Might also help people to understand if you're using a capital reserve account to cover some of the large expenses that might come up when you have numerous rental properties. I do all of the property management in house for the moment except for one property in colombia. When you say a “capital reserve account” you mean just having money saved up to handle expenses that can pop up? If so, yes.

If u don't have money to pay in full.. or if your getting the house at a crazy low price is really the only way you can get money in these times. Interest rates are like 7+ for individuals and like 8+ for businesses... and as a business owner, I have to put down at least 25%....

If you have equity in your house, then you can go to a bank and get a loan based on how much equity you have in your house and with that loan, you can buy more real estate potentially but essentially what people do is say leverage to equity in their home And use that money to buy additional properties either as down payment or pay full price for house if the equity covers it

Same question for monthly rents, do you collect them yourself or do you hire a property manager to do for you..? Yes I have and have had good experiences with leasing. I’d recommend it if it works out better than financing or buying with cash financially for the person. But yea leases are good but when you can sell a car for more than you buy it for new, then buying is. Enter
I was just explaining to my son how I leveraged my first rental home from 23 years ago to send 3 kids to private school and college. That same home is now paying for my new 911.
@@TylerRingenberg I paid 19k for my first rental property over 20 years ago. I purchased it at an auction sight unseen. After 1 year I got an equity loan against that property and repeated that process to buy 6 other properties. I used rental income and the sale of two properties to pay off 4 properties and I have no mortgage on those remaining properties. It has not always been easy (I was under water in 2008-2011) and I just paid 10k for a roof, but hose homes helped fund private school and college for my kids , and will now help fund my retirement. There are tons of tax advantages to owning rentals and I am encouraging my kids to do the same.

@3yrsncounting That type of auction does not exist anymore. You can buy foreclosures properties on the courthouse steps on the first Tuesday of every month.
The wheels are from BC forged and they cost me about $4000 total, but you can go to their website and see all the different styles of wheels. The prices are pretty good relatively
