Nice video! In you opinion, for a project like that what would be just the planning uplift? The two flats above shops you mention, do they have to follow any minimum space standards?
Hi Ranjan, how do you actually evaluate how many flats for example you can fit above the shop? Like you said I find GDV on commercial buildings extremely difficult to estimate
Can you do a vid about business rates and how and if you can get around paying them if you buy a vacant commercial with a few to development via permitted development please ?
There’s 2 options; once work has begun you can apply to the valuation office, showing evidence, to remove from the rating list until re-let or option 2 is that you create a tenancy and store some goods in the premises for 6 weeks where you pay rates. After that you are entitled to 3 months rate free (6 months for warehouse) then you can let it again for anthoer 6 weeks and so on
Purchased for £950k, be interesting to see how it turns out! The first floor flats look a bit small, what do you expect the GDV to be of the four flats? £1m?
yes. but i recommend converting to less hassle and easy to manage self contained studios or 1 beds. Also much easier to sell on than making large HMO's above commercial.
