Carriers needed to get back to underwriting risks for the ACTUAL exposure to the company to rein in premiums and frivolous litigation expenses. Owners usually sue carriers when portions or entire claims are denied due to "lack of maintenance", not a covered loss under any homeowner policy. Those litigious owners are costing the rest of us policyholders a lot of money often repairs cannot be made until all the old water intrusion is addressed. My premiums should not go up because people think they can neglect a home and insurance will pay for the additional costs of repairs. Everyone got on the home ownership bandwagon and expected they could continue to treat their home like a rental someone else is responsible for maintaining.

Blame the roofing scams. Same thing happened in Florida until legislation was passed. People with a 20 year old roof might experience a hurricane and some shingles fly off. Roofing companies would drive through the neighborhood promising "no-cost" roof replacement. All this meant was the roofing company would threaten to sue your Homeowner's Insurance if they didn't cover the roof replacement cost after a hurricane. Initially the insurance companies caved, because it's cheaper to cover a roof than go through a trial. Now they just drop you.
I work in this industry every day and this is exactly true. It seems great and all but two or three years after you get flooded with door knockers policies will change and then even after insurance company has cashed out millions maybe even billions they will still be the bad guy so do business. You’re just gonna get scammed and then even be the bad guy.

Progressive canceled our coverage on 4 vehicles because they couldn't see them in the driveway on Google earth! These darn insurance companies are outta control just like everything else! It sucks
agreed. progessive said they could save me money. at the end it would cost me 100s more to switch. the lady kept trying to upsell flood insurance, also she went over and over for 30 mins on what types of flooring are in my home... did you know if you have hardwoods or vinyl in one room they will drop your monthly premium by 100 to 200 a month... insane.

Insurance companies cannot use credit score alone to increase premium or cancel you. This guy obviously is not maintaining the home, moss undermines the roofing system, it actually feeds off materials. The plant material and debris cause excessive moisture making shingles to lift, curl and seperate from the decking allowing the wood decking to rot & leak. The carriers have a duty to hold down rates per insurance regulation. I should not have to pay higher premiums because he ends up suing his carrier when they deny his roof claim due to lack of maintenance & wear & tear or if they make a business decision to pay for his new roof and rotting decking under some bogus claim.

I dont think that's going to do it. They've been doing this is California for years already. They drop people, and it's totally arbitrary. You have no way of contesting it if they drop you due to their secret drone inspection, you have no protections order than suing the insurance company (and good luck with that). The deeper problem is that we have an oligopoly in home owners insurance. If you don't like something the oligopoly is done, that's too bad, because there's no one else to go to. IMO the big four collude to raise prices for customers, like a cartel. i think they've tacitly signaled to eachother that they're not going to compete on prices, and they all collectively raise premiums. There's no choice and no competing. So these insurers push the envelope to see what the market will bare, and there's nothing customers (and often, even state governments) can do about it.

Mapfire insurance through AAA in RI canceled my father's after 40 yrs. He has a 4-digit policy number and has had both home and auto. The inspector made ridiculous and false claims, and there was no way to contest them.

Tge goal of every insurance company is to not pay out any claims. Cancelling old policy holders is just lowering their risk of having to do so. Older buildings are at much higher risk of damage or repair s being needed.

They sent me out on every water damage claim made in my area. Phoenix Arizona. I can usually find 7-10 code violations in every building. I say code violations, and they denied the claim. Insurance is not to cover deferred maintenance. It is to cover perils and items listed in their policy based on selected protections. It would be like you asking your insurance company to pay for your tires because they are balding from driving them. Shingles, just like tires, are a consumable item and it typically not covered by insurance unless you pay for that particular coverage, if it is even available or exists.
What insurance company pays for tires? None. A road hazard insurance is not automobile insurance. Also Road Hazard only pays so much depending on the tread depth. Try another example.

But, there needs to be assistance to help the older adult to maintain their home. Where I live, the Village Movement helps seniors get a low cost home maintenance contact with a local company. Lick those boots. These business practices are parasitic. Inspections of any type should come with notice, even with drones, and any repairs should be given a reasonable time frame. If they fail to make repairs it’s understandable, but since they can and will take advantage of people if they are allowed to do whatever they want whenever they want, they can and WILL take advantage and drop people who don’t deserve to be dropped. The insurance contracts should include rights to be notified of inspections and a reasonable timeline for repairs.

Here is the kicker, I have owned a drone since before they were cheap using it to monitor my own property, structures, and occasionally find a lost child in the fields. We complain about freedoms but I shouldn't have to worry about someone watching me on my property just so someone else can have the freedom to do whatever they want. If I can fly my drone around to check on my equipment than someone else certainly can fly theirs around to figure out how to steal my equipment.
There is a transition going on in this nation in regards to insurance. It is becoming costly and very cumbersome to many. Many are simply choosing to go without because of these reasons. And the dictatorial mindset of insurers is helping many people decide to drop or forgo completely insurance all together.
Wait until people learn how easy it really is to learn how to work on your own house, walls, roof, windows. It's cheaper to buy the material yourself and install it and there are literally hundreds of really good videos online on how to PROPERLY do all this stuff. There ought to be a law mandating home insurance companies to conduct IN-PERSON inspections (at minimum) of the property to warn the homeowners IN THEIR FACES of EVERY SINGLE ISSUE they consider a "disqualifier" for continued coverage.
I was told by my homeowners insurance company that I needed to replace my entire roof. We had an old house with many different roof surfaces, many of which had been replaced in the previous 5 year,so expecting me to get a $30,000 roofing job when most of the roof was nearly new was frustrating. Every time I asked which part of the roof they wanted us to replace they just said “the roof”. It took nearly a year of arguing to get them to admit we only needed to replace one side of the garage roof. $1800, not $30,000.
If you don’t maintain your roof, the insurance company will cancel you. Maintenance is not what insurance is for. Your car insurance or warranty wont cover you if you don’t change the oil

I removed 2 trees from my property cost $$$. I've lived less than 8 years here. My California homeowners only went up by $80. Totally worth it. So many of my neighbors have been dropped and remain clueless. Its simple keep up with maintenance. Especially with climate change, the insurance companies are trying their best to cut their losses.
A lot of people aren't getting this . Insurance companies just run numbers and risk . They're not a charity, they're a business and many of these same people have their retirement , savings invested in funds that are based on insurance companies value. They're taking hits and run the risk of going under , so they have to be more vigilant . It used to be an actual insurance agent would go look at your house. They don't have time for that, so they use tools available. I had my Dad cut back the tree in our yard last summer, so it wasn't touching the roof and you can see air between the tgree and the edge of the roof, also for the large shed . This is just basic common sense home maintenance. It's keeps debris off the roof, cuts down on damage during storms etc. We kept the tree because it's healthy , well pruned and shades a large portion of the house during summer which lowers our energy costs. As for climate change, when a bunch of wealthy conservative insurance company executives show you they believe in it, that tells you it's real and there's plenty of evidence to back it up. They're anticipating huge losses in the future and they're trying to get ahead. The fact that anyone with a house on the beach in Florida can get insurance at all is a miracle , but my personal view is that the next big hurricane , there just wont' be pay outs, Then all the government hating types will be crying for the government to come bail them out.
When our neighbors bought the house across the street from us they were told by their agent that the roof was 25 years old and would not be covered under the policy. Hail damage and several missing shingles and age all played into the decision. However the home inspector said he would get several more years out of it before he needed replacement.

This happened to us also. Drones, no roof issues or neglect, still got a cancellation notice. Doesn’t matter what you do, they will make up a reason to cancel you. Add another number to the homeless rosters.
Yes, they tried this with us too, because they said a tree branch was overhanging the roof, which it most certainly was not. I asked to see the photo, which looked like a bunch of pixels in a blender. You literally could not tell there was a house there, you could only see the car. I was able to send in actual pictures and they revoked the cancellation. Ridiculous. Also the idea that a drone was flying over my house taking pictures while I was not at home was also unsettling to say the least.

Was refused home owners insurance be had 2 claims at the current home and one claim with a different carrier on a different home in another state over 4 years prior. The claims were for totally different home in two different state yet I was classified as a high risk when the damage was weather related not due to poor maintenance.

Since Covid there is a new game in town all over North America in home insurance. Due diligence is more than ever the best defence. Had that house, imo, been spruced up every 5 years who knows, maybe it would not have been without insurance now. Sad.
As a retired Underwriter I can say it is annoying that an insurance company needs to tell a property owner to remove live moss from the roof and make other needed repairs. The problems with siding and worn paint just invite moisture issues, hence mold. That moss is undermining the roofing system and will lead to wood rot to the decking with premature loss of the granular surface and lifting of shingles which wind can easily rip off. To limit this exposure carriers refuse to write poorly maintained risks, it's a no brainer for those of us keeping up maintenance. That house looks poorly maintained. Moss om the shingles will destroy the shingles and results in water damage. Bad siding results water damage. Trees brushing the house may result damage that cause water damage. Insurance raises rates if you have risky behavior or careless. Why do we think it is okay for car insurance to do this but not home insurance? He became too risky to insure because of his behavior. I think it is fair for insurance company to check on the house periodically. I have had insurance companies perform an assessment prior to issuing the policy.
I just spent $19,000 on a new roof that included a skylight and the detached garage. BEST investment ever and I also have a brand new furnace. Why do people think there’s no wear and tear specifically a home? That man’s roof looks like it’s about to cave in any minute.

If you get dropped and some how get new insurance you will still get screwed over when putting a claim in. They will go back on the previous policy and why it was dropped annd blame poor maintanence. Is there actually anything wrong with moss on the roof? It looked pretty picturesque to me and I’ve seen plenty of places in Europe that seem think it’s a plus. Is it actually a structural issue?
Some say it shortens the lifespan of the roof by creating a constantly moist environment, but, in my experience, moss won’t grow unless the environment is already moist.
The tree should have been trimmed back sooner, the homeowner clearly neglected to do that. The moss would likely die without the tree for shade. It’s a little unsettling to see so many comments siding with the insurance company, I’ve always been of the opinion that insurance is a scam. Personally, I avoid filing claims unless there’s another party involved or damages are minor and I can pay out of pocket.
The moss holds water and lets if migrate under the shingles. This leads to water inside the house and damage that costs $$$$ to repair, this is why insurance companies want a good leak free roof.

My premiums should not go up because people think they can neglect a home and insurance will pay for the additional costs of repairs. Everyone got on the home ownership bandwagon and expected they could continue to treat their home like a rental someone else is responsible for maintaining.
Because an entire generation of boomers pillaged most the wealth and resources our planet has, leaving our children with a bankrupt leftovers. This is what collapse looks like; each year our dollars are worth less and less.
Blame the roofing scams. Same thing happened in Florida until legislation was passed. People with a 20 year old roof might experience a hurricane and some shingles fly off. Roofing companies would drive through the neighborhood promising "no-cost" roof replacement. All this meant was the roofing company would threaten to sue your Homeowner's Insurance if they didn't cover the roof replacement cost after a hurricane. Initially the insurance companies caved, because it's cheaper to cover a roof than go through a trial. Now they just drop you.

I work in this industry every day and this is exactly true. It seems great and all but two or three years after you get flooded with door knockers policies will change and then even after insurance company has cashed out millions maybe even billions they will still be the bad guy so do business. You’re just gonna get scammed and then even be the bad guy.

agreed. progessive said they could save me money. at the end it would cost me 100s more to switch. the lady kept trying to upsell flood insurance, also she went over and over for 30 mins on what types of flooring are in my home... did you know if you have hardwoods or vinyl in one room they will drop your monthly premium by 100 to 200 a month... insane.

Insurance companies cannot use credit score alone to increase premium or cancel you. This guy obviously is not maintaining the home, moss undermines the roofing system, it actually feeds off materials. The plant material and debris cause excessive moisture making shingles to lift, curl and seperate from the decking allowing the wood decking to rot & leak. The carriers have a duty to hold down rates per insurance regulation. I should not have to pay higher premiums because he ends up suing his carrier when they deny his roof claim due to lack of maintenance & wear & tear or if they make a business decision to pay for his new roof and rotting decking under some bogus claim.

I dont think that's going to do it. They've been doing this is California for years already. They drop people, and it's totally arbitrary. You have no way of contesting it if they drop you due to their secret drone inspection, you have no protections order than suing the insurance company (and good luck with that).
The deeper problem is that we have an oligopoly in home owners insurance. If you don't like something the oligopoly is done, that's too bad, because there's no one else to go to. IMO the big four collude to raise prices for customers, like a cartel. i think they've tacitly signaled to eachother that they're not going to compete on prices, and they all collectively raise premiums. There's no choice and no competing. So these insurers push the envelope to see what the market will bare, and there's nothing customers (and often, even state governments) can do about it.

Mapfire insurance through AAA in RI canceled my father's after 40 yrs. He has a 4-digit policy number and has had both home and auto. The inspector made ridiculous and false claims, and there was no way to contest them.

Tge goal of every insurance company is to not pay out any claims. Cancelling old policy holders is just lowering their risk of having to do so. Older buildings are at much higher risk of damage or repair s being needed.

If you have a tree casting shadow, it grows really quickly. My parents had moss shortly after they put on a new roof because of the huge oak tree to the south.

That house was well on its way to a major claim. Bad roof, wood rot and flooding throughout the house if it collapsed during a storm. Insurance company dodged a bullet.
The insurance company can and will deny any claim if the damage is linked to neglect. Consequently, there is no real reason to cancel this man's insurance.
Plus, the roof is probably not the only thing not being maintained. When the outside looks bad, the inside is usually worse. I noticed cracks, loose shingles on the side of the house too.

But if maintenance is evaluated too, it should go the other way also: i was told I have a better price since providing proof my roof was not (as they reported to me to be) 40 years old! but, where is my discount for the last 10 years? Insurance is not to cover deferred maintenance. It is to cover perils and items listed in their policy based on selected protections. It would be like you asking your insurance company to pay for your tires because they are balding from driving them. Shingles, just like tires, are a consumable item and it typically not covered by insurance unless you pay for that particular coverage, if it is even available or exists.
What insurance company pays for tires? None. A road hazard insurance is not automobile insurance. Also Road Hazard only pays so much depending on the tread depth. Try another example.

If they fail to make repairs it’s understandable, but since they can and will take advantage of people if they are allowed to do whatever they want whenever they want, they can and WILL take advantage and drop people who don’t deserve to be dropped.
The insurance contracts should include rights to be notified of inspections and a reasonable timeline for repairs.

There is a transition going on in this nation in regards to insurance. It is becoming costly and very cumbersome to many. Many are simply choosing to go without because of these reasons. And the dictatorial mindset of insurers is helping many people decide to drop or forgo completely insurance all together.
Wait until people learn how easy it really is to learn how to work on your own house, walls, roof, windows. It's cheaper to buy the material yourself and install it and there are literally hundreds of really good videos online on how to PROPERLY do all this stuff. Most people are smart enough to figure stuff out when they actually put their minds to it. Nothing in the world is extremely complicated, it's just learning the skills and not being lazy.

There ought to be a law mandating home insurance companies to conduct IN-PERSON inspections (at minimum) of the property to warn the homeowners IN THEIR FACES of EVERY SINGLE ISSUE they consider a "disqualifier" for continued coverage.
I was told by my homeowners insurance company that I needed to replace my entire roof. We had an old house with many different roof surfaces, many of which had been replaced in the previous 5 year,so expecting me to get a $30,000 roofing job when most of the roof was nearly new was frustrating. Every time I asked which part of the roof they wanted us to replace they just said “the roof”. It took nearly a year of arguing to get them to admit we only needed to replace one side of the garage roof. $1800, not $30,000.

I removed 2 trees from my property cost $$$. I've lived less than 8 years here. My California homeowners only went up by $80. Totally worth it. So many of my neighbors have been dropped and remain clueless. Its simple keep up with maintenance. Especially with climate change, the insurance companies are trying their best to cut their losses.
A lot of people aren't getting this . Insurance companies just run numbers and risk . They're not a charity, they're a business and many of these same people have their retirement , savings invested in funds that are based on insurance companies value. They're taking hits and run the risk of going under , so they have to be more vigilant . It used to be an actual insurance agent would go look at your house. They don't have time for that, so they use tools available. I had my Dad cut back the tree in our yard last summer, so it wasn't touching the roof and you can see air between the tgree and the edge of the roof, also for the large shed . This is just basic common sense home maintenance. It's keeps debris off the roof, cuts down on damage during storms etc. We kept the tree because it's healthy , well pruned and shades a large portion of the house during summer which lowers our energy costs.
As for climate change, when a bunch of wealthy conservative insurance company executives show you they believe in it, that tells you it's real and there's plenty of evidence to back it up. They're anticipating huge losses in the future and they're trying to get ahead. The fact that anyone with a house on the beach in Florida can get insurance at all is a miracle , but my personal view is that the next big hurricane , there just wont' be pay outs, Then all the government hating types will be crying for the government to come bail them out.

When our neighbors bought the house across the street from us they were told by their agent that the roof was 25 years old and would not be covered under the policy. Hail damage and several missing shingles and age all played into the decision. However the home inspector said he would get several more years out of it before he needed replacement.

Yes, they tried this with us too, because they said a tree branch was overhanging the roof, which it most certainly was not. I asked to see the photo, which looked like a bunch of pixels in a blender. You literally could not tell there was a house there, you could only see the car. I was able to send in actual pictures and they revoked the cancellation. Ridiculous. Also the idea that a drone was flying over my house taking pictures while I was not at home was also unsettling to say the least.
So what now? When will it stop?

Was refused home owners insurance be had 2 claims at the current home and one claim with a different carrier on a different home in another state over 4 years prior. The claims were for totally different home in two different state yet I was classified as a high risk when the damage was weather related not due to poor maintenance.

Since Covid there is a new game in town all over North America in home insurance. Due diligence is more than ever the best defence. Had that house, imo, been spruced up every 5 years who knows, maybe it would not have been without insurance now. Sad.
As a retired Underwriter I can say it is annoying that an insurance company needs to tell a property owner to remove live moss from the roof and make other needed repairs. The problems with siding and worn paint just invite moisture issues, hence mold. That moss is undermining the roofing system and will lead to wood rot to the decking with premature loss of the granular surface and lifting of shingles which wind can easily rip off. To limit this exposure carriers refuse to write poorly maintained risks, it's a no brainer for those of us keeping up maintenance. That house looks poorly maintained. Moss om the shingles will destroy the shingles and results in water damage. Bad siding results water damage. Trees brushing the house may result damage that cause water damage. Insurance raises rates if you have risky behavior or careless. Why do we think it is okay for car insurance to do this but not home insurance? He became too risky to insure because of his behavior. I think it is fair for insurance company to check on the house periodically. I have had insurance companies perform an assessment prior to issuing the policy.
Risky behavior is smoking, burning candles, not having wiring that’s up to code, and grilling close to the house. That’s what destroys houses

If you get dropped and some how get new insurance you will still get screwed over when putting a claim in. They will go back on the previous policy and why it was dropped annd blame poor maintanence. Second they will charge you through the roof. Just look after your home. Better to maintain it then live in disaster. Be at risk of fires, mold, ect. An insurance actuaries job is litterally to assess risk.

Is there actually anything wrong with moss on the roof? It looked pretty picturesque to me and I’ve seen plenty of places in Europe that seem think it’s a plus. Is it actually a structural issue?
Some say it shortens the lifespan of the roof by creating a constantly moist environment, but, in my experience, moss won’t grow unless the environment is already moist.
The tree should have been trimmed back sooner, the homeowner clearly neglected to do that. The moss would likely die without the tree for shade. It’s a little unsettling to see so many comments siding with the insurance company, I’ve always been of the opinion that insurance is a scam. Personally, I avoid filing claims unless there’s another party involved or damages are minor and I can pay out of pocket.
The moss holds water and lets if migrate under the shingles. This leads to water inside the house and damage that costs $$$$ to repair, this is why insurance companies want a good leak free roof.

Another factor is time. If that guy yad a policy for years with no claims the odds of a big claim coming in the future would be higher. I can see why insurance companies are canceling coverage. It’s a homeowner’s responsibility to maintain their home. Moss on a roof is a sign of serious moisture issues, and debris is either a fire risk or in risk of falling on a home.
