    Seller's side = $1,000/360 = $2.78day & Aug = 29 days + Sep-Dec=120 days = 121 days so $2.78 * 149days = $414.22. $1,000 - $414.22 = 585.78; Buyer's side = $1,000/360 = $2.78 day & Jan-July = 210 days + 1 day = 281 days; 211 days * $2.78 day = $586.58 which is NOT $585.78 so it's a little bit long or short depending on how you look at it. Why is this not checking out correctly? $414.22 + 585.78 = $1,000, but $414.22 + $585.78 = $1,000.80. Subtraction checks out but doing the formula for both sides and adding the results together does not. Why?

      Yes. I'm 1 year late on seeing this TH-cam video.... I'm wondering why? Also, I've asked today for Mr Donaldson to perform the seller side of the equation(s) and check the work problem(s).

    I must say this cleared it up for me and made it so much simpler. I just went through a mandatory state RE school that cost me quite bit and they made it seem very complex a lot of the class didn't get it. Thanks again.

      Because he stated that each month is considered 30 days, so 30 days times 12 months equals 360 days.

      Saun Drayton Assuming that there are 30 days in each month, August to December is 5 months. 5x30 is 150, take away the day at closing of August 1, since that days started with the seller still owing the house, so you subtract that day from 150 and you get 149 days that the buyer is responsible for.

      Banker's Calendar. 360 days per year instead of the regular 365.

      I was confused too. He actually got 149 from the months Aug to Dec (for the buyer).
      30(aug) + 30(sep) + 30(oct) + 30(nov) + 30(dec) - 1 day (because august 1st doesnt count for the buyer).
      Hope this helps!
