Don't forget you may have yo grade and pour a slab or lay in gravel. The underneath has to be skirted or you loose to much heat or cool. You need to pay for extra insulation if you live in snow. It should be hurricane rated. Must be hurricane anchored. We don't get hurricanes but routine 65 mph winds we have. Storage is lacking so you will need an out building weatgervproof and bug proof. Get an expensive bed on gas struts because you will need storage. These are expensive compared to already built homes in my area.
I recently saw one of your houses on a young woman's vlog. She, hubby and 2 babies lived there on 1.5 acres outside Houston. I kept thinking it looked familiar but she had transformed it with personal decor and custom closet shelves in the loft. I had an "ah ha!" moment when she said it was a model home from your company! It looked very nice among the pine trees, and they were very happy there. Wish more young people would get out from under those huge rents and mortgages. Prices are getting worse and worse, and aren't going to get better. Now's the time to jump. If you can't borrow 90K now, you sure as heck won't be able to borrow 400K for a fixer upper in five years. I bought my first house at age 23. Awful house, awful interest rate. Fixed it up, sold it three years later, got a better house. Kept rolling them over. It's the best savings account you'll ever have.
May I ask what kind of loan you got at age 23 & what your credit score was at that time & how much down you had& cost of home? That's a lot of questions lol so I apologize. But am currently trying to buy a acre of land & either the cardinal tiny home or this home if it's able to have a loft (I'm thinking more than likely not able to do the loft w this model) but I digress my credit score is 691 & have $20k to put down. & Unfortunately with 399 square feet - can't get a mortgage & it's hard to find an RV loan for 15 or 20 years.

Showing the exterior with all that traffic noise and then stepping inside where you hear NO traffic noise is a big selling point! I like the extra space, and the built-in desk. You don't have to work from home to appreciate having a desk like that. My husband said it would double as a place to fold clothes so close to the washer and dryer! Don't know how we missed this from a year ago because we watch you every week, but glad we caught it now! The colors are awesome.
If you would just add a loft to a single section this size you would make history and create the perfect home for so many who either want the loft as a 2nd bedroom, guest quarters, kids room or incredible storage and family room. PLEASE be the unique trailblazers you have always been. The publicity would be great. The buyer gratitude and devotion priceless!

I love the look. I wouldn't have a dishwasher. I would have farm sink. I love the desk. I would need a loft for the teenagers. I would have pocket doors through out the home. Love, love the barn doors. I would love the flex room added to this home.

Your quality is much better than some of these larger homes, paying a fortune for. Real wood is a plus . A of these larger homes are being built with pressed wood. I rather go Tiny . It’s affordable and better built. Quality is what you want 👍🏽
This is the natural evolution of tiny homes - which honestly do not suit the needs of most people. I think you would be wise to "expand" into the 700 to 900 sq. ft. XL tiny homes. At one time the majority of houses being built were in the 700 to 900 sq. ft. range, but then with the end of WWII and the baby boom's larger average family size bigger homes came into vogue. My current house was built in 1945; 864 sq. ft., 2 bedroom, 1 bath, and has a later construction attached 624 sq. ft. garage/shop. With the Topaz XL I would build a covered parking area on the entrance side in a reverse slope to the roof to have enough space for two cars, a golf cart, and an outdoor storage shed. Mr. Tiny is the best, love the creativity and new designs.
I love the blue cabinets below. I'd change the backsplash to something with a pop of color to tie the uppers and lowers together. I'd have stainless steel rather than black appliances.

Love the kitchen, very nice. Bedroom windows would look better if they were either shorter or more narrowed, so there's room for a headboard. (Or maybe 1 transom window above & 2 shorter or narrower windows on the sides.)

You can find a Cavco manufactured home with this square footage and it has 2 BR/2 B!! Sold in AZ and costs less. You won't get the windows or the upgraded kitchen/bath, but you will get more overall.
Move W/D to desk space ….. replace desk with more counter top and cabinets in kitchen…….remove one over sink window; center the one still there……. Add upper cabinets where second window was! Now……. This would be PERFECT for me!🥰

I like carpet in the bedroom! Love the built in desk! Not a fan of the galley kitchen, but I love that there is a hood over the range! I need a hood in my kitchen for sure

Sorry, Mr. Tiny, you are never disappointing, but this home is. I really expected the interior to be noticeably roomier. It could have had more living space instead of the narrow walkway to the deck. That end of the home could have a door to the deck. I also hoped more square footage would allow for a side-by-side washer and dryer. The sliding closet doors don't open wide enough to see everything. The bathroom also seems crampy. An upsized tiny home is a great idea, it just needs a better execution.
It's beautiful! I would want solid walls around my front door for my own personal reasons and I love wall decor too. 😍 If I had land I'd jump on this. 💙

Could this be altered to have a loft? 🚩 Only 2 things I would change - 1)the desk beside the washer&dryer - I would turn into a closet with using the bottom for hampers & 2) Would not have the door from the bathroom into the bedroom & would use that as closet space with where the section of closet space beside it is = turning it into a small walk in closet. Oh& of course adding a loft & I would 1000% buy this 👍

But you do have to understand that in this day and time everybody doesn't have $100,000 laying around. If you could do this one favor for me please showcase homes that people can afford like myself I like the best of things too but when you're on a fixed income it makes it very difficult and I work so if you could please feature some homes round in the '60s to 65,000 that would be so great thank you Mr tiny keep being great like you are thank you for reading this 💛🖤💛🖤

Always felt the original topaz was to narrow in the kitchen area, this has made a huge difference to the model.
