Currently I'm buying a two bed flat with a garden for £180k, legals £10k, £10k touching up. To extend the lease is £50k (freeholder already quoted via their solicitor). All money in is around £250k, property is valued at £320k minimum, giving me a £70k uplift. It'll be rented and refinanced. Another good method is if you find a flat with a low lease that has a low purchase price, simply search for properties in the same block who have extended their lease via the Land Registry.
