I would build this all on one level. The steps don't add anything, and they present a tripping hazard. The big pantry adds the needed counter and storage space. Except for a few details i would change to suit me, this is a good plan
I like the fact that even though it’s a small entryway at least there is an entry instead of the open concept. I did not mind the stairs and personally have no issues with that even though I am older. Super that there is a nice sized pantry and kitchen is also good sized. Now if I could only find a builder in Texas. All new homes here are enormous and I find all of them to look alike no matter the price. Thank you for this lovely plan.
I love the exterior! I think it is lovely just the way it is! Upstairs would be lovely for guests who come to visit as well! Thanks great plan! Kitchen is fine Just toooo much stuff around! Neat it up!
I would want the interior to be all one level. I think of smaller homes as retirement/downsizing type of homes so the steps would be a challenge for many people in that situation. The exterior is beautiful and the inside has many positive points. I love the laundry room, pantry, and eating area.
Loved the laundry room. Finally a place to hang clothes that can not go in the dryer. What is with the steps inside? I would take the tub out of the 2nd bathroom and make it a shower. If you need a tub change the first to a tub shower combo. Also add a double garage.
I would swap the fridge and stove locations. The fridge would be closer to the Great Room for people getting drinks. It would also allow the island to be used as a landing area for taking foods in and out of the fridge. It would also allow the stove exhaust vent to be vented outside easier.
I think I would have to swap places with the smaller bedroom and the laundry and HW/HVAC closet. I think I would like to not have to take dirty clothes to the front entrance but if it were put in the hall it would actually be closer to plumbing stacks. I would also make it all one level (I'm old, need to not have things to trip over). Other than that, I really like this house. The simple footprint would be less expensive to build than houses with lots of corners.

I have mobility issues, so the fewer stairs, the better for me. I think I would also remove the wall dividing the entrance from the living room. Bedroom 1 would be my sewing studio, so I would remove the shower in Bathroom 1, and using the space to create more storage in Bedroom 1's closet. Bathroom 1 would become a powder room for visitors.
Why is it that none of the house designers hardly ever included a garage? Where do they think homeowners keep their lawnmower, garden tools, heavy duty shelving for storage, a freezer or second refrigerator? I would never buy a house without, at least, a two stall garage.

I find the layout of the house a little odd. For instance the laundry/utility room is right by the front door. The house could also be all on one level. In the kitchen the upper cabinets are so high that most women wouldn’t be able to reach them without a stepladder. Where are the utilities like the furnace and hot water tank?
Nothing charming about the fireplace or kitchen granite, change the color and cabinets. We want to enhance the charm not overshadow. I don't see the point of a pantry if the layout and space is not suitable or enough for entertaining. It's split level. I never liked the bedrooms being so close to the entrance either or the bathrooms not having a window if one of the walls access the outside area. Also hate toilets next to tubs. how does one access the back porch? I didn't see a door leading to the back porch. Best part of the house was the where the dining table sat. Nice view and window even though it felt cramped. 😅
Of course, too small. Terrible lack of storage, except for pantry which is very nice. The bedroom closet/bathroom block should be reconfigured to have closets back to back, and bathrooms back to back-it looks like they are equal size closets and bathrooms, so no problem. The advantages are in bedroom 1 the closet door would be behind the entry door giving back the width of the closet to wall space opposite the bed. Also, both bathrooms will be on exterior wall, so both can have a window. The steps are silly and over reaching in this design and as many have pointed out are potentially hazardous. Especially the steps to the bedroom are out of place. They do add a nice touch though and give the feeling of more space and separation on rooms. That said, I would opt for step down to living room and keep the second bedroom on the entry level. This is safer and also gives you a higher ceiling which is nicer in public spaces, which is nice. If there were more space there could be steps up to the kitchen. I would relocate the entry to the living room to be immediately on the right as you make the turn after entering the house. I do not like that a visitor would have to pass a bedroom and a bathroom to enter the public space. This gives more separation of private and public spaces. Ideally that corridor would be longer to establish this separation properly but then the house would have to be made longer as well. Very nice design. I liked it well enough to write this.
I retract the closet bathroom comment. I realize that the reason for this is to have hall access. I hope you out a source of natural light in the ceiling though.

Too many narrow halls and doorways. The arched doorways are a nice touch…just too many. Unnecessary steps and stairs are definitely tripping and safety hazards. Pantry is perfect. Seems too closed off and isolated…needs a balance of openness and privacy.

The house is split-level so we need steps to go to the living area.
