Happy Sunday! In this week's episode I chat a bit about the current state of the real estate market here in NYC and give you a tour of an "average" apartment on Billionaires Row. Comment below what kinds of videos you would like to see in the future!
Too much chat Erik. You mentioned realtors like to say “natural sunlight” hahaha. Realtors and salesman like to say lots of nonsense that make you sound cheap. The following you said during your walk thru. You’re so much better, stop sounding sooo cheap and using unneeded words. Less is more. And people always recognize bullshit and a “salesman.” Great room? It’s a living room with a dining room next to it. Not a great room, sir. “First guest bedroom”? There’s 2 bedrooms. Master and guest. Did we miss a “2nd guest br”? “Primary bedroom suite”?? It barely fits a King, and is super tiny. It’s not a suite! 10’ x10’ windows for the 86th time!. “Refrigerator/freezer combo”?? What? Every refrigerator made comes with a freezer. “And here you have your “steam shower”? Again, added useless, cheap salesman words and talk. Finally….”Chef’s kitchen”?? It’s a kitchen. Nothing special or “chef” about it.
$10 million for ~1,800 sq ft is insanity. For that amount you could buy a beautiful single family home (townhouse) on the Upper East Side with much more living space and just steps away from Central Park.
The big question has to be, have the developer sorted the issues that made it the most controversial building on billionaires row? The issues with plumbing, the lifts, the garbage shoots, the motion sickness caused by the swaying in the wind, building owners trying to force owner, against their will, to spend $150k a year in internal restaurant. Not to mention the ongoing lawsuit where dozens of owners are suing a the developers over design flaws. No matter how cheap, I’d avoid this building.
Can you imagine the shock on management's face when a resident calls down to the office and ask for them to fix something? They probably had no idea people even lived there.

You're telling me that I can live in an ugly building in a pretty standard-sized apartment for tens of millions. If I had the money and wanted to live in New York, I'd buy a classic townhouse for much less.
I feel like a handful of people miss the point about apartments on billionaire's row: it's not about having the most gorgeous design of all time or having the largest place in NYC. It's about the prestige! Anyone who CAN afford such a place will purchase it for the sheer sake of having an apartment at 432 Park Avenue (or wherever). Like it or not, it's a symbol of class status.
@@oliviaw.2842 still, with no balconies or terraces I just couldn't, it's like a jail in the sky- getting out is a process. Also the building doesn't have any amenities
@@oliviaw.2842 anybody who buys it, even if you can afford it, is a sucker. Prestige? That’s how people get you to spend money frivolously, with very little to show for it. If people pay that kind of money for something like this, they need to reevaluate what they’re doing with their money
2:43 - clever stuff ! 6:15 - beautiful 6:22 - in Scandinavian countries where they have polar night for many months, they have lights in shopping centres set to the hues of sunlight to prevent bad mood from lack of sunlight. So technically, that's artificial sunlight , non-natural.
The units under the open sections to allow wind to pass through the building get free pots and pans to catch the water leaks when it rains ! Now that's a deal !!!!!
We use the phrase “natural light” as a selling feature, rather then natural sunlight. I think it just reiterates that you don’t need the overhead lights on to light a space during the day. I’ve never really thought about it too much before, but your video made me ponder! The apartment is beautiful, although you’ve shown some other amazing ones for 10m.
This is the most beautiful apartment. I love the way Erik goes about his job. But the truth is; without making good investments, no one can ascertain the kind of money required to own such properties. I am retiring next yr at 55 with 3 houses paid off worth 40.5 million. I realized that the secret to making a million is making better investments.
May I ask which investments are good? I've had an apartment for quite a while now but I've found it difficult to increase the luxury of my interiors. 😏😏😏

Thanks for the advice. I found her page already. and left her a msg. It won't be a bad Idea to be investing while working. So someone can get the house the dream for!!
My questions are: Why would you want to live in New York? Why? The city is dirty, crowded, and overpriced, and there's trash and rats everywhere. Air pollution is high and you're prone to depression by living in closed walls. Why would you want this lifestyle? why? What do you have to prove?
I wonder what incentives the developers got for building this building. If half of the building sits empty, I wonder what was the point of building this? I saw a video where it seemed like they built this for tax credits and it sits half empty because there was never really a plan for it to be "anything". Correct me if im wrong!
You are sort of wrong. It doesn't sit empty. I believe all or at least most appartements have sold. However, half of the appartements aren't occupied. An appartement in this building, especially the high end ones, are not to live in, they are an investment. Same as old wine, you have it, but you don't tend to drink it. So they just sit there while the owner is having lunch in Dubai while living in a modern home in LA.
@@l.s.vanahee6922 In a sense from what I understand its just something the government helps with the ultra rich. Building random high rises so they can "invest" there money. I am not against the rich at all. I support capitalism to the fullest as I am a business owner myself but Its just sad to see how the U.S. is low on inventory in terms of housing and we have buildings like this one that is mostly empty and mostly owned by international billionaires while our own citizens cant find and cant afford a place to stay at. Sucks!
@@Tkenny35 this comment! The issue the average American has with the elite is essentially what you just described- waste. We have an issue where overindulgence becomes waste. And supporting capitalism doesn’t mean you have to support the rich. If you truly support capitalism (not a personalized definition) then you must agree with paying the fair share of taxes. Capitalism cannot be sustained otherwise. The poor cannot give what they don’t have. Don’t even get me started on the psychology and sociology of what happens next.
@@Kadasberry11 but at the end of the day, whether you like capitalism or not it’s still benefits the well to do more so than the average Joe or the working poor. Capitalism was alway meant to benefit those who are already rich.
@@l.s.vanahee6922 Definitely Dubai. Dubai is safe, clean, efficient and modern. That said, I twice have been approached by beggars in Dubai. Once while getting off the Metro in Dubai one evening, I was approached by a well-dressed young man desparate to sell his iPad for cash. Once in the working class neighborhood of Al Quds I was approached by an old woman dressed in rags begging for any cash. Oh, also, on The Pointe, I was offered a ride by a car near the taxi stand, but when I got in there was no meter and I complained he was just an unlicensed driver trying to make some quick cash, and I got out because I wanted a registered official taxi. So Dubai you still have to be careful, but it is petty stuff.
If I had that money I would not be living in Midtown, instead I would go downtown, west village where the atmosphere is much more relaxed, the Hudson parkway is a real luxury on your doorstep and the eating/drinking out options are less pretentious. Always a great insight into these billionaire row apartments Erik but who lives here? Mostly empty no doubt.
It's nice, but except for the bathroom, it looks like an office/ office building. I do like the kitchen, and dining area in the corner; lots of light, great view.
Nope for 10 million $ i would buy an older renovated Townhouse in the Upper Eastside for around 6-8 Million and had a lot of money left for a chauffeured limousine, dinner parties, carribean holidays and a lots of visits to New Yorks City´s best restaurants.
@@jlin995 poor man mentality is throwing money aut of window for stiupid shit like that. U know there are also rich idiots and these apartments are made for them.
Idk how ppl have convinced themselves that Manhattan isn’t a slum. That building is bad, that unit is worse, and the only thing eclipsing those is the terrible price that is not even a function of supply and demand
The apartment is well designed. How strong is the screen under the window? My concern is small pets and children. The kitchen is perfect. The real estate prices could be cheaper. I guess it's supply and demand. As long as people are willing to pay more, they're charging more. However, for some reason, NYC's market doesn't seem to respond well to people just leaving. It'll take them noticing people renting only say 3k per month places for the 4k per month places to lower the rent rather than sit empty. The historic facts at the end were fun.
After a horrendous 2022, shell-stunned financial backers have misfortunes to recover and a lot to consider, as an expansion report and a pile of different information did close to nothing to change assumptions that the Central bank would probably keep climbing intrest rates regardless of whether the economy dials back, And that implies more red ink for portfolios for the principal quarter of year 2023. How might I benefit from the ongoing unstable market, I'm currently at a junction choosing if to exchange my $250k security/stock portfolio.
Center around two key targets. In the first place, remain safeguarded by realizing when to offer stocks to cut misfortunes and catch benefits. Second, get ready to benefit when the market turns around.I suggest you look for the direction a representative or monetary consultant.
@Drago250 Much appreciated, I gazed her upward on the web and was profoundly dazzled by her qualifications; I reached out to her since I really want all the assist I with canning get. I just set up a call.
Why on earth would anyone want to live here? The neighborhood is all office buildings, and you’re not that close to the park. The building has a ton of documented problems and you can literally see the construction defects in the wall separating the sidewalk from the courtyard. For $10 million you can get a much nicer and larger apartment in a much better area.
This building, like a few other recent ones, has pushed the limits of engineering perhaps a little too far to achieve the ultimate in snob appeal. Reports from several sources have detailed problems that have yet to be resolved, and I believe much of the building remains vacant. I suppose there are billionaires who can afford to spend money on a place they will never live in, but I can think of better investments than this one.
you motivate me to be more professional and successful. great job on your content. well thought out, very well presented, down to earth and entertaining.
Imagine spending that kind of money and sharing walls with other people. Forget it. The prestige is the main selling point. Nobody says natural sunlight. They say natural light, meaning sunlight in a more marketable turn of phrase.
I used to live in the city and while it was amazing and always busy, I have noticed that it is always crawling with homeless people and druggies(I'm not shaming them, and it is sad that people can lose everything in a second... but just stating the obvious). I find myself currently in Arizona where there is so much more space and the environment is 10x better for me and my family.
Great overview. I was expecting you will visit the facilities. They make or break the tower. So restaurant, theater, pool, or any other thing that is a plus. As presented, without the facilities it just looks like a nice space, and you can have the same in a tower for say one-half to one-quarter of the money, right there in NYC. We have seen some in this exact channel.
Ngl that place looks like it runs pretty damn hot lol getting all that direct sunlight. I would hope the windows are UV treated but I could also see them not having been.
I woukdn' want to live tgere too. Not even for free, caged in glass with all that harsh sun, putting on the sunglasses. lol I prefer a normal house with trees around it. Maybe at a lower floor... I would get bored with the view anyway.
Your businesses will make you rich but your investments will make you wealthy. We all deserve to be rich and have financial freedom. I pray everyone here becomes extremely successful.
I think people mean “direct” when they say “natural” sunlight. As In it’s not from the reflection off another building or from other buildings across from you being illuminated
Thank you for the tour. Anything above the reach of a ladder truck causes me unease but pop those apartments on the third floor, and I'm in. if I were stinking rich, that is.
If I was rich enough, I think I'd pick a different building in which people actually live. Plenty of fantastic buildings in the area. The apartment looks great btw. Just not a fan of the empty building. But what about the inhabitants of harlem? Surely they don't average on 200k per year there, so you could technically live in manhattan for less😂
The Russian Tea Room is *not* luxury dining. That shit is a tourist trap with mediocre food at best. But I love your videos, I'm obsessed with this building.
Do you know what will not get old any time soon? An Erik Conover NYC apartment tour video. The majority of folks just like myself probably cannot afford them but the appeal of such a thing is just off the charts. 😅
Yeah ok I kinda get it, but there just is an off feeling about the space. It just is way to clinical and for once, it does not seem to be because of the furniture. It just is like a trap, like a boring asylum kind of feeling.
In the video showing the 135 million dollar penthouse, he wore a suit. In the video slumming it in a meager 10 million dollar apartment lower in the building, he’s a lot more casual. In the video showing a studio apartment on the 3rd floor, he wears swimming trunks and a tank top.
Good day to you, Erik! Love seeing your posts and miss you when a presentation isn't made more often. I recently viewed once again your trek to Mount Kilimanjaro...such a superb series of vids. As for this home in the sky, I really like it. The space is perfect for a single person, though can't see a family living there. As for the price, of course it's ridiculous; but if I had the moolah, it'd be a wonderful residence for me...and getting to see those views daily would be a bit of architectural heaven. Take care and give Theo a hug for me.
NYC is too expensive for it's own good... Great City (I live in Manhattan), but definitely not worth these rising prices. Bottle of water $3.75 , bags of chips $2.25 etc... Promotions and raises at work aren't even helping... sigh what's going on..
Who in their right mind would pay that kind of money? First off, NY is already vastly overrated. I feel like everybody who lives there fell for a con and just decided not to leave. It’s insanity. You can pay 10 mill for a home and live like a king. Where I live an apartment if that size goes for 1500. Crazy
It depends on what you want. If you want lots of stuff, yeah, you have a lot more purchasing power pretty much anywhere else. However, you have way more opportunities to meet some incredible people, make connections, etc., and the city itself is structured in a way that makes it easy to spend money rather than time and effort, if money's no issue. But also we're talking about billionaire's row, most people aren't paying nearly that much lol
Well, it's pretty nice building and apartments. Like!❤️ But I'm just a mortal, I can't live in these new panoramic houses where the windows don't open. Have such stunning views and a window with a handle in the area of the legs 🤔
The 50th floor unit is classic chic modern and efficient. The property has lots of EVERYTHING! Thanks, Erik, for the tour and sharing information regarding NYC current living requirement challenges, looking forward to more updates on this important topic.
I see this building every day and I hate it. It seems claustrophobic and like a doll house. Also destroys the skyline. Worst building in NYC by a large margin.
At $10 million I could get a 8,700 sq. ft. house overlooking LA....if I had the money lol. But that view of central park and the city is great. I have to mention how weird that laundry door is. They should've designed that area with pocket doors
I think a town Norway uses mirrors to increase sunlight. Not sure if that would fit the "not natural sunlight" definition. Maybe china does the same with light panels in areas where smog is thick?

6:05 oh fridge never been used before! worth the 10 million then for sure lol ..
Am I the only one that thought this was so underwhelming for almost 10 million dollars???
I live in the crawl space and let me tell you its way more than I expected
LOL🤣
Hey man, came to your channel through Cash Jordan, looks great!
feedback appreciated.. I have something bullish for you to earn in Crypto . DM 👆
Love binge watching these apartment tours so much🥹
The units under the open sections to allow wind to pass through the building get free pots and pans to catch the water leaks when it rains !
Exactly. I knew this and I don't even sell anything
lol came here to say this!
Exactly...this guy is such a poseur.
Thanks for touring!
You have done great for yourself. I’m trying to get onto the housing ladder at 40. I wish at 55 I will be testifying to similar success!
May I ask which investments are good? I've had an apartment for quite a while now but I've found it difficult to increase the luxury of my interiors. 😏😏😏
Credits to *ROCHELLE DUNGCA-SCHREIBER,* she has always had my back all through the process of working and investing. You can glance her name up on the internet and verify her yourself. she has years of financial market experience...
Thanks for the advice. I found her page already. and left her a msg. It won't be a bad Idea to be investing while working. So someone can get the house the dream for!!
Great video. Short & sweet. You packed a lot content in a concise & informative way. What are the taxes & HOA fees?
My questions are: Why would you want to live in New York? Why? The city is dirty, crowded, and overpriced, and there's trash and rats everywhere. Air pollution is high and you're prone to depression by living in closed walls. Why would you want this lifestyle? why? What do you have to prove?
EXACTLY!
Thank you! You can have it!
Bragging rights 🤷🏽♀️
Perfect!
Awesome video and the style you present it . It’s lifestyle and it’s worth the living ✨💯
This apartment is painfully boring to be $10M
Nice presentation way to go
If I had that money I would not be living in Midtown, instead I would go downtown, west village where the atmosphere is much more relaxed, the Hudson parkway is a real luxury on your doorstep and the eating/drinking out options are less pretentious. Always a great insight into these billionaire row apartments Erik but who lives here? Mostly empty no doubt.
Well said, me too.
Great tour and nice to see you pop outside to the local area. The apartments are only half the cost. location location location play's a big part.
It's nice, but except for the bathroom, it looks like an office/ office building. I do like the kitchen, and dining area in the corner; lots of light, great view.
The segue from real estate to mental health was ‘iconic’
Nope for 10 million $ i would buy an older renovated Townhouse in the Upper Eastside for around 6-8 Million and had a lot of money left
for a chauffeured limousine, dinner parties, carribean holidays and a lots of visits to New Yorks City´s best restaurants.
That's the poor man's mentality. The kind of people who would buy these apartments don't care and don't need to save a couple of million.
@@jlin995 poor man mentality is throwing money aut of window for stiupid shit like that. U know there are also rich idiots and these apartments are made for them.
lol u wont get far with that money, u def got no idea how rich u must be to do that stuff
Could have sworn I saw you touring a house in Costa del Sol just a couple of weeks ago.
OH MY GOD! THANK YOU for showing how to open the windows! this was getting on my nerves for years now! Hahaha 🤣 😅😅😅😅😅
The term should just be “natural light” not “natural sunlight“.
A turtle neck in July? I can't be the only one who that stood out for 😅
After a horrendous 2022, shell-stunned financial backers have misfortunes to recover and a lot to consider, as an expansion report and a pile of different information did close to nothing to change assumptions that the Central bank would probably keep climbing intrest rates regardless of whether the economy dials back, And that implies more red ink for portfolios for the principal quarter of year 2023.
@Drago250 Could you please leave your investment advisor details here? I need it urgently.
@Drago250 Much appreciated, I gazed her upward on the web and was profoundly dazzled by her qualifications; I reached out to her since I really want all the assist I with canning get. I just set up a call.
i’m not 40 so idk what any of y’all are saying
Amazing view 😍
I love that you are dressed casually for this video!
-- Even if I could afford it, I wouldn’t want to live in this building. Just my opinion. 😊
Views are amazing but building is horrible looking and has tons of issues
rich people family doesn’t live in these buildings either
I woukdn' want to live tgere too. Not even for free, caged in glass with all that harsh sun, putting on the sunglasses. lol I prefer a normal house with trees around it. Maybe at a lower floor... I would get bored with the view anyway.
That chandelier in thee master bath had one black crystal on it. Is there some secret reason for that, or did they just run out of clear ones?
For $10 million I want more than just 2 bedrooms!
NYC for u.
Is the furniture included in the price $. I wish you would have showed the closets in both bedrooms. The vantage point is breathtaking!
Most people venture into investments to be millionaires, meanwhile i just want to be debt free
Your businesses will make you rich but your investments will make you wealthy. We all deserve to be rich and have financial freedom. I pray everyone here becomes extremely successful.
When you invest in crypto you are buying days you don't need to work
I'm enjoying working under a platform that brings good returns in my life and I've been making my weekly returns without stress all in crypto
Investing in crypto is the most profitable investment due to its current rise, huge profits and future benefits.
I'm from Italy, have been into crypto investment for 5 years, it has been a wonderful experience
I think people mean “direct” when they say “natural” sunlight. As In it’s not from the reflection off another building or from other buildings across from you being illuminated
Content has been pretty sparse. Is everything ok?
Thank you for the tour. Anything above the reach of a ladder truck causes me unease but pop those apartments on the third floor, and I'm in. if I were stinking rich, that is.
If I was rich enough, I think I'd pick a different building in which people actually live. Plenty of fantastic buildings in the area. The apartment looks great btw. Just not a fan of the empty building.
But what about the inhabitants of harlem? Surely they don't average on 200k per year there, so you could technically live in manhattan for less😂
yeah but harlem has a person doing heroin or crack in almost every corner
@@johansjournal Must be other places you can live, let's say for 10-15?
yeah i was thinking the same thing 🤔 people living uptown don't make a quality million a year
Projects, stabilized and subsidized rent. Also, above UES and UWS the vibe definitely change.
it's so ugly from the outside; the existence of that building, towering over the rest, is an insult to NYC.
Yay Erik is back 😃🎊👏🏾❤️👏🏾
Never would pay 10 million for that amount of space. But thanks for showing this apartment!
Right I need some land or something
The Russian Tea Room is *not* luxury dining. That shit is a tourist trap with mediocre food at best.
But I love your videos, I'm obsessed with this building.
I like the gray marble on the ground of the street entrance of the building. Beautiful condominium with a nice view.
i live in a 1 bedroom ex council flat in scotland with a cat and a dog. I like to think im fortunate.
3:47 Damn, dude! Step on it!
Do you know what will not get old any time soon? An Erik Conover NYC apartment tour video. The majority of folks just like myself probably cannot afford them but the appeal of such a thing is just off the charts. 😅
This shit is not worth $10 million. Especially with all that tacky furniture. No wonder this building is half empty.
Oh cool. 10 million for a tiny ass apartment
This is NYC bro.. the city is one of the expensive cities in the world.
This video makes me feel like I got the world’s best bargain - the same amount of space for less than 5% of the cost
Yeah ok I kinda get it, but there just is an off feeling about the space. It just is way to clinical and for once, it does not seem to be because of the furniture. It just is like a trap, like a boring asylum kind of feeling.
Vivarium for sure
If I had money to afford this type of apartment I would still much prefer to live in a brownstone full of history and character
I feel like the only thing going for these apartments is the location being right in the city, other than that it doesn't have much appeal to it imo
@@legacyof7 I tend to think of them as just investment properties. Seems like a big game of hot potato though...
Interior and architectural design perfection.
Eric, excellent, excellent job on the video and tour! (As per usual.) Best Regards…
Like!❤️
But I'm just a mortal, I can't live in these new panoramic houses where the windows don't open. Have such stunning views and a window with a handle in the area of the legs 🤔
"It's just your basic bedroom." For THAT price?!
Natural sunlight….I’m gonna stop saying it😂😂 👍
The 50th floor unit is classic chic modern and efficient. The property has lots of EVERYTHING! Thanks, Erik, for the tour and sharing information regarding NYC current living requirement challenges, looking forward to more updates on this important topic.
It's not worth $10mil
The boating in central park is now $20 + $20 - I was there with my gf yesterday.
I see this building every day and I hate it. It seems claustrophobic and like a doll house. Also destroys the skyline. Worst building in NYC by a large margin.
Generally I am more in the favor of the art deco style skyscraper
It is strange how small the footprint is after seeing videos like this, isn't it? Like you can walk past it in 15 seconds.
Hello. What color are the walls painted? Is there a color code?
To me, the building and apartment are soulless
theres other videos that say this as well
NY lost it's soul.
At some point, the whole pseudo-minimalist look is gonna go out of style and they'll have an even bigger problem lol
@@ChrisCherchant lol fr. 30 million for an apartment with plain furniture.
Great views...
At $10 million I could get a 8,700 sq. ft. house overlooking LA....if I had the money lol. But that view of central park and the city is great. I have to mention how weird that laundry door is. They should've designed that area with pocket doors
Hi Erik, where did you get your grey pants from? I really like them!
I think a town Norway uses mirrors to increase sunlight. Not sure if that would fit the "not natural sunlight" definition.
Maybe china does the same with light panels in areas where smog is thick?
