    I may be in need of some education, here:
    1. $1.3million dollars is a significant amount of money by any standard but isn't wood a questionable construction material? I'm of the opinion that a wooden house would require more expenditure in maintenance and repairs in the long run as compared to brick wall houses, for example. How long would a house like this last?
    2. Why are the houses spaced so close to each other? I find this pretty strange when I consider that Canada has an abundance of land relative to its population, since it's one of the largest countries in the world. For the price, I'd expect a decent sized garden for the kids and entertainment, say.

      Well in other provinces the houses are much bigger but in Toronto area, there’s less land available as everyone wants to live there

      Theres less land in GTA? tf kind of question is this. That's like asking why houses are so close in HK or Paris. Come on now. Wood sturdy covered in brick. Goto america buy a house made of wood then covered in panels.

      @@indoguju There's absolutely no need to be rude. Also, you ought to at least make an effort to get your facts right before you "confidently" state that GTA has a comparable population density to HK or Paris: you’re just displaying nothing more than ignorance.

      Okay so the major cities there less land available beceause there is way more people, it's very expensive to live there and immigrant don't live in the countryside very much. I live in Québec (Canada) and my house plot is like 4 or 5 house big and cost me half the price. Sorry I'm not verry good in english. Most house in Canada are made to survive the winter. You can't just made a house of wood (except if you are way up North, because other material would freez or you want a very cheap house for the summer but don't live there during winter) many house in canada have both brick wall and underneath wood. Don't forget very good insulation for EVERYTHING. It make a big difference.

    People are surprised but this super standard in Canada especially in Southern Ontario. Toronto is extremely expensive and the surrounding towns reflect that in their land prices. Everyone wants to live here, absolutely no one wants to live far out in the rural communities where you'd get more land for slightly cheaper. Slightly. I live in a town only about one hour from the city and homes here on average sell for 1M. Thats the price for a TOWNHOUSE. If you want a house like in this video, they cost around 1.5-2M CAD dollars. Here, you pay for land more than you pay for the home. New builds like this one are also becoming more and more rare, as more and more you see new home builds like 3 story narrow townhomes with no backyard. Why? because people can't afford the bigger homes because of the land value. My family's lucky we bought our townhome 7 years ago, bought it for 400K and its now valued at 1.2M. And theres no point about being picky over neighbours, its again, the standard. If you want a big home, with lots of land, with a lot of privacy, you'd have to go far away FAR AWAY from the city where unfortunately theres less job opportunities, less schools, less access to things like big malls etc.

    For anyone wondering in 2021 cost to build a new home in Ontario is $300 per square foot plus land cost. So a 2000sqft home is $600,000 plus land cost.

      Romano it’s land values in Canada and zoning issues. I bet it took that builder 3-5+ years to get that project zoned maybe they had to do an environmental impact study or something (adding to the cost) I bet that land also wasn’t cheap at all and they are high quality with 4 sides brick even though 4 sides brick is really hideous imo but that does add to the cost plus they are McMansions which means they are big and adds to the cost as well.

      the houses are not sold for $1.3MM, it's the house and the land together. and most of the 1.3MM is land. plus the permits, the cost to hook up the community to the municipal water, sewage, hydro lines, everything. and the lumber is certainly not the most expensive part of the house itself.

    • @michaelkuzmin
      @michaelkuzmin 3 ปีที่แล้ว +1

      By the way wood is not the most significant driver of the total cost even if you think about the cost of the structure itself net of land. If think you can build a house like that for anything close to 40K including foundation, finishing, and appliances, you are in for a major surprise.

    • @TheSharkasmCrew
      @TheSharkasmCrew 2 ปีที่แล้ว

      I think something like ICF is used for larger commercial and condo buildings in Canada, whereas detached homes are basically always stick frame (at least in Ontario). The 5 over 1 is also quite common for apartment buildings in Ontario, which is 5 stories of stick framing on top of 1 story of concrete/brick.

      It's not just the materials. It's the labour, the zoning, the surveys, the inspections. And then there's the services of the more difficult jobs like plumbers, electricians, civil engineers, and architects. There's also the value of the land as well. A nice looking place like this is going to go for a bit more than some swamp in the woods.
      Also, what do you think is more unhealthy? A bit of insulation hidden behind drywall that is basically foam or freezing to death in the winter? Or we could just crank up the heat and pay a larger electric bill than the house is worth...

      we dont have natural disasters like earthquakes that require masonry materials. at most we have tornadoes but those are incredibly rare. besides that, wood is just cheaper and more readily available here. also brick and concrete can get cold which isnt a problem for hot climate countries but here in canada where it gets to be -40, its not ideal, wood can act as a good insulator that keeps our homes warm in winter and cool in summer.
