Wave City is an excellent location keeping in perspective that Greater Noida Phase 2 will develop adjacent to it and will be a major Industrial area. Wave City's future prospect is too good having surrounded by three highways - NH24, GT Road and Eastern Peripheral Expressway.
1) It's too far from everywhere. 2) Too many land disputes within wave City. 3) Greater Noida 2 will probably take 15 years to develop, but rates at wave City are already pushed beyond affordability. Not worth it in my opinion
I visited SG Vista in Rajnagar Extension ? Should I move forward in it as it is in initial stage or any other society flat? Please suggest looking for 3 bhk society flat budget -1.5 cr at least 1800 sqft.
@slc0072 compare no of modules (one module has 10 units as also mentioned in this video) in tower 3 and 5 in the video at 4:37 and compare with the master plan of the project which I am attaching in this comment. That's the best case scenario but the issue with that is then the tower 3 and 5 don't follow specifications uploaded by the builder on Rera. And by that logic there should have been more space between tower 5 and 6 and similarly 1 and 2 but there is no such gap

No comparison with Siddharth vihar, govt development is always good and reasonable. It is adjecant to noida delhi and indirapuram. Best thing is not a big land parcel and planned land, encroachment possibility is also very minimum as its Awas vikas development. Just wait for that 43 acre park development and you will see at least 12K price range immediately.
I would kindly request you to check when that park was planned. It has been over 10 years, and not a single brick has been placed. Siddhartha Vihar Yojana itself is 25 years old, and in terms of development, you will see nothing. Over 30% of the land has some form of litigation. The only positive aspect is the location of Siddhartha Vihar.
I have lived in GYH appartment (Siddharth Vihar) for over 3 years and moved to Wave city last month. Although the construction quality of awas vikas project is good but there is no maintenance which makes it really hard to live in. Wave city is much better and in my opinion there is no comparison of it with Siddharth vihar which I wouldn't recommend.
