    I like this presentation. It shows the pressure that realtors deal with to over price property. Seller's in my area seem to get mad when you don't see eye to eye with them on price.

    Funny how there is a little hate going on here. If someone sells 100 houses a year, the script works.

    The way she followed the script and handled the price objection was AMAZING. Especially the part where she is explaining the sellers they have brought the home upto selling standards.

    Did you make the improvements to the home for the next home buyer or for your enjoyment?
    Why do you feel that your house is worth $$$$_____________ more than the house that just sold in your neighborhood?
    Great questions to ask during a listing presentation.

    Monica did fairly well in this pressure situation. She kept driving the conversation but at the expense of AVOIDING the sellers questions. I would Acknowledged the question with " I hear what you are saying , I am going to write that down right now and if its ok with you i would like to come back to that at the end of the conversation. I think you will see why when we do , ok ? lets keep going "

    Looks Very professional speaks slow and clear. Respectfully It's a little canned also i personally don't care for the '"I'm so excited" opening and follow ups. To MLM style for me also her questions a little soft. Needs to be a hard close ended questions. I feel she asked for the deal a little to soon need more pulse check before the 1st ask. But Monica has the look of a professional and I bet she closes her share. thanks for posting

    Monica exudes great energy and enthusiasm but we all must understand the sellers in this mock listing presentation certainly do not present the objections of most real seller's. It's more likely one of the spouses would counter the moving time frame and say 'we don't have to sell in 30 to 60 days. . .," which in this case the listing presentation would have to go in a completely different direction. . . These seller's in this mock presentation are just wayyyy tooo nice. . . most sellers in the real world wouldn't be this easy. . .

      Al Gollas, Monica would pre qualify the sellers before going out on an appointment to see when they absolutely had to sell. If they say now, she would go, but if they said 30 or 60 days plus, why would she go out to waste her time?

      Phillip Barcenas Yea but some people want to sell but are not in a time frame. The big questions are how to convince someone or FSBO who is laid back, no time frame, and is over pricing and is stuck on it? But then again those are the Sellers that Agents don’t list.

      Exactly. I hate when salespeople do that. It is a technique that they are taught so that they can come back to the customer and say, "But you told me that you wanted me to sell your house..." etc.

    This is a scenario where she did not know the vendors, I work real hard to build relationships and when the time comes for people to sell, I have no competition as I am the obvious choice. I have my own script but it's not a canned type of script... It's second nature.

    Any broker would have sign those clients. Let’s face it, when do we meet owners that are that much in a rush to sell? They were sold before she opened her mouth.

    I've just seen this script delivered by another muppet. If they're all doing this you're going to hear it pretty often, and you're going to kick that muppet out before she can say "fantasy land".

      You are correct and on top of that, is not like people own and sell 4 or five homes during their lifetime so that they can identify a pattern or script.

      It is actually a smart question. It helps her gauge their motivation. There are a lot of people who are just thinking about selling their home but don't necessarily want to to commit to doing what it takes to sell their home.

    She treats them like kids I'd hate her to sell my house!! Very very patronizing and she asks questions they have already answered. Its important to LISTEN to the seller cos it makes her sound dumb

      If you could do better in front of 2500 agents, call Mike and ask him to give a presentation at his next retreat. Only agents that sell more than her have a right to critique her...

      Totally feeling dissatisfied after watching that! But good for her,
      just imagine if she spoke less, repeated herself less, she could sell
      200+ houses a year!

    7% commission, is crazy. She would still make a good commission @ 5%. She comes across as very greedy.

    smarmy presentation, patronizing and canned, repeating the name a hundred times is annoying, I would never list with her.

    Typical "sales barf" presentation! It's used car salesmanship right from the beginning and is so uncomfortable to watch!
