They finally started doing something before I left whereby they were preventing anyone who wasn’t on a long term contract, use of the rooftop pool unless they paid an extra fee I wouldn’t go back regardless now as I’m happier in Jomtien

The legal information for a foreigner properly sourcing land and having now finally legal protection when self financing the construct in the event of the marriage or relationship going south is gold dust. Hey Nick I booked the base about 5 years ago thinking it was a nice unit. When I got there noticed lots of young people.. mainly Korean. Never thought a lot about it..went to check in and the service was very poor. Eventually got to my room and was very disappointed.. very disappointed poor quality and after a few days realized why.. and now you have answered a lot of questions why. So thanks for that. Here’s to say I never went back again. Hopefully it will get back to where it should be.
Lost a fair bit of money on a condo in Pattaya, English developer went bankrupt 😢... was purchased by the construction Company, so no honoring previous purchases.

You can put Land into a child’s name, however, should you make or wish to make any changes to the Land grant easement sell it Lisa loan against it et cetera et cetera until the child is aged 20 and above a court order would be required. Hope this helps but seriously seek legal advice and get it done properly.

It's the whole thing servicing 300 rooms takes a big team. They block the elevators with teams of cleaners as well as noise pollution at night. There is a huge team of maintenance and security and these extra costs are passed onto us. Zero consideration for those of us who live here.
It's the constant daily rentals and I've seen 10 indians per room sometimes. This is not fair to us residents neither is it fair to the hotel industry.
That is the whole point of Airbnb So that critism is nothing new, if it is allowed then it is allowed, otherwise speak with politicans and send news letters to ban it

You are allowed to buy 4 units per time. On the opening day here at the pool I met a Chinese guy who was with his 3 daughters and he used his daughters to buy more, a total of 16. That was the opening day and a massive red flag. I also found out recently the law for Thais has been changed to 8 units. I don't have an issue with this but it should be a worry for what they intend to do with them. Many have contacted me regarding this since I uploaded with the same problems and these aren't necessarily the base condo.
Well that’s just put a big hole in my plans for next year. I wonder when the owner of the property will let me know my 3 weeks can’t happen at the base

I have stayed at the base twice - once for 18 days & once for 26 days. If I want to stay more than 28 days hopefully this should not be a problem - hopefully there will be some way to book this someway without going through a hotel booking agency. If you do know of an agency or a landlord that will be doing short term (more than 28 day) accommodation at the Base please let us know. I presume they will set up your access with the juristic office. I do agree it did seem to be like a hotel at times with so many people moving in and out at every hour every day and hopefully this change will make any stay there better.
I was planning to buy two condos in Pattaya this year. Just wondering, if they raise foreign quota to 75 percent next year, prices for FQ condos will probably go down?
It's only the big projects where the foreign quota is short. In the short term it could lower prices but long term it won't affect it, but it is very much needed. 74% I believe.
We have same facial scan in Riviera Ocean Drive...its annoying when you have guests and have to go down to lobby and get them but still worth it for security etc
Similar for Water Park condo Pratumnak. Fob only for front door and fingerprint for the elevators. This is for both entry and exit, can't even get out of the building without it. Only pain is I have to take any guests all the way to the front door when they leave
Congratulations on getting rid of the short stayers. I'm surprised that the guy with 300 votes agreed to this since he must be representing lots of owners who rent their properties.

It's been good for me, but can understand the frustration that holidaymakers can cause.

Reason going up is that Thais not have the money buy all the condos so price of maintained goes up which why Nick paying more as most rooms are not used. Way ripping off condo falang condos all new condos are like this. Look into that Nick

Because condo is not fully owned is Thai condos many empty and cost allotto maintain and when being built not built to the highest standard.. why so many go up quick. Lot new condos have same issue that will be reason why fees going up do falangs can own more. Short stays not help costs. Then as you sa8d voting waste of time.... and it's a scam very common scam having the numbers so can't get change.... long as your happy sadly if you try to sell condo you'll be lucky sell it... or a big loss...Have a look at TH-cam videos on it
There are no issues with renting out units from me as a resident, that's why people buy. It's the massive business it has become with no regard for the residents. To service hundreds of apartments daily you need a huge team and they are blocking elevators with cleaners and other service staff. It wasn't designed to be used as a hotel. They are causing massive wear and tear and they expect normal residents to pay for the damage by block voting us out. Us owners should not be made to fund these illegal activities.
As someone who worked previously as a psychologist and studied up to doctorate level in psychoanalytical psychotherapy, i am a little concerned. Suicidal ideation requires some professional intervention. not, "don't do it". The point about the effect on children is that the child will usually feel partly responsible, will be damaged for life, will often have attachment issues that morph in to problems with relationships in later life. It is also the most selfish act a human being can commit as it robs everyone else of something that is lost forever and that they can never get back. Also known as loss. Yes, the pain is transferred on to others, but that is sometimes the motivation of the person seeking to end their life. "They'll miss me when I'm gone". There is so much more to this....but I felt a few more words would be useful. Or maybe not.....

I was looking at renting at the Base for a month or 2 January. It's a good location. Now I am not so sure if it's worth the risk.

What's the rules for renting out the Condo while out of the country?
Unless the condo has a hotel license it can only be rented for more than 28 days.
People buy to let that's not the issue it's daily rentals using it as a hotel that's the big issue plus it is illegal.

The problem is really bad at The Base Condo. I'm not blaming the management though they have gone above and beyond.

From what I'm told the only access will be fingerprint and facial recognition.

I bought my condo off plan 11 years ago and I'm very happy to be living in the heart of the city.

Surely it will lower the value of the units if no-one can rent them out short term
It's not a hotel it is illegal. Unit values are up around 80% from first purchase and will rise more once people know it's no longer an illegal hotel.
I would not sign a long lease at any place that is used like a hotel. I will actually consider The Base now.

So you can't get on to the elevators to get up to your hotel room because actually I booked at that location for the upcoming high season.
Its not a hotel... its an apartment building
Well if you booked for less than 28 days it's illegal anyway, that's the risk you take when using airBnB.
