Mannings Group New Way Depot Ipswich

Showcasing the successful completion of the New Way Depot project in Ipswich, a ‘BREEAM Outstanding’ project for Ipswich Borough Council. This state-of-the-art facility includes new commercial offices, warehouse space, and a vehicle repair garage, equipped with comprehensive EV charging infrastructure to support Ipswich Borough Council's fleet.

• Office Block: 1,295 m²
• Warehouse: 1,758 m²
• Vehicle Management Unit: 697.77 m²
• Steel frame tonnage:
o Warehouse: 110T
o Office: 54T
o VMU: 31T
• Cladding: Kingspan Quadcore KS900 micro rib cladding panel (120mm)
• Vehicle wash bay capable of cleaning the full council fleet, from refuge vehicles to small cars, with a full reclaim system
• Refilling station for diesel and AdBlue
Throughout the project, Mannings collaborated closely with our client and supply chain to deliver a successful outcome. This included implementing a robust remediation strategy to manage contaminants such as asbestos, methane gas, and hydrocarbons found on site in a safe and sustainable manner. This strategy, approved by local environmental agencies, ensured safe remediation practices, protecting both the site and nearby watercourses. Additionally, gas protection measures have been implemented to safeguard the buildings against ground gases, with a 50-year warranty on the installed system.
A key sustainability feature of the depot is its extensive EV charging infrastructure, which includes 39 dual EV chargers providing charging for 78 vehicles, 3 x 75kW rapid chargers for the fleet’s new electric refuge vehicles and infrastructure installed for an additional 120 EV chargers, future-proofing the site for a full electric fleet.
The New Way Depot project sets a benchmark for sustainable and future-ready infrastructure, providing a cutting-edge solution for Ipswich Borough Council’s fleet and operations, and a significant highlight for the team was the achievement of a Considerate Constructors Score of 45/45.
