eric, is there still a point to buy OCR/RCR landed? a quick check on propertyguru shows CCR freehold semi d are about the same price as RCR/OCR freehold semi d in terms of psf
Totally not true if you compare same land size and condition
@@savvyericchiew i was on propertyguru, D19 Serangoon Gardens decent condition selling at around 2100 psf, D10 also similar condition and barely any size difference, selling at 2300 psf. Other D19 listings also not that much cheaper…

Hi Eric, just curious did GLS really go up? This contradicts Alan Wee Property recent video that GLS went down 22% in Tembusu. It makes sense that GLS is actually down to reflect developer cautious sentiment given that new launch sales are alot slower and property market might take a turn with more supply in 2024.

Sorry , I don’t agree with your reasoning that you need to leave such assets for our future children. You are using the same fear mongering or fomo tactics that most agents use to entice gullible folks to buy such debt ridden houses… also who says that if I don’t buy an asset for my children , then my children will also not buy for their future kids?? Where is the logic in this??
Don’t get the wrong idea, I’m just encouraging people to buy good assets so that they can pass down to their kids or at least help them kickstart their journey 😉
Ok I can understand your perspective but is it possible that even if u were to purchase such assets in the current high interest environment and hold these assets for say at least 10 years , would the profit made by selling such houses be able to cover the total interest paid to the banks and other miscellaneous costs such as renovation and total msct fees paid?
@RonK-ly5uu I don't think what Eric said is fear mongering. The fact is a lot of rich parents are doing that and this give their children a headstart. In fact the reverse is true if you got money but you don't buy now, in future, it is your kids who will be saddled with more debts when they buy their first property as compared to those who inherited a fully paid property from their parents.

@@JoshuaTan1987 what you are suggesting only to applies to rich parents who are a minority few in any society amd they take little or no loan to purchase houses. Majority of people need to take complete debt loading to finance their houses. If that is the case, you are just essentially parking your money in your asset but little or no appreciation value after taking account of the renovation and total interest paid to the banks.
Also, why must the upper and middle class parents take such a large debt commitment for their children to enable their financial independence later in the life?
Give your children a good education and a good upbringing and they will know how to plan their own finances or earn for themselves in life. Singapore’s housing market is diverse enough to ensure that their children will have roof over their heads.
