    My ❤favorite house is the first one , it looks like a castle a bit , big mistake the builder didnt build the entrance to the balcony from the bedroom in front it’s wasted space up there in the tower😢.

    I think the bills are dropped the ball on these homes at this price point. To put in those light fixtures was a horrible choice it's a high-end house with Walmart fixtures

    Pre wired??? What are you talking about?? All houses are predicted because they're new. I've never seen a new house not wired for hook ups.

      Some have can lights and pre-wired for a ceiling fan and some are pre-wired only. I point that out because some people want the additional can lighting.

    There is a separate lagoon fee of $117 quarter

      Correct. This is from the purchase contract on one that one of my clients is purchasing in this section.....HOA dues are $612/quarter and the Lagoon Fee is $112 per quarter there will also be a one-time $300 contribution to the HOA and $1,765.50 to the Mirada Club at closing.
      Each builder's HOA and CDD fees can vary.

    Why so much standing water in the backyards a little concerning with all the bugs but still very nice homes

    • @joshbryanrealtor

      It had just rained really hard and I’m assuming that the yard was already saturated with the new sod. I say this because I had just got done walking a vacant lot and there was no standing water on that lot.

    HATE this new trend of no Fridge, window coverings, and now it seems light fixtures are being added to this list.

    • @joshbryanrealtor
      @joshbryanrealtor  ปีที่แล้ว

      Not sure it's a new trend. When I built a home in 2016, the fridge was NOT included nor blinds and can lighting was an upgrade. All of those things are options if you want to pay for them.

    I think the HOA is $241 quarterly

    • @joshbryanrealtor
      @joshbryanrealtor  ปีที่แล้ว

      Not in this section. This section is more than a lot of Mirada because it is in a gated section. I just sold one there this weekend and this is in the contract….HOA dues are $612/quarter and the Lagoon Fee is $112 per quarter there will also be a one-time $300 contribution to the HOA and $1,765.50 to the Mirada Club
      at closing.

      @@joshbryanrealtor ouch! I’m in Mirada in one of the Dr Horton lots and it’s about $240 per quarter.
