    When someone says they are a 3 time felon and an ex drug dealer- why does that give you credibility in the black community? We as a community needs to answer that question or else this will happen again

      I agree with your assessment and I also saw the red flags years ago before I invested with him. As a true real estate investor I was able to sniff out his talking points as unrealistic … especially with returns over 9% because that’s what a hard money loan costed at the time. The problem is that our ethnicity is easily persuaded by “good talkers”

    No. He walked away with all the money exactly as he intended. He succeeded. When someone steals exactly the way they planned it, that’s not a mistake. That’s a successful corruption.

      No law firm is going to take it on unless its a payoff that's worth it. Lawyers take 30 percent of a judgment. 30 percent of nothing is not worth it to a law firm.

      @@brotherted9212 Of course it did. But 30 percent of 13 million (tops) is 3.9 million. Im guessing at least 3 of that was just blown by morrision and cant be recovered, so lets say around 3 million is the reward( 30 percent of 10 million) for the law firm. After taxes, around 1.5 million for the firm suing before paying attorneys. Lets assume 2 years of litigation at a cost of 4 attorneys and/or paralegals on the case at an average of 150k/year each. You're barely breaking even for a payoff that could go either way. Not worth it.

    The problem Julien will have is most of the Tusla investors only invested $500. I don't see too many people still crying over $500 after 6 years. He, however, invested over $30K so I can see why he isn't letting it go.

He got lots of people who the black community trusted and off their track record he obtained funds. Many of these same people were too ashamed to admit old boy got them too didn't warn the community after they realized they'd been had. Tariq Nasheed was pretty much the only one who promoted him at first that said this nicca is a scammer and I regret endorsing him. It's not that people were simply not being financially literate. Even the most financially literate people in the world gets got sometimes.

      No he bought himself a home and property with he funds money and put it in the name of an LLC. He took too much money to "manage" the fund when most fund managers take less and/or defer the fees until the fund makes money. Now he's going to sell the black house and likely not give the funds to the investors but pocket that money. What he did may not be a crime, but it was definitely wrong and a scam.

      He was also tactile in how he refinanced the black house (which was paid outright) then paid himself millions before deciding it’s all over. This was deception on a level I’ve never witnessed in real time. As a real estate investor myself, im embarrassed by this fumble.       That's why his management costs were so high because he was like, imma get mine, and if TREF succeeds, all well and good, but imma get mine whatever happens.
      The thing is, I believe initially he had intentions to do what he said, but because of his greed, him taking so much money out, the project couldn't sustain such regular losses, and that's why the project failed, because he was taking so much money out especially when he was achieving zero success.
      Any company would fail under that kind of supervision.
      Such an horrendous abuse of trust.
      So many people believed in this man, and he shamelessly betrayed them for his own gain.
      I could never do that.
      My conscience would eat me up alive.
      My reputation ruined forever. My legacy as a thief forever more!
      Nah, I couldn't take all that.

    Did he scam people?? Or was it more that he just lacks the experience he professes he has in that large of a fund? I say this because it seems like the black community props up people that become self made with little knowledge ( but have street knowledge and are praised) in an area and then when that little knowledge shows up in larger things like this, they want to grill him as a scammer. But, Maybe its rightly so because you're expected to have a certain knowledge at this level and he clearly does not. Any thoughts?

      Both. He did a bait and switch on me with his “Credit to Cash” program. Said the interest rate would be 3% but after I paid the $1,000 program fee, I learned that the total interest would be closer to 28%. I may as well fund my business with a credit card, smh.

    I have a question and I don’t mean to troll or insult anyone:
    Was there some type of contract drawn up for the investors that stated Jay had complete control over all of the funds without a board or any type of voting system? The reason I ask is because how was he able to refinance on the property, funded solely by investors, and buy property for himself without having to split the amount gained from the refinance, with the investors?

      There were contracts from what I researched however the contracts were created in his favor and allows him to get away with certain things. Also… a contract only means you can sue … but doesn’t mean you should sue or can win. Taking someone to court is expensive and most investors could never afford it so they’d rather just lose the investment money

      That wasn't a investment from the beginning. It was ALWAYS meant as a scam. Bankruptcy is just a way to not have to pay the idiots who gave him money. Never trust a fast talk nicca in a suit that has nothing tangible to show for his so called business.😌

      🎯🎯 saddest part is he clearly didn’t know what a real estate investor does. He had a slam dunk opportunity that god gave him to turn millions in capital into wealth for many families and dropped the ball. What’s even sadder is that I don’t feel sorry for him because of how he has continued deception up until the last minute with this fund

      You can buy a small vacant lot for 40K and own it yourself. I bought one for 19K in 2016 that is easily worth 3-4 times that now. All I have to do is have it mowed a few times a year and pay taxes on it.

      @@articledon4880I will try to sell it when I think it has reached a good value or when I need the money. The area is near downtown and has a lot of new construction. Look for an area near another area they are already fixing up. If you go to Zillow and search lots you can see all of the lots. Some people are able to get the owner to owner finance them the land. I have never done that but it is an option. Land can be hard to sell, so some owners will consider financing you. I would be careful with that though lots of scams out there. I would rather find something cheap enough to pay in full.

      While he certainly made a bad judgment, how does this negate the facts on investing in duplexes, triplexes and quads he preaches? No one is 100% perfect in business and I appreciate him taking accountability for this 40K loss.

    I feel for the people involved who lost money BUT when I listen to him speak… nothing about him seems authentic, genuine, or knowledgeable. He seems like a slick talker who uses terms that are just out of reach for the laymen. His message sounds good but it’s of no substance. He has nothing tangible in the real estate industry that proves he’s a “guru”

    But the thing with investing is that youre going to make mistakes. So to anyone who did invest in the fund i hate that you lost but just take that L and make more informed decisions on the next one

      A failed business where he took funds and bought himself a house and a building or his wife to record podcasts in the same of an LLC to hide the fact that he bought it for himself and taking exorbitant "management fees is a scam. He lost money in real estate when real estate was a goldmine.
