It's nice that there are people who have chosen Sicily and Palermo for their business. Sicily needs an entrepreneurial culture like yours. Good luck with your business
The problem with Italy is the plusvalenza. It means when you buy a property you just can sell it with profit after 5 years, before that if you sell the property for more you paid when you bought it, you have to pay 26%!!!! to the government. Make sure when moving you'll stay for a minimum of 5 years 😅

Vero, ma se tu tieni le ricevute fiscali e le fatture x la ristrutturazione, le puoi detrarre dalla plusvalenza
Very informative and factual.I studied Karl before purchasing in mussomeli. One of karls apartments is close to mine.Definately worth booking with Karl.
Im currently on this same Journey looking where to buy, as Sicily was originally one of the places id love to invest in a holiday property, the volcanic activities made it clear perhaps why so many sicilians are possibly leaving the area.
Yes, while it might be a concern for some, many people still find the island an amazing place to invest in. It’s all about finding the right balance between location and lifestyle preferences. If you have any further questions, feel free to reach out at italy@entplife.com
October 07 - 14, 2024 is the Sicily tour about Italian real estate. Is it possible to hold these tours when school is out? Will the tour be of only houses in need of renovation or also of ready-to-move-in houses? I heard that tax was 7% for the first 10 years. Then, the tax jumps to 23% after that if you stay longer than 90 days and don't leave for at least 90 days. Also, I heard that your minimum, annual income needs to be 38K euros. Is that true?
I heard that is better to buy a home for more that 1 euro because it gets really complicated with all the paperwork involved. Buy a home for more than that 😅
Sicily has a major freshwater Problem due to drought. There is water allowance now and hotels need to close themselves. No change is expected in the future. How can those small villages survive?
The water situation in Sicily is indeed a significant challenge, especially with ongoing droughts. It's a complex issue that impacts not just daily life but also the local economy and tourism. Small villages will need to adapt through innovative water conservation methods and sustainable practices to survive.
I understand how tough that can feel. The $1 houses are a tempting idea, but the renovation costs are a significant factor. It’s important to find an opportunity that matches your budget and goals.

The US has a similar law if you don’t own for five years and live in it for at least two years. We pay capital gain taxes.
What happens after 5 years

We're coming to Sicily this winter for an extended stay. Can't wait to tour the island and be immersed in this beautiful culture.
Sounds great!
Karl I am definitely taking the plunge.
Great, see you there!
There are real estate opportunities in Switzerland but few pursue them because of mindset obstacles. So fascinating how often this occurs...
What kind of mindset obstacles?

It all depends on the person, their goals and what they're willing to take on.

I literally can only afford $1 for a house. I don’t have $30k to fix a property 😢 I feel like I’m stuck here in the US
Fix it a little at a time. But before the deadline.👍
