    One builder reached out to me and stated that this stay is exclusively for sector road floors not all Gurgaon . They can make and sell in sector 14 since they fall under different categories of municipality. What I want to know is if he is trying to cheat me, or if there is any special provision to make still + 4 in sector 14 Gurgaon

      No dear, Gurgaon has extensive horizontal land, and horizontal expansion in a planned way increases employment, decreases rents for middle class people, less density on roads and traffic, better availability of land for future generations, china realised this high time we do this too

    Are you saying these so called builders have done any kind of favour by building these builder floors? Let me tell you a clear fact which you are also aware about. Brokers are quoting prices of 3 lakhs to 3.50 lakhs per sq yard in places like DLF Phase 1. I recently met a seller who holds a corner plot in DLF Phase 1. They arent even getting 2.40 lakhs per sq yard from builders community. Builders are still not paying more than 2.25 for DLF Phases and 2 lakhs for South City 1 (including stamp duty). Assuming a 200 sq yard land costs 4.50 Crores and 2-2.50 crores on construction. Asking per floor is 3 crores for middle and 3.50 for top. This is insane. For the investment of 6.50 crores, they expect to sell it over 13 crores. In delhi, builders work their asses off to make a 30% profit. In Gurgaon, these builders dont touch a project if they dont see their investments getting doubled. What does buyers get in return? No reserved car parkings. How can 4 families live peacefully in a building which can only accommodate 4 cars. Then the parking areas in neighbourhood are occupied. Quarrels are happening. Gurgaon has become worst than Tilak Nagar. Then the resale of these builder floors is very poor. People who are willing to invest in plots or builder floors by watching videos like yours, I can tell you that these builders have now even reached Sohna. Land ki kami nai hai Haryana mein. Aaj DLF/SL ke sapne dikhaate hain buulders. After few years, builders will go to new places and then desell the places which they are selling now. Even places like Indirapuram offer better lifestyle than Gurgaon. Gurgaon only believes in making someone bankrupt in return of a home without offering anything. HUDA markets are so shady, feels like Sonipat and Panipat. 70% malls in Gurgaon are lying vacant. Roads and potholes ka to kehna hi kya. Remove Cyber City and Golf Course Road from Gurgaon, it looks like Karnal. Sharaab bhi nakli bechte hain. Street food ke naam pe zeher. Bas ghoom firke Galleria hi theek thaak hai. With due respect to the brokers and their hardwork, nobody would prefer to live in a city where 70% population is real estate brokers.

You seem to be a Punjabi who has moved to Gurgaon recently. You can't even imagine the situation. Thoda aur experience lagega tumko abhi. Sune sunaaye rates pe yakeen karna, buyers ko sapne dikhaana, ye sab to 50 years se chal raha hai dost. But only if you understand how the real markets have changed since 2011. After 2 years, 80% of real estate brokers/freelancers/youtubers will change their profession.

      Govt has intentionally removed indexation on LTCG. You know the reason? Because the big builders/builder floors have started to charge the price that should prevail after 10 years. It's called forward pricing if you can understand the concept, which means that these prices of 15k per sq ft to 25k per sq ft will sound reasonable after 10-12 years, but during this time all existing properties will become outdated. New technologies will come in construction and real estate. Govt knows that if someone earns mere 10% absolute return in next 7-8 years, due to indexation it will go into Capital Loss, whereas they have now implemented 12.50% LTCG without indexation so that the LOSS factor cannot be adjusted. Sar ke upar se gaya hoga tumhare. Tum chhole bhature khaao, aur sapne dikhaao. Hum reality batayenge.

    Chandigarh's real estate Property rates continue to rise despite the heritage city status and restrictions on selling independent floors. There is a Continuing Price Rise: One kanal old houses up to 20 and 1000 sq yard up to 35-40 crores. As restrictions persist, it is leading to even higher prices for legally saleable properties and also heavily pushing development and population growth to Panchkula town 1/2 kanal central sectors location plots up to 15/28 crores respectively with continued price rise.     Sir 4 floors allow hone pe bhi floor price badh gaye the ye bolke ki market me buyers aa gaye hain, demand badh gayi, plot mehenge ho gaye hain. Ab 3 floors aane pe bhi rate badha rahe ho. Either way rate badhne hi hain fir to 3 floors hi sahi hain.

    Mind wash video… gurgaon infra is not valid for 4 floors.. govt should work on water supply, sewage, roads and other things and then only they should pass the policy of 4th floor. So the stay has also been demanded asking the govt to first build an infrastructure where increase in population due to additional 4th floor doesn’t have adverse impact on the society…
    So please stop mind washing people. See the other aspects too.
    Rainy season chlrha hai dekhi haina sadko ki halat gurgaon mai? Isse lakh guna acha mera gaon hai.
    Hai to yebhi gur-gaon hi jisko multinational city banane chale.

    I want to tell every buyer who wants buy in gurgaon. Rate will increase more of Plots and Builder Floor whether 4th Floor approved or not because people wants to love to stay in Gurgaon. Another point 4th Floor will approve for sure. Once it approves rate will increase more. It’s good time to buy plot and builder Floor. Ask Chetan to show you the builder floor in Nirvana Country.

      Rates for gurgaon will increases irrespective so its 3 floor or 4 floor the rates keep increases.
      So its better to keep 3 floors

    Answer this question? If a buyer or seller asks any and all prop broker that wt do think which broker is honest.. The answer is... 😂I m honest but others are not? If you ask Ref of any broker... The answer is... I don't know any honest broker.... If you ask all brokers the answer is standard.... That means... 100%brokers r dishonest to buyer n seller but honest only to himself 😂

    I agree with you Chetan buying a Flat is a stupidity. Builder Floor is a good option. In a Flat buyer pay more and get less carpet area and buyer needs to spend more money on interior. Builder Floor is a excellent option where buyer get extra space with good location.

    Very bad decision.... S+4 floor should be allowed in Gurgaon and faridabad. Gurgaon is both IT and manufacturing hub, Faridabad is manufacturing hub. Both cities need S+4 floor policy.
    Haryana mein ek rule bana do saari buildings bulldozer se todh do aur sab ko jhopadee banane ke liye diya jaaye.

    Its ok if rates do not fall atleast people will have more space when its stilt + 3 more parking space as well on ground floor

    Not only gurgaon, even delhi/noida should BAN conatruction of 4th floor.
    Basic municipal infrastructure in delhi ncr is worst.
    Delhi ncr is simply not equipped to accommodate high density of policy.
    In delhi situation is even worse.
    You can see ppl constructing 4/5 floors even on 50gaj small land 🤦

    Please we must Have patience till November n Take it easy for now, stilt +4 will be back with a bang without that nonsensical owners envy/neighbours awful noc, at a much higher rate after elections as bjp comes back to power. Plots are poised to continue their rise within ongoing realty boom cycle for another 3/4 years. Buyers must take this as once again God sent opportunity as price rise is already visible as indicated by the government’s flip flop actions due to October Elections.

      Bro, that’s a pretty naive way of thinking, I’d say. It’s obvious that the decision to allow four floors was purely driven by election politics, without much consideration. Whichever government comes into power after the elections won’t have any real interest in permitting four floors, and deep down, they know they’re on the wrong side of the issue. Plus, it's not solely up to the government anymore; the courts will be keeping a close watch on this. Even if the High Court somehow approves it, the petition is bound to reach the Supreme Court.

    kaushal bhai... I've at 350gaj ka ghar in gurgaon... Luckily side wala plot abhi bhi khaali hai.... Jinke side m stilt + 4 bane hai na... sabke ghar toot gaye hai.... flooring crack... side wall crack... Very much happy with this decision..
