One thing I would add to making a budget would be to consider new expenses you’ll have, especially if you’re going from a rental situation where some things were included.
My house payment is lower than the max that I had been willing to have but I hadn’t originally thought about the fact that I wasn’t paying for things like internet and water at my apartment.

About gaps in income in the past couple of years, does being a student during that time help? Or I guess add more of an exception?
Each situation is a bit different. The last pandemic has allowed more exceptions than ever before. I suggest running it by a lender

Does the lender require the borrower to have at least 3 months of mortgage payments and expenses in reserves after closing?

I hope you write to me, I filed bankruptcy chapter 7 almost a year ago, how long do I need to wait to buy a home, can I get a co-signer to make the process quicker

Completely depends on your lender. They could actually be paying you money for a higher rate or you pay them for a lower rate. All depends on your situation

Do you know of someone I can talk to about credit repair? I'm in Texas and I've paid a repair person, whom I was referred to by an upstanding brokerage, $300 in March/April 2021 and the only things I've gotten removed I did it on my own. I'm very frustrated as I've been working diligently to improve my credit score so that I can buy my first home. Any advice is appreciated.
I’ve been there and unfortunately just paying your bills on time and time itself is all that can be done to improve your credit. Keep credit card balance below 10% of your limits and make payments on time. I know it’s not what you want to hear but anyone offering assistances for a cost is just wanting your money.

Yep pay off the credit cards. Dont believe the lie that you need to buy a car or anything to build credit. All you need is a credit card you can pay off every month. Credit score went from low 500s to high 700s in less then a year.
