My husband and I worked here! It was such a beautiful place, we lived on property with our young boys. My husband ran the maintenance department. I worked front office, and house keeping and helped set up for events. My father built the spa building. Would be happy to share any info you need on the place.

what happened?
We decided to leave when ownership changed and the new ownership didn't care about the place like they should. It broke our hearts to see it go down hill and we knew it wouldn't last long. Sad because it had been such a great place. Fun fact Olivia de Havilland once owned the ranch.

The collabs are a great idea. I don't know how you could work out the insurance side (have everyone sign waivers...?). Once you have a few buildings up to snuff, give the Demolitia an opportunity to come stay and help renovate/restore the rest. Just a thought.

I got married here in 2005! It was beautiful. The cermony was on the overlook and our pictures are simply gorgeous. All of our guests stayed in the cabins and our reception was near the open gazebo. So much fun! We were incredibly disappointed when it closed. Would love to see you restore it to the incredible ranch/resort that it once was. ❤

I might have been working that wedding, that’s during the time I was working there.
I'm a retired mountain manager of a couple ski resorts. Getting a good insurer who specializes in "high risk" (of being sued) operations is going to be one of the most important things you need to do. Sounds odd, but incredibly important. Find one that deals with ski resorts, jet boat river operations, ski diving, you get the idea.
Agreed, especially if there are pew pews and activities involved. I also think he needs a resort manager that understands the business. Not sure how US/Texas laws work, but he may find that as soon as he takes his first paying guest, he needs all the resort paperwork, licences, insurance etc in place. Also think it'll be important to figure out who the guests will be. He said at the start he wants families to come back every year with their kids, or stag parties to get wild. Those might not mix.
Yup he'd look into Surplus Lines insurance for something like this.

The possibilities are literally endless and I am excited to watch it all happen for them. "Couldn't happen to a better guy (and gal, of course)" seems quite fitting in the best meaning possible.
@@bradprice8040 I'm not sure you could. 300 acres is a bit over 1km^2. I've been looking for a place I could build a long-range rifle area on, and to me that's a 1km or 1 mile range. If it's only going to be 300 or 500m, it's still a fair chunk of land once safety areas, berms and noise mitigation are factored it. But that's likely to be one of the biggest questions, like do you want it to be an activity ranch, or a quiet ranch? Noise travels and people who want to relax by the river may not want the sounds of a range or engines in the background. Trying to offer both just increases the costs, and could have a large impact on things like insurance and staff overheads.
It's very difficult to try to be all things to all people, so it'll probably be better to focus on a narrower market, and cater to those people well, ie the Demolitia, who probably lean more towards the active end.
San Antonian here. My wife and I stayed at the Guadalupe River Ranch roughly 25 years ago. It was a beautiful and scenic place. My understanding is that this property and main house once belonged to Silver Screen star Olivia de Havilland, but I can't confirm this. It was really sad to see this once beautiful and majestic property literally crumbling to the ground! It will be interesting to see what you can do with it!
Remember to build a mini room just with the history of the place, showing the steps you took to overhaul the resort. Super great for visitors to get the rundown on how much you changed the place! A resort here in the UK has a mini museum just showing how their resort came to be, really nice touch.
This is an excellent idea. With 40 buildings it should be pretty feasible to dedicate one of them to a mini ranch museum.
I know this will probably get lost in the comments, But I wanted to thank you in an old video you said something along the lines of "do something to better yourself even if its small once a day." That really stuck with me and convinced me to better myself I was working a dead end job in 2020 and your video popped up on my feed convinced me to better myself and now I'm getting my Degree working at a much better job losing weight all thanks to you. Your content is inspirational and entertaining. Keep up the great work.

This makes my heart soooo happy. 43 ish years ago I ran the horse ranch across the river, I made many good friends at the then “Hippie Community” . There were several great artists and craftsmen that lived there. The hand print fabric they made was used in several big ranches offices furnishings. Oh and the food it was fabulous. I washed dishes for meals. So exciting to follow you along.

The building and design process, the property layout, the Lodge, culinary experience, cars shows, guns shows, corporate events, family events, fitness lodge....etc. I look forward to seeing it all. I see INCREDIBLE potential from those drone shots. And the fact that the stonework is intact on the burned one gives you a clean slate with a template to follow. Those outdoor patios look awesome. You could do so many collaborations and sponsorships. I'm sure you'd get a volunteer army out of the Demolitia to just tidy up the place a bit.
Don't do it man lol. I've been in hospitality bizz for the last 20 years and it will consume your life. Unless you've been doing this for a while, get great, experienced people(Not family or friends)to run your place and stop by on the weekends. Stay out of the operations part and just enjoy the place. An easier renovation idea might be the newer glamping/RV resort. There's a lot of room there. Yall could renovate the admin office, restaurant and build a reception or entertainment building and the rest be RV spots and really cool glamping spots. Some smaller and some larger more luxurious spots and you have the pools and river. I just finished watching this and thought it would be perfect. I'd love to work there with Yall too!

The history of this place is quite unique! A little google searching and you find a few things that could lend itself to a mini documentary just explaining the resorts past and the people that started it, including a famous person that called it home for a while. A Texas version of dirty dancing type story. Matt, I think you have great vision for finding diamonds in the rough.

Hello, I am a long time viewer (since spark plug shotgun shell days). I love the new project. My wife and I have rehabbed two retreat centers. It is our passion. I would love to be of service in any way I can. I know Matt has a good sense for business but the resort/retreat/hospitality world is a weird one. It puts you having to manage so many different aspects from facilities to food prep to turf grass- all of which Uncle Sam is going to want to have a say in. Navigating all of these things can be daunting. I am passionate about what I do- everything from which toilets to choose to the number of heads on beds to break even.
@OffTheRanch, once you get some of the living spaces renovated, you should do "Renovation Ranch Weekends" so your fans can come and help you get the place cleaned up!! I know if I lived closer I would definitely love to spend a weekend helping out clearing brush and fixing the place up. If anything is going to get that place business, it's definitely your fans.

The cabins should all go even if they're in good shape. As much as I hate insurance companies, both them and the fire marshals will feel a whole lot better with a new to-code construction. Plus you're going to have to tear some of them down anyways, might as well tear them all down so the resort has a cohesive design language.

I lived and worked on the property right before it had closed. I have always wondered what it had looked like after closing its doors. It’s amazing property and there are so many opportunities for this property.

I'll bet that if you get some of the rooms and cottages done first...you will have a whole lot of the Demolitia who would love to volunteer to help with creating this place. Maybe spend a week just to have the chance to meet you guys and be a part of the exciting build.
I was going to say the same thing. Fix up just enough space to have some volunteers come out and stay for a bit and help out. I am sure there are plenty of people in the Demolitia who have skills that would be valuable in the demolition, remodeling and reconstruction/repair. Give them a chance to be a part of the creation of the resort.

You all should get together with the people who did Renovation Island. They renovated an abandoned resort and then learned the logistics of running it. In the end they brought in an experienced management team. Would be fun to see Brian and Sarah Baeumler on your show.

I have 12 years in the aquatics industry, 10 of wich is in maintenance of swimming pools. I currently work for the city of Denver, working on 30+ swimming pools. I am interested in auditing what's left of the swimming pools, or consulting on what you guys may want to install eventually.

There is a guy whose name is Brian Balmer, him and his wife rebuilt a resort he and his wife are on youtube they would definitely be people you could trust when it comes to renovations. She is an interior decorator and very knowledgeable in restoring resorts . Well worth your time to find these people and I am sure they could give you guys a lot of advice. Good luck I will try to catch some of the rebuilding.

@@danmlc2763 Yep, you saw that video of the drone flying and the rams running under the drone. I grew up with goats and our boy has a big alpine goat, but they didn't look like a goat running. Sheep have a little different gait. When I saw that I was thinking I was right, I didn't see any goats in that video. I wonder if the mutton is Matts?

Put in an airstrip. Hire an operations manager. Good that it's close to home. Have a BRC kiosk on-site, a gift shop, Demo and OTR museum. Pet sitting on-site. Invite food trucks for different needs/events until kitchen/restaurant avail. Best of all, enjoy the journey. PS Mare's haircut is cute.

It strikes me that if you can get the admin and utility buildings up and running you could open some camp grounds and have a little store for ice and sodas and things. That would make you come cash while you renovate.
I don’t know much about opening resorts, but a banquet hall with kitchen seems like the logical first step! Can be used for events without any other facet of the property being open :)

Random idea while watching this first episode…would you consider a guest lodge which is solely setup as a sort of timeshare for volunteers who’d help you renovate using their various skill sets? You could keep a log of who helps and let them have a free stay once a quarter or whatever.
