those hard-working seniors that just wanted to kick back and relax, well you know that ending of the story
Loophole to the flood disclosure requirement: Most people don’t have flood insurance; therefore, when asked if you had any flood CLAIMS, you can say NO. Because, no flood insurance - no claims. The disclosure does not ask you if you have ever been flooded; it only asks if you have ever filed a CLAIM. So, a Seller can say they have filed no claims even though they have been flooded.
Just check the Fema maps for required finish floor elevation, hire a lawyer, realtors have incentive to lie.

We had to sell our home as is after Hurricane Sally. Universal Property and Casualty Insurance Company still hasn't paid us. Public adjusters were unqualified joke. And apparently attorney is as well. And we are in N.W. Florida.

Zillow, Redfin, ect putting this info right up front for buyer to KNOW, that is a good thing. Sorry for sellers that insurance upper managers/bosses walk away with 100's of millions in bonuses, but cancel and deny their claimants, and leave, or don't care. Sellers beat up Gov to get that fixed. Have your properties historical documents available, and show what and when upgrades preformed and in code. I buy, and something not disclosed, welcome to decades in court from me, You will be my new hobby.

Do your research. The flood zone data is readily available online. Dont build in the flood zone or make sure it is built to the current code. If you own the home outright then tell the insurance companies to pound sand

If you build a ground level home in a flood zone, you are asking for it. I wouldn't insure them either. Build them on stilts or don't build them at all.
Florida is slowly submerging and they know it so all the investors developing are taking maximum profits as prime real estate. Absolutely, insurance and taxes will rise until the federal government deems the land uninhabitable. Meanwhile all the victims that bought and loss get replaced by large investors getting payouts from claims and rental driving the prices up astronomically. Many will forfeit from pulling equity and being optimistic.
