    Grant is so dope, his books and courses have literally changed the my mindset towards business and growing my future firms so much.....thinking about it now, my future companies would have failed so badly because I would have gone in with no concept of sales or marketing.....GC turned me into a sales and branding monster! That’s why I make content now on TH-cam, to grow my audience and brand so in the future I can have a full pipeline 🙏🏽

    This is pretty much why so many young people are A: moving out of Sydney or B: going home to live with their parents why they save for a place. It's an incredible city but without some GC advice it's tough to get ahead here!
    That's why I watch you every day and I'll be there at NAC tomorrow!

    I think Australia relatively avoided the financial crisis of ‘08. Their last big one was in early ‘90s. Anyone know?

      China wanted everything we could dig up, Australia was actually putting the cash rate up in 09 to slow the economy down a bit!

    A square meter is 9 sq ft. Because each meter is 3 feet, and it’s squared. 1 meter by 1 meter is 3ftx3ft. So 90-100 sq meters is close to 800-900 square feet.

    Grant, 1 square metre is about 9-10 square feet. so the 90sqm apartment he mentioned is around 900-1000 sqf.

      Man after I vacationed in Melbourne and Sydney because shit was so expensive i was shocked, but part of the problem is paying people that is USA make minimum wage, a shit ton, I remember I asked the kid in Maccas, Mickey Ds for us in Texas, working the counter, he made I believe 22 AUD, dude you know those greedy McDonalds owners will get their money somewhere and that is buy making everything expensive, so I say to people in america please no 15 min. Wage

    Heads up Grant, 100 square mtrs is about 1000 square feet and not 350 as your driver is telling you.

    Man I’m so excited to get into multi fam real estate. Wish I was based in the US. As a brit it seems a little harder to make it work at scale, but determined to get into real estate in a big way once I have that first mill to invest. Getting there. Loving Grant’s real estate book. Currently in the mountains of mestia getting some oxygen in the lungs.

    Finding cash flowing / positive yield from multi-resedential properties in Metro Sydney is not likely. You would need to go 70km+ from Metro Sydney

    I'm surprised it took you this long to realise how expensive it is in Australia, Melbourne is a little cheaper and we will be overtaking Sydney's population within 10 years.
    Melbourne and Sydney are proudly competitive in sport culture and business, also the flying route between Melbourne and Sydney is the 3rd most flown route in the world due to the amount of business travelers.

    My parents bought a block of land in Sydney the year I was born for 30k. I'm in my early 30s and a 1br apartment near them starts at 700k. Massive bubble propped up by Chinese money fleeing the mainland. The gov got lazy on collecting that tax revenue and has neglected infrastructure. The second the Chinese stop transferring money we are in a recession, maybe depression.

    If you had of been down in Melbourne looking for a Starbucks you would of been out of luck .. That would of made things interesting. Melbourne has its own coffee culture, not fans of franchise coffee, all individual cafes, coffee shops, theyre everywhere.

    Starbucks is existing Australia in exodus. It’s the only country where Starbucks cannot establish itself. There are amazing new high end developments - residential in Sydney in the CBD, the Rocks like The Crown, Sirius (former housing commission / conversion - heritage listing) and many others high end developments

    I don’t blame their I tail reactions comparing $20 psf rent to $130 psf. In Sydney BUT it’s all about finance and leverage.
    In
    The USA
    As owner
    YOU get 30 year fixed rates in mortgages
    Low interest rates
    So prices are not quite on sale as rent and Speculation elevation is dictated by that
    As owner
    In Australia
    No such a thing as 30 years , try maybe 5 years
    And Interest rates are now raising and higher than USA
    AND SO rents and price will all be higher
    Less credit so more gravy for the cash
    Some places cash is still if not king
    It commands respect

    Unfortunately guys one of the factors that I personally think affects sydney and Melbourne housing is people at mcdonalds making 20 plus an hour AUD and other jobs that are minimum wage jobs in USA, unfortunately in life not everybody will get to make money, what I trying to get here is please dont go to 15 Dollar mini wage greed as companies will take it out on the consumer
