I have been subjected to these standards in plan design. I really think in general it's a good design principle especially as I am one of the "aging in place". Here are a couple not mentioned. 1) Being required to (suggest 36" clear but not required) in front of a bathroom water closet is a hard sale to a client when standard layouts work with 24" clear for most design arrangments. We have efficient bathroom designs that work and trying to get that extra foot is not as easy as it seems. 2) As for 2'-10" min door requirements, I have been building for a long time, and good luck finding that size door. I think that came into code to fit into a 3ft hallway but we know that won't work if you want a finish trim.
Hi Fredrick. 24” of clear space is the minimum required in front of water closet (CPC 402.5); not sure what the 36” clear is that you reference. Regarding the 2’10” door, that requirement goes in effect on July 2024, which should give the industry time to adjust. Also, people with disabilities were considered when these age-in-place provisions were presented at the legislative level, hence - wheelchair users - which is the reason for the 32” net clear opening that the CRC R327.1.3 stipulates, at least how I understood the hearing... Keep in mind that these provisions are new and it is quite likely that there will be future amendments and clarifications that will change the age-in-place standards. If you recall, CA Housing and Community Development Department is the agency tasked with creating the age-in-place provisions in the Residential Code - they welcome input from industry professionals like yourself; if you are interested, here is their contact: (800) 952-8356 or email at -- Title24@hcd.ca.gov P.S. if there are requirements your local jurisdiction is requiring that are more than the Code minimums, remember that local AHJs (through a local Ordinance) can do so.
