Hi, would a level 2 survey be suitable to assess a home with loft spray foam insulation and determine if it is correctly installed
Hi, it is always a good idea to have a Survey, but our advice would be to remove the foam regardless. This is because a roof leak could go unnoticed for several years and that could lead to the roof needing to be at least partially reconstructed. We have seen this happen in the past.

There’s no way that can be settlement, it’s clearly heave from potential sulphate attack?!!
Possibly, but this was isolated to this area and no other distortion was noted to the ground floor floors. Also, the property is raised quite high from the external ground level and is unlikely to be affected by moisture in this area.
That just seems quite a lot for settlement, especially if no other signs were noted in other areas? I’d be nervous writing that one up lol
Agreed, it is a worry lol! You could be right regarding sulphate attack and that can’t be ruled out until the thermoplastic tiles have been removed..👍

Also lintels rusting and lifting the hole wall up.rusting iron or steel will nack a wall as bad as the others mentioned.
We all have different opinions and mine align with yours (almost) the only thing I disagree with is the use of tanking slurry. I believe tanking slurry can be used when there is a salt contamination issue.

I had to do one for the HMRC and they cost between £600 - £1000 plus VAT. It is the only property valuation the HMRC accepts when dealing with probate.
Blimey, and that would have been a Valuation only, it wouldn't have been a detailed report on condition like this.
Rainwater falling and splashing onto brickwork due to it not being able to soak into the ground will cause spalling.
Mortar has to be weaker than the brick or block being built.
Not going to mention it’s a solid wall house built with lime mortar and a been repointed in sand and cement lol big no no that’s why you got damp
Agreed, lime mortar should be used and not cement, as that will help to trap moisture in the wall, but in this case, the ground levels were above the internal floor and it was causing the plaster to fall off the wall, due to it being saturated.
Even house I build now haven’t got engineering bricks below the damp course 😂
Modern bricks are generally F2 Frost resistant. Unfortunately 1970's bricks generally didn't have F2 Frost resistance.

Management that's what you do I hate how plants and other animals get blamed for problems and lebrld invasive when humans are also classified as an invasive species and they're only hear because of humans ecosystems aren't these co evolved tight network people think they are ecosystems are in a constant state of disturbance opening up niches that non natives can fulfill far better that "natives" can.

The cracks you mentioned are not the result of a weak mix. It's movement, either ground or in this case caused by no lintel. The cracks will happen whatever the mix and this is the best option, no one wants cracks running through the bricks which happens if it's a strong mix.
1970’s houses were more often than not built without lintels above the windows and had week cement mixes, which is why the cracks occur. When a property was built with a strong cement mix, you very rarely see movement above.
@@goldcrestsurveyors And you try fitting a lintel into rock hard brickwork when you need to take out just one or two courses to get one in. The bricks keep breaking and you end up taking loads more out. I'd much rather have soft mortar, worst case scenario it goes a bit higher but it's still twice as quick.
Never have a mortar harder that the brick and also I would say them bricks below the dpc are as hard as an engineering brick.

We can see your point. What we couldn't get across in this short is that it is all media hype. We have never seen damage to a property from this plant.
You can`t retrospectively apply modern building regs to an old property, unless you can prove the work has been carried out after new regulations have been imposed.
That is true, but if the work is poor and dangerous, then it should be redone to the latest regs.

Those builders should be fined, barred from working until retrained to a decent level. People are paying good money to live in such shit holes, putting all their hopes and dreams in. 😢
obscure defects. holy cow! what sort of self respecting plumber or sparky would no notice there is no hot water. assuming they did even the most cursory of inspections. Ahhh ... yeah... about that. Such shoddy workmanship.
Its probably not finished they always turn up on time but the house it a month behind its build plan
You find a sink in a kitchen and a basin in a bathroom. Different regulations. Different fittings.

Yes you should worry to be honest, but this unfortunately does happen. You need to get a reputable builder to change your vents so that they extend through the wall. We recommend that you do this as soon as you can and have the builder make sure your subfloor ventilation is up to modern standards. All the best with it.👍

Nah... black mold is caused by cold surfaces ( brick) and lack of heating and ventilation unless it is a damp from a failed dpc or leaking gutter or pipe. British housing stock 😅.

I thought a house couldn't be sold without a home survey?
Actually, people often get confused and believe the bank have done a Home Survey, when actually they have carried out a Valuation. This is sometimes referred to as level 1 Survey, but that is not right. A Valuation is not a detailed assessment of the condition of the property. Sometimes the Valuer doesn’t even go to the property and does it online.
That’s why you don’t remove chimney breasts

Easy to check by yourself. Just buy a volt stick and hold it near or under the pylon. If the voltstick glows then EMF is present. Don't touch any metalic objects near any pylons. They can become live.

Hi there, theoretically, a 1990's timber framed house should be built to modern Building Regulation standards. However, as the property is of a non-standard construction, we would recommend a Level 3.
