As a true real estate investor I was able to sniff out his talking points as unrealistic … especially with returns over 9% because that’s what a hard money loan costed at the time. The problem is that our ethnicity is easily persuaded by “good talkers”

You're barely breaking even for a payoff that could go either way. Not worth it.

Both. He did a bait and switch on me with his “Credit to Cash” program. Said the interest rate would be 3% but after I paid the $1,000 program fee, I learned that the total interest would be closer to 28%. I may as well fund my business with a credit card, smh.

The reason I ask is because how was he able to refinance on the property, funded solely by investors, and buy property for himself without having to split the amount gained from the refinance, with the investors?
There were contracts from what I researched however the contracts were created in his favor and allows him to get away with certain things. Also… a contract only means you can sue … but doesn’t mean you should sue or can win. Taking someone to court is expensive and most investors could never afford it so they’d rather just lose the investment money

You can buy a small vacant lot for 40K and own it yourself. I bought one for 19K in 2016 that is easily worth 3-4 times that now. All I have to do is have it mowed a few times a year and pay taxes on it.
@@articledon4880I will try to sell it when I think it has reached a good value or when I need the money. The area is near downtown and has a lot of new construction. Look for an area near another area they are already fixing up. If you go to Zillow and search lots you can see all of the lots. Some people are able to get the owner to owner finance them the land. I have never done that but it is an option. Land can be hard to sell, so some owners will consider financing you. I would be careful with that though lots of scams out there. I would rather find something cheap enough to pay in full.

I think black people need to stop looking for saviors or people to trust and do your own research and blaze your own path. But I agree. He actually knew dude personally, he of all people should have seen the red flags.
You can buy a small vacant lot for 40K and own it yourself. I bought one for 19K in 2016 that is easily worth 3-4 times that now. All I have to do is have it mowed a few times a year and pay taxes on it.

@@articledon4880I will try to sell it when I think it has reached a good value or when I need the money. The area is near downtown and has a lot of new construction. Look for an area near another area they are already fixing up. If you go to Zillow and search lots you can see all of the lots. Some people are able to get the owner to owner finance them the land. I have never done that but it is an option. Land can be hard to sell, so some owners will consider financing you. I would be careful with that though lots of scams out there. I would rather find something cheap enough to pay in full.
While he certainly made a bad judgment, how does this negate the facts on investing in duplexes, triplexes and quads he preaches? No one is 100% perfect in business and I appreciate him taking accountability for this 40K loss.
I feel for the people involved who lost money BUT when I listen to him speak… nothing about him seems authentic, genuine, or knowledgeable. He seems like a slick talker who uses terms that are just out of reach for the laymen. His message sounds good but it’s of no substance. He has nothing tangible in the real estate industry that proves he’s a “guru”
