- This is a start-to-finish video of our house building from 2021-2023, 2 year progress in 37 minute video. Two years in the making while still living in a homemade 20 m2 sauna house with my wife and kid. This has been a rough emotional and financial journey but it was worth it in the end. In this video you see all the steps that are required to build a house. Starting from tearing down an old house (if it's in the way of course - our dear friend / @afhprojects helped us out with the demolition) and preparing the land for the foundation. In our case the old slightly rotten log house had stone "foundation" which just means a heap of huge rocks and dirt. I managed to clear most of the dirt and rocks with the trusty JCB backhoe loader and GEHL 1620 mini skid steer. However, the contractor brought a proper excavator to clear the lot for the foundation footing. The foundation was made of concrete blocks and insulated both inside and outside. Backfill was 300 tons of compacted sand. The floor slab is insulated in every way and has radiant heating. Radiant floor heating is powered by geothermal heat pump. This basically means a super efficient way of heating up the water with electricity for both the water boiler and heating the house during the winter. When living in the countryside there definitely has to be a wood stove in our opinion. So we also got an efficient fireplace/wood stove that has electronically controlled burn cycle. If there is no electricity the valves stay open so it can be used anyway. The wooden framed walls were pre-made in a factory and brought to building site and mounted to the foundation by workers. This particular house has 112 m2 of usable area and a 34 m2 of porch (under construction as we speak). This house was our dream for several years since me and my wife got married. The life since year 2019 in the small 20 m2 sauna house / tiny house got quickly crowded with stuff when we had our first child a few years back. Getting this new house built was definitely needed. Building technology is so much more advanced in Estonia than in the US. Much more focus on energy efficiency, incredibly impressed with it all. Ground transfer heat pumps are almost unknown here, and no one bothers to try and salvage materials when demolishing an old barn! Really impressive from start to finish.
Paying attention to energy efficiency in Europe is currently "the thing". I'm glad about it though, this means less money spent on electricity after the high initial cost of geothermal heat pump and ground work. I hope this system is worth it in the long run.👍
The old building looked well made, should have been amazing when new with all that square wood! The new one became great too in it's own way! Good work!

I hate to say it but it was a pre-made house in a factory and finished by a hired contractor. I was only a supporting / preparing force while it was built (my part was the initial excavating and dirt and rock hauling). Nevertheless, it took a fair chunk out of my usual project build time.😀

@@kattihatt yes true, but I wasn't trying to be esoteric about it, like calling concrete, cement . Just a compliment with the idea comparing a house, simply a building, a material object vs a home, being a state of mind, a warm safe loving environment, etc. Not all houses are home. I think most people have visited a house at some time or another, often a real nice house, yet it felt cold, uninviting, uncomfortable, or just heavy feelings.
But this house has been made into a beautiful home! Very warm and welcoming feeling just watching the tour inside. All the craftspeople involved did an awesome job. Thanks for sharing.

That foundation has a lot going on. I'd love to see a video describing how your geothermal system works. I live in South Central Texas, and seeing how other folks build always fascinates me.
How it works? Your kitchen refrigerator has cold pipes inside the freezer and warm pipes (radiator) in the backside. Ground source heat pump is basically scaled up refrigerator turned inside out, where the cold part is burrowed to the earth outside 1 meter (3..4 ft) below the surface and the warm side is inside the building. And then there is cabinet with compressor and two circulation pumps. Refrigerator takes energy from inside the fridge, heat pump takes energy from earth (where it warms up again during summer), one of the cheapest source of heat. When comparing to electric radiators then ~5x cheaper choice here in 59th Latitude. I think ground source heat pump combined with heated floors is most popular heating choice here in Estonia - I also live in a house with same solution.

Not surprised to see the ground source loops going in plus the in floor radiant system. Great choice and an investment that will pay back quickly plus the benefit of the AC for hotter months.

Building techniques are much different than I am used to.
Can you please elaborate? I (as Estonian) looked it as very typical build for new and good energy class house. Only thing I noticed was that workers didn't wear much helmets.

I am a wood processing technologist but this house was built by contractors. I only did the first excavating and I was the supporting force throughout the whole build when something was needed like water for compacting the backfill sand etc.

Very well done handling the dismantling of the old structure, save what you can and reuse as much as possible, less waste generated and more projects to look forward to whenever you figure out what you want to do with what was saved.
