    Not sure about the first mover advantage, it will be dusty and noisy for the next 15-20 years and you can only enjoy the area once most of the buildings are built. Also, the marina view gls plot has a new MRT there.

      I think CCR actually still under supply. Especially for larger size units. Once the URA master plan kicks in, it could be even higher demand

    My guess is the new launch price is going to be more than $2800 psf for the site sold last year..

    Developer get land at good price doesnt mean will sell low. $2400psf is not realistic ; bear in mind this will be integrated project. Construction costs going up as well.
    900sf 3br shld be 2800-2900 psf
    640sf 2 br at 3000psf

    You need to include interest in your calculation.
