Jab dalaal vastu ka naam leta hai, i run in the opposite direction. If india genuinely has buyers of this category (ultra lux) who make purchase decisions based on vaastu, india is ik big trouble.
Bhai sahab being a real estate broker, I do come across a lot of clients who are vastu conscious. I personally do not believe in vastu but I have got various clients & experiences which shake my beliefs.

Why will any builder construct something which violates the superstition of so many people? Construction is already such an expensive and risky activity, why add more? With that in mind, when an agent feels the need to point that out as a unique feature, it starts to feel like they have run out of good points to sell. That being said, it's entirely possible that people are shelling out 17 crore after hearing vaastu, I haven't got much on ground experience...
Bro, I understand that you haven’t got much ground experience and therefore you think that every property is vastu compliant. But in practicality, that is not possible. 99 out of 100 times, in most land parcels, it is not possible to make all units perfectly vastu compliant since each floor plate has to be shared between 3 or 4 units depending upon the plan. Even some land parcels are not placed according to Vastu. So, whenever we as realtors come across completely vastu compliant properties, it is definitely a feature worth pointing at.
