I don't understand why ppl pay so much upfront - I get that the contractor tells you this is normal but ... No contractor needs to purchase $100,000k or more upfront .... they just don't need to. $10-25k can purchase a ton of materials ... do the work, get more money. They are using you to front their business and they all too often scam you. Also, contractors should have insurance for this that they provide upfront to the client. These scams are so old and need to be done away with...
the first month of labour costs of 4 carpenters are going to cost 25-30k. Whats left to buy building materials? You have absolutely no idea what you are talking about. You have obviously never had anything to do with the building trades or stepped into a hardware store. Your ignorance is shining thru.

Coming out of Acton Ontario is Greg Marousis. He scams people regularly. His motto is "Of course I have the money! I have a blank cheque!" In the neighboring Milton community, the hardware store posted a warning about this guy and not to honor his cheques. He got sued by a business owner as he took her renovation deposit and didn't return her calls. Greg has a gambling addiction.
In most business deals, 50% deposit is the norm. Then the rest upon completion... Very odd to be asking for any more, and that should be your red flag people. Also, make sure you look at the reviews, and most importantly see if they are properly insured, and sometimes it's better to go with a big company than to save a few thousand and hope you don't get screwed.
Diversity? I have a friend that has had bad luck with scamners,, 3 of them, different times. ALL were canadian born white scumbags. Scammers gravitate to this area of business, because consumer protection laws are a joke. Little to do with "diversity"
Why are you homeowners paying the contractor a huge upfront deposit? It's practically illegal for contractor to be asking more than 10% of the total work done.
I wouldn't never even want to pay a contractor 10%. But I'm glad there are laws like this cuz they shouldn't need much to start the job and should have funds to bank till the job and take homeowners to court if they breach contracts

Do extensive background checks ask for previous examples of completed work and never pay more than 50 % up front . If he's asking you for a loan tell him you're not a bank and find a new contractor.

Jaren renovations out of Sherwood park did this. He owes ppl over $200,000
