Hello , Great content . We are planning to buy a house in rugby which was built in 2021(nhbc warranty remaining) by linden homes. Wanted to understand if a level 2 or level 3 for such a property . Any suggestions would be appreciated . Thanks !
Sincerest apologies for the delayed response. A Level 2 would be more appropriate. However, a Snagging Report (New Build Inspection Report) is usually used for new builds. It can be used pre purchase and up to 2 years after completion.
I had to do one for the HMRC and they cost between £600 - £1000 plus VAT. It is the only property valuation the HMRC accepts when dealing with probate.
But why would you look at boiler and consumer unit when effectively your in no way qualified to comment on it? At a glance you might comment on how they look but certainly not function and potential buyer surely wouldn simply check for last service and electrical certification
That is correct, we can only comment on the visual condition services and whether or not they appear to be up to modern regulations. Services should be tested up on change of ownership of the property to ensure they are safe.

Blimey, and that would have been a Valuation only, it wouldn't have been a detailed report on condition like this.
I have a surveyor at my property today . I was advised it will take around 3 hours as it’s a 13 room property . Is this usual?
